Shelves

Open shelves above a desk keep books in reach. Deeper shelves lower down can take a printer or files. The design visit is where depths are agreed.

Doors and drawer fronts

Some home offices have doors that close over the whole desk. It’s useful where the room has other jobs too. We will discuss the options during the design visit.

Fitted home offices in Chinatown: what you get

A good home office has a place for everything. Drawers for stationery, cupboards for files and a printer, and shelves for books and folders, so the work surface stays clear. Doors keep clutter out of sight at the end of the day. We design the storage around your work, wherever you are in Chinatown. Typical reasons to get in touch are flimsy shelves that won’t take the weight and working at the kitchen table, and the answer is made in our workshop from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted.

In a period house, a front-room bay gives a desk good daylight, while the recesses beside the chimney breast take shelving. If your home is one of the many around Chinatown built before 1919, a front room like that can become a study without losing its character. Everything is scribed to the room’s own walls.

A written quote is the clearest record of what we have agreed. It describes the home office we have designed for the room, what it’s made from and how it’s finished.

Your questions about fitted home offices in Chinatown

Will parking be an issue for fitting furniture in Chinatown?

It can be: much of inner London is covered by controlled parking zones. A van may need a visitor permit, a paid bay or a parking bay suspension, which the council arranges, often with notice. It is useful to tell us about parking at the measuring visit, so we can plan the day around it.

Can you fit furniture in a home close to Tottenham Court Road station?

Yes. We cover all of Westminster and the rest of London. You can use our contact form to arrange a design visit.

Is it possible to have a desk under the eaves?

Yes, where the loft has already been converted. We place the desk so you can sit and stand without hitting the slope, and the low space under the slope can hold storage. The conversion itself is not our work.

What happens at the design visit?

We take full measurements, look at the walls and floors and work through the design together. Access and parking are worth talking about too, and afterwards we send a written quote.

Is an outside wall a problem for fitted furniture?

It needs a little planning: leaving ventilation behind and inside helps stop condensation. Damp treatment isn’t something we do, so any damp needs sorting first.

Which materials go into your home offices?

We use moisture-resistant MDF and birch plywood. The desk, shelves and drawer boxes are birch plywood, which is strong and holds screws well, and MDF takes paint well for the doors and panels. The finish is spray-painted or hand-painted.

Fitting day, step by step

Once the main sections are fixed in place, we hang any doors and fit any drawers or lids. Each one is adjusted until the gaps are even and it closes cleanly. The time the fitting takes depends on the layout and how many pieces make up the office, and the fitting days are agreed in your quote. Where a period house has been split into flats, the way in often goes through shared parts, so neighbours may appreciate a note before fitting day. Each section is sized for the tightest door or turn. Saturday fitting is possible by arrangement.

  1. First you let us know about the room and what your work needs.
  2. At the design visit we measure, look at the light and the sockets and plan the layout with you. New sockets are for your electrician, so it is useful to think about them early.
  3. You receive a written quote for the office we’ve discussed, for you to read through.
  4. The desk, shelving and cupboards are made in our workshop, using moisture-resistant MDF and birch plywood.
  5. We bring it to your home, fit it and leave it ready to use.

Before fitting day

  • Keep pets out of the room and the hallway
  • Take down pictures, mirrors and shelves from the wall
  • Move furniture and belongings away from the wall

How to get a quote

It helps to see the room before we come. Pictures of the whole wall, the corners and the ceiling line tell us a lot about the space, along with rough sizes. To share them, fill in our short enquiry form, and we’ll suggest a time for a design visit.

Caring for painted furniture

These points come up often when people plan fitted home offices. They’re worth knowing whatever the room:

  • Notice where daylight falls at different times
  • Note how many files and books you need to store
  • Choose a calm colour for a working room
  • Think about the space you need to push back

Heavy files are best kept low or close to the supports. It helps shelves stay straight. The shelves are made for what you said you’d keep on them.

Every so often, look at the handles and hinges. Tightening early stops a small looseness getting worse. If something stops working smoothly, drop us a line using the contact form and describe it.

What we don’t do

Some parts of a job need another trade, like an electrician, a plumber or a Gas Safe registered engineer. Here’s what to know:

  • Installing IT equipment or broadband
  • Electrical work for the office, which your electrician carries out
  • Building a loft conversion, which is not our work

If in doubt, you can message us from the contact page and describe the room. How it works.

What it is made from

  • Cable routes
  • Hand-painted finish
  • Filing drawers
  • Built-in desks
  • Birch plywood
  • Spray-painted finish
  • Moisture-resistant MDF

Flat-pack or bespoke?

What you pay for with bespoke is mainly the fit: edges scribed to the wall, a level base on a sloping floor and a neat line where the furniture meets the ceiling. Off-the-shelf furniture cannot usually do that in an older room.

Cost matters, and it is fair to say so: flat-pack is usually cheaper to buy. Bespoke makes more sense where the room is tricky, the space is valuable or you want the furniture to look built in.

Built-in desks and shelving in Chinatown

Homes built before 1919 make up about 50% of the housing in the streets around Chinatown, with about 23% built since 2000, going by the Valuation Office Agency’s 2025 council tax figures. That matters for home offices, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. 32 conservation areas have at least part of their area within a mile of central Chinatown. England has around 10,000 in all, and their controls are mainly about the outside of buildings, so fitted furniture inside a house does not normally need planning permission. Purpose-built flats are home to about 79% of households in the neighbourhood around Chinatown, according to Census 2021. For a flat, home offices are made in sections sized for the stairs, the lift and the doors. Many blocks have rules on lift booking and working hours, so check with the managing agent before fitting day.

If your home is as old as some of the listed buildings nearby, like The Haymarket Theatre (theatre Royal), original features like shutters, panelling and fireplaces are worth designing around. If your own home is listed, check with the council before fixing into original features. If your children go to Soho Parish CofE Primary School or a school nearby, a desk long enough for two can serve a laptop and a homework book side by side. The wider area includes historic houses like Benjamin Franklin House, about 0.4 miles south-east. For a period home anywhere nearby, a small back bedroom can become a home office with a desk under the window.

Chinatown is within the City of Westminster, about 1 mile west of City of Westminster. Chinatown is part of the area we cover, and the process is the same everywhere we work. Across Westminster, we cover Chinatown, along with the rest of the borough.
