Marylebone homes and fitted home offices
The biggest shares of homes in the area around Marylebone were built before 1919 (about 50%) and between 1919 and 1939 (about 15%), based on the Valuation Office Agency’s 2025 council tax data. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. There are 694 entries on the National Heritage List within half a mile of the centre of Marylebone. Original fireplaces, shutters and panelling are worth keeping where they survive, and the furniture can be designed around them rather than over them. The ULEZ (Ultra Low Emission Zone) now covers the whole of London, Westminster included. It applies to every van that comes to fit furniture in Marylebone. Access and parking are talked through during the design visit.
Near listed buildings like Chandos House, under half a mile north-east of the centre of Marylebone, older homes may keep original joinery that home offices can be designed around. If your own home is listed, check with the council before fixing into original features. Living in a block of flats near Bond Street station? Then the lift, the stair turns and the front door all set the largest piece that can come in. If you live near St Anne's Churchyard, a desk placed to make the most of daylight makes a big difference to a working day.

About our fitted home offices in Marylebone
Spare rooms are a natural choice for an office, though many still need space for guests. We can design desks, shelving and cupboards that leave room for a bed, or doors that close over the desk at the end of the day. We will look at how the room is used when we visit in Marylebone. If your home has flimsy shelves that won’t take the weight and paperwork and files with nowhere to go, home offices made from moisture-resistant MDF and birch plywood, spray-painted or hand-painted can solve it.
In streets where many homes were built before 1919, as they were around Marylebone, the spare room in a period house is often small, with a sash window and a chimney breast. A built-in desk, shelving and closed storage can fit even a modest room. Cable routes are planned so they run neatly to the sockets, and any new sockets are for your electrician.
The written quote is your record of the job. It sets out the home office designed for your room, its materials and its finish.

What it’s made from
Moisture-resistant MDF
MDF cuts cleanly, which suits panelled doors and the angled parts of a desk under a slope. The grade we use is moisture-resistant and paints well. It makes up most of the visible parts.
Pull-out drawers
We make the drawer boxes from birch plywood for strength. They’re built for papers, files and kit. The fronts are painted to match.
Flat-pack or bespoke?
If you are handy, a simple shelf or a standard wardrobe in a square room is a reasonable DIY job. Sloping ceilings, uneven floors and lath-and-plaster walls make it harder, because scribing and the right fixings start to matter.
Shop-bought shelves can sag over a long span. How much a shelf bends depends on its span, depth and load, and long runs need a thicker shelf, a lip along the front or a support. That is something we plan for in the design.
Questions we’re often asked
Will a conservation area stop me having fitted home offices fitted in Marylebone?
Not normally. Conservation area controls are mostly concerned with the outside of buildings, so fitted furniture inside a house does not normally need planning permission. If your home is listed, internal works that affect its character may need listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.
Can you make fitted home offices for a home in Marylebone?
Yes, Marylebone is within the area we cover, which takes in all of Westminster and the rest of London. We start with a design visit to measure the room and talk through what you need, followed by a quote.
What are your built-in desks made from?
Our home offices are made from moisture-resistant MDF and birch plywood, then painted. Long shelves are sized to carry books and files without sagging. The materials and finish are agreed in your quote.
Can a home office go in a loft room?
Yes, if the loft is already a converted room. Headroom is the main thing to plan around, so the desk sits where you can stand up. Shelving and cupboards can fill the lower space under the slope.
Do I need to be at home on fitting day?
We need someone to let us in. It’s good to have someone there at the end to look over the work with us.
What if my walls and floors are out of level?
That’s normal in older homes, and it is what scribing is for. Edges are scribed to the wall, and adjustable feet or a plinth bring the furniture up to level.
Flats, blocks and rented homes
In conversions and newer blocks, many internal walls are timber or metal stud with plasterboard. Fixings are chosen to suit whatever the wall is made of, after checking the walls during the design visit.
Blocks of flats often have their own rules on lift bookings, entry systems and times for trades. Let us know about them at the measuring visit, and we will plan the fitting around them.
Bespoke fitted home offices or ready-made?
Off-the-shelf desks come in the maker’s finishes. We paint the office in the colour you choose, so it can match the room or the woodwork. Standard units assume square rooms, and period homes seldom have them, so you end up with gaps, wobbles and units that do not meet the skirting. Fitted furniture is scribed to the wall instead.
How it is painted is part of the price: spray painting happens in the workshop, and hand painting can be done in your home. Your choice, along with the size and the fittings, is reflected in the written quote.

What happens on fitting day
If anything comes up on the day, just ask. The design, materials and finish were settled before anything was made, so the day itself is about careful fitting and leaving everything tidy. The time the fitting takes depends on how much desk, shelving and storage you want, and your quote sets out the fitting days. In a period home, the furniture is fitted to walls that aren’t straight, so each piece is trimmed and adjusted on site. We protect the floors and keep dust to a minimum. It helps to tell us about parking at the design visit, as terraced streets are often busy.
- You tell us how you work and where you’d like the office, whether that is a spare room, an alcove or a landing.
- At the design visit, the room is measured and the layout planned. Cable routes are planned at this point.
- We agree the desk, shelving and storage, and send a written quote, with the finish set out.
- Every part is built in our workshop, ready for a spray-painted or hand-painted finish. The materials are moisture-resistant MDF and birch plywood.
- We fit it in your home and check every drawer and door with you.
Getting ready for fitting day
- Get any new sockets or wiring done by your electrician before fitting day
- Let us know about any meters, fuse boards or boilers in the area
- Move furniture and belongings away from the wall
