Fitted home offices in Bellingham: what you get

Planning the cables early is what keeps a home office tidy. Cable holes and routes are built into the desk and cupboards. If you need new sockets, they’re for your electrician, and we plan the furniture around them. Talking it through during the design visit in Bellingham saves trouble later. Typical reasons to get in touch are a desk in the wrong light and a desk buried under papers, and the answer is made in our workshop from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.

With interwar houses or semis a big part of the picture around Bellingham, a converted loft can be a quiet place to work, with storage tucked under the slope. For lofts, we work in rooms already converted or boarded. Or a desk can sit in an alcove or a bay.

Materials are named in the quote: moisture-resistant MDF, birch plywood or both, depending on the design. It also says how the furniture will be finished: spray painted or hand painted.

Where other trades come in

Not everything around fitted home offices is carpentry, from an electrician to a plumber or a Gas Safe engineer. Here is what to bear in mind:

  • Changes to the structure of the house
  • Electrical work for the office, which your electrician carries out
  • Converting a loft to make room for an office

Fitted home offices for homes in Bellingham

Homes built between 1919 and 1939 make up about 55% of the housing in the streets around Bellingham, with about 18% built before 1919, based on the Valuation Office Agency’s 2025 council tax data. We take that into account at the design visit, since older and newer walls take different fixings. Entries on the National Heritage List near the centre of Bellingham include The Fellowship Inn Public House (Grade II), under half a mile north-east. Where a home is listed, listed building consent can be needed for inside works that affect its character, like fixing into original panelling. An early word with the council’s conservation officer is the best first step. About 55% of homes in the area around Bellingham date from between 1919 and 1939, according to Valuation Office Agency council tax figures (2025). Many interwar houses have a small room over the stairs that suits a built-in desk.

Questions from Bellingham

Can parking be tricky on fitting day in Bellingham?

It can be: much of inner London is covered by controlled parking zones. A van may need a visitor’s permit, a paid parking bay or a bay suspension, which the council arranges, often with notice. Let us know what parking is near you at the design visit, so the day can be planned around it.

Is Bellingham in the area you cover for fitted home offices?

Yes. We cover all of Lewisham and the rest of London, and Bellingham is part of that. The first step is a design visit, where we measure and discuss the design, and then we send a quote.

What if the wall is cold or damp?

External walls can be colder and damper than internal ones, so we allow for ventilation behind and inside the furniture to avoid condensation. Any damp needs sorting by the right specialist before fitting.

Do I need to be in when you fit?

Someone needs to be there to let us in. You don’t need to watch us work.

What finishes do you offer?

You can choose between two finishes: spray painted or hand painted. Spray painting gives a smooth, even finish, and hand painting is easy to touch up.

How do you get large furniture into a flat?

The furniture is built in sections. At the design visit, we measure the route not just the room.

Why people ask for fitted home offices in Bellingham

Cables and chargers are a common frustration. A desk designed with cable routes keeps them tidy. Any new sockets are for your electrician, and we design around them.

If you recognise any of these, it’s worth talking to us:

  • A spare room that has to be an office and a guest room
  • A laptop that moves from room to room
  • Wires with no tidy route
  • Work things on show in the evening

If your children go to Elfrida Primary School or a school nearby, closed cupboards above a desk keep work papers and school books apart.

Before you choose who makes it

  • Which parts of the job need an electrician or a plumber
  • Have they thought about parking near you?
  • How they’ll get the furniture into the room
  • How the furniture will be finished, and where

Our checklist for choosing a carpenter

Bespoke or off-the-shelf?

Off-the-shelf cupboards come in fixed sizes, so there’s typically a gap left over at the top or at one end. Fitted furniture is made to the room’s measurements, so it can run to the ceiling and fill the width.

The real difference is in the fit: scribed edges, a level base on an uneven floor and furniture that meets the ceiling, skirting and picture rail. Off-the-shelf furniture can’t typically do that in an older room.

Made for the room, or bought in a box?

Off-the-shelf desks and shelving are made for flat walls and standard sizes. In an alcove, a landing or under the eaves, that leaves gaps and wasted space. Bespoke furniture is made to the room and fits it. It costs more than flat-pack furniture, and what you get is an office that fits. Bays, box rooms and stair bulkheads are where off-the-shelf furniture struggles most, and interwar homes often have all three. Fitted furniture is made around them.

Your quote is written for your room once we’ve visited and measured. The price depends mainly on the size of the piece, how many doors and drawers it has and what goes inside.

What happens on fitting day

In older rooms, the furniture usually has to meet skirting, picture rails, cornice or coving. On fitting day, we cut and scribe the furniture around these details, so it looks as though it was always there. The time the fitting takes depends on how much desk, shelving and storage you want, and your quote sets out the fitting days. On fitting day, the sections are carried in, assembled, scribed to the wall and levelled. Spray-painted pieces come finished from the workshop, while hand painting can happen on site. Saturdays can be arranged.

  1. It starts when you get in touch about a home office.
  2. We visit to measure and talk about the equipment you use.
  3. Your quote sets out the design, the materials and the finish.
  4. Your office furniture is made in our workshop, sized for the room.
  5. We fit it in your home and leave it ready for work.

Before we arrive

  • Leave a clear route from the front door to the room
  • Move furniture and belongings away from the wall
  • Take anything hanging off the wall we are fitting to
