Fitted home offices in St Johns: what you get
Light matters in a home office. Glare from a window can make a screen tiring to use. We plan the desk position with the window in mind, often with the light to one side. It’s one of the first things we look at in St Johns. We make home offices from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted, and the things people most often want solved are no way to put work away and a corner too odd for a standard desk.
A desk gets cluttered by printers, chargers and paperwork more than anything, so cupboards with cable routes built in keep them hidden. For a home in St Johns, the design can include a printer cupboard and file drawers. Cables run to your existing sockets.
The written quote is your record of the job. It describes the home office we have designed for the room, its materials and its finish.

What happens on fitting day
Furniture made in a workshop still has to meet the room it’s going into, and that happens on fitting day. Walls in older homes are rarely flat or square, so we scribe the edges by hand to follow the wall. How long the fitting itself takes depends on the layout and how many pieces make up the office, and we confirm the fitting days in your quote. Fitting day means joining the sections, fitting them to the walls and setting them level. Fixings are chosen for the wall, whether brick, block, lath and plaster or plasterboard. Saturdays can be arranged.
- You get in touch and let us know how you work and where you’d like the office, including the equipment you use.
- We come to measure and work out where the desk, shelves and cable routes should go. New sockets are for your electrician, so it’s useful to think about them early.
- You receive a quote in writing for the office we’ve discussed, for you to read through.
- The desk, shelving and cupboards are made in our workshop.
- We bring it to your home, fit it and leave it ready to use.
Getting ready for fitting day
- Arrange any electrical changes with your electrician beforehand
- Keep pets out of the room and the hallway
- Check the building’s rules for trades and lift bookings
Getting a quote
You don’t need exact measurements to get started. Everything is measured properly when we visit, including how level the floor and ceiling are. To arrange it, use our contact form with a few details about the room. You receive a quote in writing after the visit.

Caring for painted furniture
A few practical points help before and after fitting day. Here are some things worth bearing in mind:
- Think about the space you need to push back
- Estimate the shelf space you will need
- Notice where daylight falls at different times
- Let us know about every device that needs a home
Any sockets or wiring are for your electrician, and the furniture leaves room for them. Show them the cable routes so everything lines up. Keeping cables in their routes keeps the desk tidy.
Every so often, look at the handles and hinges. A loose screw is easy to tighten before it works loose. If something stops working smoothly, fill in our short enquiry form and describe it.
Flat-pack or bespoke?
What you pay for with bespoke is mainly the fit: edges scribed to the wall, a level base on a sloping floor and a neat line where the furniture meets the ceiling. In an older room, standard units rarely manage that.
Off-the-shelf furniture can be a sensible choice. In a room with square walls and standard sizes, it can work well.
Your questions about fitted home offices in St Johns
Will parking be an issue for fitting furniture in St Johns?
It can be, as controlled parking zones cover much of inner London. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It helps to let us know about parking during the design visit, so the day can be planned around it.
I live in a flat in St Johns. How will the furniture get up the stairs?
At the design visit, we measure the way in as well as the room. Home offices are built in our workshop in sections sized to fit that route, then assembled in your flat. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it is worth checking those early.
How long is the fitting for a home office?
The time the fitting takes depends on the size of the room and the design, and your quote sets out the fitting days. Every part is made at our workshop before we arrive. If you’d like the fitting on a Saturday, that can be arranged.
How is a home office priced?
Prices are quoted for your room, once we’ve measured and talked through the design. The size of the room, the amount of desk, shelving and storage, and the finish all shape the price. To get a quote, send us a few details through our contact form and we will arrange a design visit.
Does fitted furniture need planning permission?
Not normally. Conservation areas mostly control changes to the outside, and fitted furniture inside a house does not normally need planning permission. Listed buildings are different: check with the council’s conservation officer first.
Can you build a home office in an alcove?
In many homes, yes. A desk with shelving over it can fit neatly in an alcove. We scribe it to the walls, which are rarely straight in a period room. At the design visit we’ll measure and tell you what fits.
What affects the cost of fitted home offices
Several things affect the price:
- The internal fittings
- Parking near your home
- Tricky walls, sloping ceilings and uneven floors
- How big the furniture is
The inside of the furniture affects the price as well: rails, shelves, drawers and dividers all add work. We’ll talk through what you need inside at the design visit, and the quote follows.
What we need to know
To give us a picture of the room, it’s useful to include:
- Photos of the whole wall or room, including the floor and ceiling
- What the furniture needs to hold
- Anything fixed to the wall that the furniture needs to work around
- Any ideas or images you’ve saved
Your quote is written for your room once we’ve visited and measured. Each room is different, so we quote after seeing it. For a quote, get in touch through our contact form.
Materials and finishes
Spray-painted finish
For a crisp, even look, many people choose a spray-painted finish. It’s applied in our workshop, so treat it gently while it cures fully.
Doors and drawer fronts
Some home offices have doors that close over the whole desk. It suits a room that also has to work as a guest room or living room. We’ll talk through the options at the measuring visit.
St Johns homes and fitted home offices
About 36% of the homes in the neighbourhood around St Johns went up before 1919, and about 32% since 2000, according to Valuation Office Agency council tax figures (2025). The age of a home tells us a lot about its walls, floors and ceilings, and so about how home offices are fixed and fitted. Part of St Johns is in the Brookmill Road Conservation Area, one of the conservation areas recorded by Historic England. Being in a conservation area mainly affects changes to the outside of a building, and fitted furniture inside a house does not normally need planning permission. If you want to be certain, ask the council’s planning team. Strict stopping rules apply on red routes, which TfL runs. If your street in St Johns joins a main road, it’s worth telling us at the design visit. It lets us plan the stop before fitting day.
For a family home near Ashmead Primary School, closed cupboards above a desk keep work papers and school books apart. Near listed buildings like Church of the Ascension, about 0.6 miles east of the centre of St Johns, older homes may keep original joinery that home offices can be designed around. For a listed home, fixing into original features can require listed building consent. Living in a block of flats near St Johns station? Then the lift, the stair turns and the front door all set the largest piece that can come in.
