About our fitted home offices in Smithfield
An alcove beside a chimney breast can take a neat desk with shelves above. The desk and shelves are scribed to the alcove, as period walls are seldom flat. The opposite alcove can carry shelves or a cupboard to match. It makes a working corner that suits the room, in Smithfield or anywhere else. Typical reasons to get in touch are working at the kitchen table and a room with two jobs to do, and the answer is made in our workshop from birch ply and moisture-resistant MDF, painted by hand or sprayed.
In a flat, a desk built into a wall of bedroom storage uses space well, with drawers beneath and shelving over it. Since most households around Smithfield live in purpose-built flats, combining jobs in one piece of furniture often makes sense. Cable routes are built in, with any new sockets left to your electrician.
You get the quote in writing, so there is time to read it properly and talk it over at home. It covers the design, materials and finish agreed at the visit.

Could you do it yourself?
What you pay for with bespoke is mainly the fit: edges scribed to the wall, a level base on a sloping floor and a neat line where the furniture meets the ceiling. In an older room, standard units rarely manage that.
Long shelves are where off-the-shelf often struggles. Span, depth and the weight on it decide whether a shelf sags, so a long run needs a thicker shelf, a stiffening lip or a support. That is something we plan for in the design.
Common questions about fitted home offices
Do you make fitted home offices for homes in Smithfield?
Yes. We cover all of the City of London and the rest of London, and Smithfield is part of that. The first step is a design visit, where we measure and go through the design, followed by a quote.
Do you cover homes near Farringdon station?
Yes. We cover all of the City of London and the rest of London. To get started, you can message us from the contact page with some details about the room.
What do you do at the measuring visit?
We measure the space and discuss the design, materials and finish. We also check the walls and floors and note radiators, sockets and other things in the way, then send a quote in writing.
Does my lease affect fitted furniture?
Possibly. A lease can require consent for alterations, including fixing furniture to the walls. We cannot advise on leases, so please check yours.
Can you fit furniture to uneven walls?
It’s something we deal with all the time. We trim the edges to follow the wall and level the base, so there are no gaps at the sides.
Who chooses the colour?
The choice is yours, and we agree it with you before the furniture is finished. Spray and hand-painted finishes both use the colour you have chosen.

What affects the cost of fitted home offices
Each piece is designed for one room, so each price is too. What affects it comes down to:
- Tricky walls, sloping ceilings and uneven floors
- The width and height of the space
- Whether you choose a spray or hand-painted finish
- Stairs, lifts and the route to the room
Every room is priced on its own, because the size, the layout and the finish all vary. Spray painting and hand painting are different processes, which affects the cost. The figure comes in your written quote after the design visit.
Helping us understand the room
Here’s what helps us most when you contact us:
- Pictures of the whole wall or room, including the floor and ceiling
- Pictures of styles you like, if you have any
- Whether it’s a house or a flat, and if there are stairs or a lift
- What the furniture needs to hold
To make a start, get in touch through our contact form and tell us a little about the room and roughly what you’d like. From there, we arrange a design visit to measure up and talk through your ideas, and a quote in writing follows.
From workshop to your room
At the end, we tidy up and take up the floor coverings. Before we leave, we go over the finished piece together. The time the fitting takes depends on the layout and how many pieces make up the office, and we confirm the fitting days in your quote. In a block of flats, the stairs, landings, lift and doors matter as much as the room: the furniture is made in sections that fit through all of them. Mansion block lifts can be small, and some blocks have no lift at all, which the design allows for.
- You get in touch with some details about the room and the home it’s in.
- At the design visit we plan the office and measure the route in: stairs, landings, any lift and the doorways.
- A written quote follows, covering the design, materials and finish.
- We build the office in our workshop, in sections, from moisture-resistant MDF and birch plywood.
- We carry the sections in, assemble them in the room and fit them, with a spray-painted or hand-painted finish.
Getting ready for fitting day
- Empty the space we will be working in
- Keep pets in another room while we work
- Have your electrician move any sockets or switches beforehand
Getting a quote
The design visit is where every quote starts. We take full measurements, see how true the walls and floors are and work through the design together. Afterwards, we send a written quote, so you can take your time with it. To arrange the visit, send us a few details through our contact form.

Fitted home offices in Smithfield: local notes
The biggest shares of homes in the streets around Smithfield were built since 2000 (about 32%) and between 1945 and 1972 (about 28%), according to Valuation Office Agency council tax figures (2025). Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. Part of Smithfield is in the Smithfield Conservation Area, according to Historic England’s records. Planning controls in conservation areas are mainly concerned with the outside of buildings, so fitting furniture inside a house does not normally need permission. If you’re unsure, check with the council before work starts. London’s red routes are run by TfL, and stopping on them is tightly controlled. If your street in Smithfield joins a main road, it is worth telling us at the design visit. Then we can work out where to load and unload.
If your children go to Charterhouse Square School or a school nearby, a desk with shelves and closed storage can serve both work and homework. Near listed buildings like Church of St Sepulchre, under half a mile south of the centre of Smithfield, older homes may keep original joinery that home offices can be designed around. If your own home is listed, check with the council before fixing into original features. If you live in a flat close to Farringdon station, check any building rules on lifts and working hours early, and the sections will be sized for the way in.

Honest limits
As carpenters, we leave some work to other trades. It helps to know these before you plan the job:
- Connecting printers and screens
- Turning an unconverted loft into a room
- Changes to the structure of the house

Caring for painted furniture
New paint needs time to cure fully, so treat it gently at first. Beyond that, these tips help:
- Decide how much should be open shelving and how much behind doors
- Bring paint colours you like to the design visit
- List the equipment you use, from screens to printers
- Think about the space you need to push back
Once the fitting is done, your office is ready to use. New paintwork takes time to cure fully, so go easy on it to begin with. Use a mat under a laptop or anything with rubber feet while the paint hardens.
Keep cables in their routes rather than pulled across the desk. Tight cables can mark edges over time. Every so often, tidy the cables back into place.
