Well Hall Fitted Home Offices
Walls in older London homes are rarely straight, so we scribe the furniture to follow them. Our work on fitted home offices in Well Hall starts with a design visit, and everything is made at our workshop.
- A desk in the wrong light
- A desk buried under papers
- No proper place to work from home

How it’s made
Shelves
Shelves in a home office carry books, files and folders. How far a shelf spans and what it holds both count. We size each shelf to carry its load without sagging.
Birch plywood
We use birch plywood where strength matters. It goes into the desk, the shelves and the drawers. Its layered edge can be shown or painted.
Fitted home offices in Well Hall
In a period room, an alcove is often the right size for a compact desk. The desk and shelves are scribed to the alcove, as period walls are seldom flat. The opposite alcove can carry shelves or a cupboard to match. It gives a home in Well Hall a workspace that looks part of the room. If your home has files and folders piling up and wires with no tidy route, home offices made from birch ply and moisture-resistant MDF, painted by hand or sprayed can solve it.
Around Well Hall, interwar houses or semi-detached and detached homes make up a good part of the housing. In a 1930s house, the small room over the stairs often becomes the study, with a bulkhead in the floor that the desk can be built around. Shelving, a desk and closed storage can all fit a room like that.
After the design visit, we send you a written quote. It describes the design we discussed, the materials and the finish, so it is clear what’s included.

Questions we are often asked
Can parking be tricky on fitting day in Well Hall?
It can be, as controlled parking zones cover much of inner London. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. Let us know what parking is near you during the design visit.
Will a conservation area stop me having fitted home offices fitted in Well Hall?
Not normally. Conservation area controls are largely about how buildings look from outside, so fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character may need listed building consent from the council. If you’re unsure, the council can confirm.
Can you add power points to the desk?
Sockets and wiring are for your electrician, not us. We design the desk with cable routes and leave room where sockets will go. It is useful to agree the positions during the design visit.
Can you come on a Saturday?
Yes, Saturdays are possible by prior arrangement. Just mention it when you get in touch, and we will see what we can do.
Can you fit furniture on an external wall?
It can be done with some care: ventilation behind and inside the furniture helps avoid condensation and mould. We do not treat damp, so any damp should be sorted before fitting day.
Is it possible to have a desk under the eaves?
Yes, in a loft that is already converted. We place the desk so you can sit and stand without hitting the slope, and the low space under the slope can hold storage. The conversion itself is not our work.
How fitting works for fitted home offices
Period rooms often have skirting boards, picture rails, cornices or coving for the furniture to meet. We cut and scribe the furniture around them on site. The time the fitting takes depends on the size of the room and the design, and we confirm the fitting days in your quote. Clearing the room and the way in beforehand helps the day run well. Fitting day starts with protecting the floors and setting out the pieces. Each piece is levelled, scribed where the wall wanders and fixed to suit the wall.
- To begin, fill in our short enquiry form; a brief note on the room and your desk set-up is plenty.
- We visit to measure and plan the desk, shelves and storage, and look at where the light falls. New sockets or wiring are a job for your electrician, ideally before fitting.
- You receive a quote in writing for the office.
- The office furniture is made in our workshop from moisture-resistant MDF and birch plywood, with gaps for cables planned in.
- The desk and shelves are fitted, with the cable routes ready for your equipment.
Before we arrive
- Move anything in the hall or on the stairs out of the way
- Mention any parking restrictions on your street
- Keep pets in another room while we work

Could you do it yourself?
Long shelves are where off-the-shelf often struggles. Span, depth and the weight on it decide whether a shelf sags, so a long run needs a thicker shelf, a stiffening lip or a support. We design shelves with that in mind.
It is worth being honest about cost: flat-pack is normally cheaper to buy. Bespoke makes more sense where the room is tricky, the space is valuable or you want the furniture to look built in.
What we don’t do
Damp treatment and building work are for other specialists, so these points are worth knowing:
- Building a loft conversion, which isn’t our work
- Plastering and decorating around the office
- Any wiring or new lights, which need an electrician
Not sure whether your space suits fitted home offices? You can get in touch through our contact form and we’ll tell you before you arrange a visit. How a job runs, step by step.
What it is made from
- Moisture-resistant MDF
- Built-in desks
- Hand-painted finish
- Cable routes
- Filing drawers
- Spray-painted finish
- Birch plywood
Made for the room, or bought in a box?
If you only need a simple desk against a straight wall, an off-the-shelf desk may be enough. Bespoke work makes sense in an alcove, under a slope, or where you want the desk, shelves and storage to work together. We will give you an honest view during the design visit. Off-the-shelf furniture comes in a few set depths, which may be too deep for one spot and too shallow for another. Fitted furniture is made to the depth the space can take.
Tricky rooms take more time: uneven walls, sloping floors and angled ceilings all add scribing and cutting on site. The quote allows for it.
Why us?
- More than 300 projects completed
- Work across the whole of London
- Saturdays by arrangement
- Designed for the room you have

Home working in Well Hall: local notes
The biggest shares of homes in the area around Well Hall were built between 1919 and 1939 (about 58%) and before 1919 (about 22%), based on the Valuation Office Agency’s 2025 council tax data. It’s a good starting point, though every room is still measured, as two homes of the same age rarely match. Well Hall is partly covered by a conservation area, going by Historic England’s data. Conservation area controls are mostly concerned with the outside of buildings, and fitted furniture inside a house does not normally need planning permission. If in doubt, the council’s planning team can confirm. About 58% of homes in the neighbourhood around Well Hall date from between 1919 and 1939, on the Valuation Office Agency’s council tax figures for 2025. The box room over the stairs in an interwar house is a classic home office.
Close to Eltham Common? A desk placed to make the most of daylight makes a big difference to a working day. The wider area includes historic houses such as Eltham Palace, about 0.7 miles south. If your own home is a period one, an alcove beside the chimney breast is often just right for a built-in desk. For an older house near St Barnabas, a small back bedroom can become a home office with a desk under the window.
