Need fitted home offices in Perry Vale?
Questions we’re often asked
Will a conservation area stop me having fitted home offices fitted in Perry Vale?
Not normally. Conservation area controls are mainly about the outside of buildings, so fitted furniture inside a house does not normally need planning permission. If your home is listed, changes inside that alter its character can need listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.
Do you cover homes near Forest Hill station?
Yes, homes across Lewisham and the rest of London are within the area we cover. To get started, you can drop us a line using the contact form with some details about the room, and tell us about parking and access at the same time.
Is an alcove big enough for a desk?
Often, yes. A desk with shelving over it can fit neatly in an alcove. We scribe it to the walls, which are rarely straight in a period room. We’ll check the size at the design visit.
What finishes do you offer?
There are two options: spray painting, done in the workshop for a smooth, even finish, or hand painting, which can be done on site. Your quote sets out which you have chosen.
Can the spare room be an office and a guest room?
Often, yes. We plan the office so there is still space for guests, or with doors that hide the desk away. A fold-down wall bed can also be built into the design.
Should I send photos?
Yes, they help. A few pictures of the room, from floor to ceiling, tell us a lot, especially with rough sizes. You can send them when you message us from the contact page.
Fitted home offices for homes in Perry Vale
Cables are easy to forget and hard to hide later. We design routes through the desk and units for chargers, screens and printers. If you need new sockets, they’re for your electrician, and we plan the furniture around them. We look at the sockets when we visit in Perry Vale. If your home has no way to put work away and cables trailing across the desk and floor, home offices made from moisture-resistant MDF and birch plywood, finished by spray or by hand can solve it.
Across London, neighbouring streets can be decades apart in age, so the place for a desk could be an alcove, a box room, a landing or a converted loft. We look at the options during the design visit. Each wall is checked so the fixings suit it.
Where other trades are needed, for example an electrician to move a socket, we point that out. The quote itself covers our work, from the design to the materials and finish.

DIY, flat-pack or bespoke
Flat-pack and off-the-shelf furniture has its place. In a room with square walls and standard sizes, it can work well, and it is easy to buy.
If you’re handy, a simple shelf or a standard wardrobe in a square room is a reasonable DIY job. It gets harder with sloping ceilings, out-of-level floors and lath-and-plaster walls.
Built-in desks and shelving in Perry Vale
Homes built before 1919 make up about 43% of the housing in the streets around Perry Vale, with about 21% built between 1919 and 1939, in the VOA’s 2025 council tax stock figures. Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. The centre of Perry Vale is within about a quarter of a mile of the Perry Fields Conservation Area. Planning controls in conservation areas are mainly concerned with the outside of buildings, so fitting furniture inside a house does not normally need permission. If you are unsure, check with the council before work starts. London’s red routes are run by TfL, and stopping on them is tightly controlled. If your home is on or just off a main road, it’s useful to mention it. It lets us plan the stop before fitting day.
If your home is one of the older houses near Christ Church, an alcove beside the chimney breast is often just right for a built-in desk. Close to Mayow Park? A desk facing a window makes the most of the daylight. Living in a block of flats near Forest Hill station? Then each piece is planned so it can be carried up and joined together in the room.
Perry Vale is in the London Borough of Lewisham, about 3 miles north of New Cross. From period terraces to newer flats in Perry Vale, we measure the room as it is and design around it. We list Perry Vale among 22 places we cover in Lewisham.
Design visits and fitting in SE23, SE26 and SE6 work the same way as everywhere else we cover. Bespoke or off-the-shelf?
Off-the-shelf desks and shelving are made for flat walls and standard sizes. In an alcove, a landing or under the eaves, that leaves gaps and wasted space. A fitted home office is designed for the room and scribed to the walls. It costs more than flat-pack furniture, and what you get is an office that fits. Gaps behind, beside and above ready-made furniture collect dust, while fitted pieces are scribed tight to the walls and ceiling.
Parking is part of the price picture in London. The boroughs run controlled parking zones across much of the city, so we may need a visitor permit, a paid bay or a suspended bay. It helps to talk about parking at the measuring visit, so it can be planned.

Caring for painted furniture
Looking after painted furniture is simple with a little care. A few things help it stay looking good:
- Think about the space you need to push back
- Let us know about parking near your home
- Bring paint colours you like to the design visit
- Think about glare on your screen
Any sockets or wiring are for your electrician, and the furniture leaves room for them. It helps if they know where the cable routes are. Tidy cables keep the office looking calm.
Hot mugs can mark paint, so a coaster is a good habit. Mop up spills quickly. A desk mat under the keyboard and mouse saves wear on the surface.
From workshop to your room
You are welcome to ask questions while we work. The design, materials and finish were settled before anything was made, so the day itself is about careful fitting and leaving the room tidy. The time the fitting takes depends on the layout and how many pieces make up the office, and your quote sets out the fitting days. Whatever the age of your home, the furniture is fitted to the walls you have, with scribing where they wander and packing where floors dip. Spray-painted pieces arrive finished; hand-painted ones can be finished on site.
- You get in touch with a few details about the room. A line on how you work helps too.
- We visit to measure and talk about the equipment you use, and plan where the cables will run.
- A quote in writing follows, with the fitting days agreed.
- Your office furniture is made at our workshop, sized for the room, from moisture-resistant MDF and birch plywood.
- The office is fitted and set level, ready for your first day at the desk, with the cable routes left open.
How to prepare
- Move furniture and belongings away from the wall
- Tell us about any meters, fuse boards or boilers in the area
- Move anything in the hall or on the stairs out of the way
How to get a quote
You do not need exact measurements to get started. Everything is measured properly when we visit, along with the walls, floor and ceiling. To arrange it, tell us about the room on our contact form with a few details about the room. You receive a quote in writing after the visit.

Honest limits
We make and fit furniture, and we don’t do electrics, plumbing, gas, plastering or structural work. There are a few other points to bear in mind:
- Plastering and decorating around the office
- Knocking through or opening up rooms
- New sockets, data points or wiring, which are for your electrician
