Fitted home offices in Sydenham, Lewisham

Walls in older London homes are rarely straight, so we scribe the furniture to follow them. We make fitted home offices for homes in Sydenham, each designed at a visit to your home.

  • Working at the kitchen table
  • No way to put work away
  • Cables trailing across the desk and floor

Fitted home offices in Sydenham

Fitted home offices in Sydenham: what you get

In a period room, an alcove is often the right size for a compact desk. The desk and shelves are scribed to the alcove, as period walls are seldom flat. The opposite alcove can carry shelves or a cupboard to match. It makes a working corner that suits the room, in Sydenham or anywhere else. We make home offices from birch ply and moisture-resistant MDF, painted by hand or sprayed, and the usual reasons to get in touch are cables trailing across the desk and floor and no proper place to work from home.

A desk gets cluttered by printers, chargers and paperwork more than anything, so closed storage with routes for cables keeps them out of sight. In Sydenham, as anywhere in London, home offices can be planned with a cupboard for the printer and drawers for files. Cables run to your existing sockets.

The quote names the materials: moisture-resistant MDF, birch plywood or both, depending on the design. The finish is stated too, whether that’s spray painting or hand painting.

From workshop to your room

Getting everything level comes first. Where the floor slopes, we bring the furniture up to level on adjustable feet or a plinth, which keeps the lines straight. After that, it’s fixed to the wall using fixings that suit the wall, whether that’s solid brick, lath and plaster or plasterboard. Clearing the room and the way in beforehand makes the day easier, including anything on the walls near the work. Floors and doorways are protected before anything comes in. Sections are then carried in and assembled.

  1. You get in touch and let us know how you work and where you’d like the office, including the equipment you use.
  2. We visit to measure the room and talk through the desk, shelving and storage. New sockets are for your electrician, so it helps to think about them early.
  3. You receive a quote in writing for the office we have discussed.
  4. Your office furniture is made in our workshop and painted to your chosen colour, using moisture-resistant MDF and birch plywood.
  5. We bring it to your home, fit it and leave it ready to use.

Preparing the room

  • Point out meters, boilers and fuse boards near the furniture
  • Mention any parking restrictions on your street
  • Clear the hallway and stairs so the sections can come through

Starting with a design visit

Rough sizes are fine at the start. We measure everything properly at the design visit, including how level the floor and ceiling are. To arrange it, send us a few details through our contact form. You receive a quote in writing after the visit.

Advice

Before and after fitting day

Because fitted furniture stays put, a little upkeep goes a long way. Here are a few tips worth knowing:

  • Estimate the shelf space you’ll need
  • Bring paint colours you like to the design visit
  • Think about the space you need to push back
  • Consider doors to hide work at the end of the day

If you are having new sockets fitted, your electrician can do that around the furniture as planned. It helps if they know where the cable routes are. Tidy cables keep the office looking calm.

Keep the chair from knocking the desk edge. Ease the chair in rather than pushing it hard. Small chips on a hand-painted finish are easy to touch in.

FAQs: fitted home offices in Sydenham

Do I need permission for fitted furniture in a conservation area?

Usually not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character can require listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.

Is Sydenham in the area you cover for fitted home offices?

Yes, Sydenham is within the area we cover, which takes in all of Lewisham and the rest of London. The first step is a design visit, where we measure and discuss the design, followed by a quote.

What happens at the measuring visit?

It’s a chance to measure properly and talk through what you’d like. We also check the walls and floors and note radiators, sockets and other things in the way, then send a written quote.

Can you fit a desk under a sloping ceiling?

Yes, where the loft has already been converted. We place the desk so you can sit and stand without hitting the slope, and the low space under the slope can hold storage. The conversion itself isn’t our work.

How is the furniture painted?

There are two options: spray painting, done in the workshop for a smooth, even finish, or hand painting, which can be done on site. Your quote sets out which you’ve chosen.

Can the spare room be an office and a guest room?

In many rooms, yes. The desk, shelving and storage can be designed to leave room for a bed, or with doors that close over the desk. A fold-down wall bed can also be built into the design.

Bespoke or off-the-shelf?

Off-the-shelf desks come in the maker’s finishes. We paint the office in the colour you choose, so it sits with the rest of the room. Off-the-shelf furniture comes in set sizes, and real rooms rarely match them, so it leaves gaps at the ends and empty space above. Fitted furniture is made to the room.

We quote each job for the room it’s going into, after the design visit. The price depends mainly on the size of the piece, how many doors and drawers it has and what goes inside.

Built-in desks and shelving in Sydenham

In the streets around Sydenham, the largest groups of homes date from before 1919 (about 40%) and between 1945 and 1972 (about 28%), going by the Valuation Office Agency’s 2025 council tax figures. The age of a home tells us a lot about its walls, floors and ceilings, and so about how home offices are fixed and fitted. Within a mile of the centre of Sydenham, 13 conservation areas are recorded by Historic England. Historic England says England has around 10,000, and the controls mainly cover the outside of buildings, so fitted furniture inside a house does not normally need planning permission. More than a third of the homes in the area around Sydenham (about 40%) were built before 1919, based on the Valuation Office Agency’s 2025 council tax data. In older houses, an alcove or a small back bedroom often makes a good place for a built-in desk.

For a flat near Sydenham station, the route in is measured along with the room itself, and the sections are sized to fit it. Close to Mayow Park? A desk placed to make the most of daylight makes a big difference to a working day. If your home is one of the older houses near Church of St Bartholomew, a small back bedroom can become a home office with a desk under the window.

Shelves

Open shelves above a desk keep books in reach. Deeper shelves lower down can take a printer or files. The design visit is where depths are agreed.

Hand-painted finish

A hand-painted finish can be applied once the furniture is in place. Marks can be touched in without much trouble. Paint needs time to cure fully, so treat it gently at first.

Could you do it yourself?

It is worth being honest about cost: off-the-shelf furniture usually costs less up front. Bespoke makes more sense where the room is tricky, the space is valuable or you want the furniture to look built in.

The real difference is in the fit: edges scribed to the wall, a level base on a sloping floor and a neat line where the furniture meets the ceiling. Off-the-shelf furniture can’t typically do that in an older room.
