Bespoke kitchens for your home in Perry Vale
Flats, blocks and rented homes
If your building is on a red route or a busy main road, unloading takes some planning. TfL runs the red routes, and the stopping rules are strict, so it is worth raising at the measuring visit.
Some blocks ask for notice before trades arrive, often through a building manager or concierge. If there’s a lift, it may need booking, and its size matters when we plan the sections. Mention it when you get in touch.
Bespoke kitchens in Perry Vale: what you get
A larder cupboard can hold more than a run of wall units. We can build larders with shelves, drawers or racks inside the doors, planned around what you store. In an alcove or at the end of a run, it can use space that would otherwise be wasted. We make kitchens from moisture-resistant MDF and birch plywood, spray-painted or hand-painted, and people most often get in touch about a kitchen finished in your colours and a pantry cupboard with shelves and drawers.
Wherever your home in Perry Vale sits in London’s mix of housing, the kitchen starts from the room’s own measurements. Your choice of worktop, sink and appliances is designed in. Plumbing, gas and electrics are for your plumber, a Gas Safe engineer and your electrician.
Materials are named in the quote: moisture-resistant MDF and birch plywood, each used where it suits the job. The finish is stated too, whether that’s spray painting or hand painting.

Questions we’re often asked
Do I need permission for fitted furniture in a conservation area?
Normally not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. If your home is listed, internal works that affect its character can need listed building consent, so check with the council first. If you are unsure, the council can confirm.
Is Perry Vale in the area you cover for bespoke kitchens?
Yes. Perry Vale is one of the places we work, along with the rest of Lewisham and London. You can fill in our short enquiry form to arrange a design visit.
Who chooses the colour?
You choose it, and we agree it with you before the furniture is finished. Spray and hand-painted finishes both use the colour you’ve chosen.
Should I send photos?
Yes, they help. A few pictures of the room, from floor to ceiling, tell us a lot. To send them, send us a few details through our contact form.
Can you fit cabinets to walls that aren’t straight?
Yes, that’s part of the job. Walls in older homes are rarely flat and floors often slope, so every cabinet is scribed and levelled.
How much time does fitting need?
How long fitting takes depends on how many units there are and how the room is laid out, and we confirm the fitting days in your quote.
Is bespoke worth it?
Choosing bespoke means a design visit, a quote, workshop time and fitting, rather than ordering from a range. What you get is a kitchen planned around how you cook and live. A standard unit is the same in every home, whatever the room is like, while fitted furniture is drawn for the room it goes into. It can be painted in a colour chosen for that room.
The inside of the furniture affects the price as well: drawers take more making than shelves, and each rail, divider or pull-out adds to the work. At the design visit, we work out what you need inside, then set it out in the quote.

Bespoke kitchens for homes in Perry Vale
In the streets around Perry Vale, the largest groups of homes date from before 1919 (about 43%) and between 1919 and 1939 (about 21%), based on the Valuation Office Agency’s 2025 council tax data. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. Near the centre of Perry Vale, Historic England’s list includes Fire Station (Grade II), less than half a mile north, and Christ Church (Grade II), under half a mile north-west. Where a home is listed, listed building consent can be needed for inside works that affect its character, such as fixing into original panelling. Ask the council’s conservation officer before anything is fixed. Red routes, run by TfL, have strict rules on stopping and loading. If you live on or close to a main road in Perry Vale, let us know at the measuring visit. We can then plan where the van will stop.
For families living near Perrymount Primary School, a tall cupboard by the door can take school bags and coats as part of the kitchen. For an older house near Christ Church, a narrow back addition or an old chimney breast may shape the kitchen layout. If you live near Mayow Park, a cupboard by the back door for boots and coats can be built in with the kitchen.

What affects the price in Perry Vale
What it costs comes down to the materials and the time involved. The main factors are:
- Whether you choose a spray or hand-painted finish
- How square the room is
- How easy it is to get the furniture into the room
- Doors and drawers, and how many
There’s no price list: each design is priced in writing after we’ve seen the space. Size, the number of doors and drawers and the internal fittings make the biggest difference to the price.
Before the design visit
There’s no need for exact sizes or plans. Just send what you can:
- Rough sizes, even if they’re only to the nearest few centimetres
- The type of home and how the room is reached
- A few pictures of the space, taken from the doorway and from each corner
- What you’d like to store or use the space for
Photos help us understand the room before we visit. Pictures of the whole wall, the corners and the ceiling line tell us a lot about the space. To send them over, drop us a line using the contact form, and we will suggest a time for a design visit.
What happens on fitting day
However carefully a piece is made in the workshop, it still has to meet the room, and that happens on fitting day. Walls in older homes are rarely flat or square, so we scribe the edges by hand to follow the wall. How long the fitting itself takes depends on the size of the kitchen and the design, and the fitting days are agreed in your quote. It’s useful to clear the room and the route in before fitting day, including pictures on nearby walls. Floors and doorways are protected before anything comes in. Then the sections come in and are joined in place.
- First, you tell us about the kitchen you have and the one you want.
- At the design visit we measure the room and go through the layout, storage and finish.
- You get a written quote for the cabinets, with the materials and finish set out.
- The cabinets, doors and drawer fronts are made at our workshop.
- The kitchen is fitted in your home, and your plumber, electrician and a Gas Safe engineer do the plumbing, electrics and gas. We do not arrange those trades, so it helps to book them early.
Getting ready for fitting day
- Move anything in the hall or on the stairs out of the way
- Empty the space we will be working in
