Fitted home offices for homes in Maze Hill

In a period room, an alcove is often the right size for a compact desk. We scribe the desk and shelving to the alcove walls, which are rarely straight. The other alcove can hold matching cupboards or bookshelves. It makes a working corner that suits the room, in Maze Hill or anywhere else. Typical reasons to get in touch are wanting to close the door on work at the end of the day and flimsy shelves that won’t take the weight; the furniture is made from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted.

Stud walls in newer homes can take shelves above a desk, as long as the fixings suit them. Since many of the homes around Maze Hill date from 2000 onwards, that is something we check at the design visit. Heavier storage stands on the floor.

The written quote puts the design visit in writing: the layout, what goes inside, the materials used and the finish. If you’d like to change anything, it’s easier before the furniture is made.

Maze Hill homes and fitted home offices

Homes built since 2000 make up about 44% of the housing in the neighbourhood around Maze Hill, with about 32% built before 1919, based on the Valuation Office Agency’s 2025 council tax data. It is a good starting point, though every room is still measured, as two homes of the same age rarely match. Entries on the National Heritage List near the centre of Maze Hill include Royal Observatory (Grade I), under half a mile south-west, and Royal Observatory Flamsteed House (Grade I), under half a mile south-west. Works inside a listed home that affect its character, for instance removing original joinery or fixing into it, may need listed building consent from the council. The council’s conservation officer is the person to ask before work starts. Purpose-built flats are home to about 55% of households in the area around Maze Hill, going by Census 2021 figures from the ONS. For a flat, home offices are made in sections sized for the stairs, the lift and the doors. Many blocks have rules on lift booking and working hours, so check with the managing agent before fitting day.

If you live in a period home close to Christ Church, an alcove beside the chimney breast is often just right for a built-in desk. Living in a block of flats near Maze Hill station? Then each piece is planned so it can be carried up and joined together in the room. The wider area includes historic houses such as Queen's House, about 0.3 miles west. If your own home is a period one, a small back bedroom can become a home office with a desk under the window.

What we don’t do

We are carpenters, so some jobs belong to other trades. These are worth knowing before you plan:

  • Turning an unconverted loft into a room
  • Changes to the structure of the house
  • Any wiring or new lights, which need an electrician

If in doubt, you can use our contact form and describe the room. How a job runs, step by step.

Materials and parts

  • Hand-painted finish
  • Moisture-resistant MDF
  • Birch plywood
  • Built-in desks
  • Cable routes
  • Spray-painted finish
  • Filing drawers

Caring for painted furniture

Because fitted furniture stays put, a little upkeep goes a long way. A few pointers help:

  • Think about what you’d like on show
  • Consider your chair when planning the desk
  • Note how many files and books you need to store
  • Let us know about parking at the measuring visit

Heavy files are best kept low or close to the supports. It helps shelves stay straight. We size them for what you told us you’d store.

Don’t overload shelves beyond what they were designed for. We size shelves for what you told us they’d carry. Spread heavy books and files evenly.

Bespoke or off-the-shelf?

For a plain desk on a flat wall, a ready-made option can do the job. A fitted office earns its place where the space is tricky or the storage matters. At the design visit, we’ll tell you honestly which approach suits your room. Newer homes often have compact rooms where standard furniture leaves awkward gaps, and fitted furniture uses that space. It can also be planned around boxed-in pipes and risers.

Every room is priced on its own, because size, layout and finish change from job to job. Spray painting and hand painting are different processes, which affects the cost. The figure comes in your written quote after the design visit.

FAQs: fitted home offices in Maze Hill

Can you make fitted home offices for a home in Maze Hill?

Yes, we work across Greenwich, Maze Hill included, and across the rest of London. You can drop us a line using the contact form to arrange a design visit.

Do I need permission for fitted furniture in a conservation area?

Normally not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character may need listed building consent from the council. If you are unsure, the council can confirm.

What do you do at the measuring visit?

We measure the room, check how level the walls and floors are and talk through the design with you. We’ll also ask about access and parking, and afterwards we send a quote in writing.

Is the furniture spray painted or hand painted?

There are two options: a spray finish from the workshop, which is smooth and even, or hand painting, which can be done in your home. Your quote sets out which you have chosen.

Can you come on a Saturday?

Yes, we can arrange Saturdays. Let us know when you first get in touch, and we will see what we can do.

Can a desk be fitted into an alcove?

That depends on the size of the alcove. Many are wide enough for a compact desk, with shelving above and drawers below. We measure and give an honest view during the design visit.

What it is made from

Hand-painted finish

Hand painting can be done on site once the office is in. Small marks are simple to touch in later. That suits a desk that sees daily use.

Doors and drawer fronts

Fronts are made from moisture-resistant MDF and painted to your colour. Panels can echo the woodwork in an older room. The lines are kept neat and even.

Fitting day, step by step

Before anything is fixed, we set the furniture level. Where the floor slopes, we bring the furniture up to level on adjustable feet or a plinth. Only then is it fixed to the wall, with fixings chosen to suit brick, lath and plaster or plasterboard. Parking at newer developments can be restricted, with private bays or loading areas, so it helps to let us know at the design visit. On fitting day, the sections are carried in, assembled and fixed. Saturdays can be arranged.

  1. It starts when you get in touch with a few details about the space, including the equipment you use.
  2. We come to measure and work out where the desk, shelves and cable routes should go.
  3. You receive a written quote for the office we have discussed.
  4. Your office furniture is made in our workshop and painted to your chosen colour, using moisture-resistant MDF and birch plywood.
  5. The office is fitted in your home and checked, ready for work, with cable routes left clear.

Preparing the room

  • Mention any parking restrictions on your street
  • If you live in a block, book the lift and tell the building manager
  • Move furniture and belongings away from the wall

Ask for a quote

The quote is built from the design visit. We take full measurements, see how true the walls and floors are and work through the design together. A quote in writing follows the visit for you to look over. To arrange the visit, drop us a line using the contact form.
