Fitted Home Offices in Holborn

Fitted home offices for your home in Holborn: built-in desks, shelving and storage for working from home. We visit to measure and talk through the design, make the furniture in our workshop and fit it.

  • A tangle of chargers and leads
  • A screen that’s hard to read by the window
  • A spare room that has to be an office and a guest room

Fitted home offices designed for your room

Bespoke fitted home offices or ready-made?

Off-the-shelf desks come in the maker’s finishes. We paint the office in the colour you choose, so it can match the room or the woodwork. Standalone furniture takes up floor without using the height of the room. Fitted furniture can go to the ceiling and fill a recess exactly.

How it’s painted is part of the price: spray painting happens in the workshop, and hand painting can be done in your home. Your choice, along with the size and the fittings, is reflected in the written quote.

Why us?

  • Saturday work by prior arrangement
  • Built around your room
  • We visit, measure and go through the design before we quote
  • Over 300 projects completed

Take a look at how bespoke compares with ready-made and what a quote should include.

Fitted home offices in Holborn

We make each home office in our workshop from moisture-resistant MDF and birch plywood. Birch plywood gives the desk and shelving their strength, and MDF gives the doors and panels a smooth surface for paint. Once painted, by spray or by hand, it’s brought to your home in Holborn and fitted. We make home offices from birch ply and moisture-resistant MDF, painted by hand or sprayed, and the things people most often want solved are cables trailing across the desk and floor and an awkward space with no furniture that fits.

Around Holborn, most households live in purpose-built flats, and blocks often have rules about the lift and working times. Checking with the managing agent early helps the day go smoothly. If the flat is leasehold, check your lease before home offices are fixed to the walls.

We write quotes in plain English, without jargon. They say what will be made, what it’s made from and how it will be finished, taken from what we agreed at the visit.

What it costs

Each piece is designed for one room, so each price is too. The things that affect it are:

  • Whether you choose a spray or hand-painted finish
  • Parking and unloading on your street
  • Walls and floors that are out of level or out of square
  • The internal fittings

The inside of the furniture affects the price as well: drawers take more making than shelves, and each rail, divider or pull-out adds to the work. At the design visit, we work out what you need inside, and the quote follows.

What to send when you get in touch

The more you can tell us at the start, the better the design visit goes. It’s useful to include:

  • Any ideas or images you have saved
  • What the furniture needs to hold
  • The type of home and how the room is reached
  • The postcode, so we can plan the visit

The design visit is where every quote starts. We measure the room properly, check how the walls and floors run and discuss the design with you. Afterwards, we send a written quote, so you can take your time with it. To book one, fill in our short enquiry form.

What happens on fitting day

You will not need to do much on the day. Someone needs to let us in, and it helps to have the room cleared beforehand, as agreed at the design visit. After that, it’s over to us: the floors are covered, the sections come in and the fitting begins. How long fitting takes depends on the size of the room and the design, and your quote sets out the fitting days. Drilling can be heard through the walls and floors of a block, and some buildings set hours for noisy work. Fitting day is planned around any rules your building has. Saturday work is by prior arrangement where the building permits it.

  1. You tell us how you work and where you’d like the office.
  2. At the design visit, the room is measured and the layout planned.
  3. The design is agreed and a written quote follows.
  4. Every part is made at our workshop, ready for a spray-painted or hand-painted finish. The materials are moisture-resistant MDF and birch plywood.
  5. We fit it in your home and check every drawer and door with you.

Getting ready for fitting day

  • Take down pictures, mirrors and shelves from the wall
  • If you live in a block, book the lift and tell the building manager
  • Clear the hallway and stairs so the sections can come through

Advice

Common questions about fitted home offices

Do you cover homes near Farringdon station?

Yes, homes across Camden and the rest of London are within the area we cover. To get started, you can send us a few details through our contact form with some details about the room, and let us know about parking and access at the same time.

Is Holborn in the area you cover for fitted home offices?

Yes. We cover all of Camden and the rest of London, and Holborn is part of that. The first step is a design visit, where we measure and talk through the design, and then we send a quote.

Can the spare room be an office and a guest room?

In many rooms, yes. The desk, shelving and storage can be designed to leave room for a bed, or with doors that hide the desk away. A fold-down wall bed can also be built into the design.

What if the wall is cold or damp?

It can be done with some care: leaving ventilation behind and inside helps stop condensation. We do not treat damp, so any damp should be sorted before fitting day.

Is the furniture spray painted or hand painted?

There are two choices: a spray finish from the workshop, which is smooth and even, or hand painting, which can be done in your home. Your quote sets out which you’ve chosen.

How much does a fitted home office cost?

The price comes in a written quote, worked out from the measurements and the design you choose. The mix of desk, shelving, drawers and doors, and the finish, all play a part. Everything is set out in a written quote after the visit.

Built-in desks and shelving in Holborn

About 44% of the homes in the area around Holborn went up before 1919, and about 20% since 2000, based on the Valuation Office Agency’s 2025 council tax data. We take that into account at the measuring visit, since older and newer walls take different fixings. Near the centre of Holborn, Historic England’s list includes The Chapel (Grade I), less than half a mile south, and Nos. 16-23 (Grade I), under half a mile south. For a listed home, works inside that affect its character can require listed building consent from the council, for example removing or fixing into original panelling. Ask the council’s conservation officer before anything is fixed. Purpose-built flats are more common around Holborn than across Camden: about 73% of households, against about 56%, the 2021 Census shows. That puts the stairs, lifts and doors on the route in at the centre of the plan.

The wider area includes historic houses like Dr Johnson's House, about 0.4 miles south-east. If your own home is a period one, lath-and-plaster walls need the right fixings for shelves above a desk. If you live near Lincoln's Inn Fields, a desk placed to make the most of daylight makes a big difference to a working day. If you live in a flat close to Farringdon station, it is useful to book the lift and tell the concierge before fitting day.

What it’s made from

Shelves

Shelving over the desk keeps reference books close. Deeper shelves lower down can take a printer or files. We plan the depths at the design visit.

Hand-painted finish

Hand painting gives a slightly softer look than spraying. It’s done on site, in the colour you choose. It can be matched to the room’s woodwork.

Where other trades come in

Our work is the furniture itself: designing it, making it in our workshop and fitting it. That means:

  • Any wiring or new lights, which need an electrician
  • Setting up computers, screens or networks
  • Plastering and decorating around the office
