Blackfriars Fitted Home Offices

In Blackfriars, we design fitted home offices around the room you actually have. Your home office is designed at a visit to your home and made at our workshop.

  • Flimsy shelves that won’t take the weight
  • A screen that is hard to read by the window
  • Paperwork and files with nowhere to go

How we make fitted home offices for Blackfriars

Each home office is made at our workshop, using moisture-resistant MDF and birch plywood. Birch plywood gives the desk and shelving their strength, and MDF gives the doors and panels a smooth surface for paint. Once painted, by spray or by hand, it is brought to your home in Blackfriars and fitted. If your home has a tangle of chargers and leads and a guest room that’s needed for work, that is what home offices are for, made from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted.

A post-war through lounge often has a dining end that can take a desk, and a desk that closes away keeps work out of the evening. Around Blackfriars, many homes come from the post-war decades. Cable routes are planned to the sockets you have.

The quote names the materials: moisture-resistant MDF, birch plywood or both, depending on the design. It also says how the furniture will be finished: spray painted or hand painted.

From workshop to your room

At the end, we tidy up and lift the floor protection. Before we go, we look over the finished furniture with you and explain how to look after the paint. How long the fitting takes depends on the size of the room and the design, and your quote sets out the fitting days. Post-war blocks often have shared stairwells and lifts, so home offices are made in sections sized for each. Let us know about any building rules on lifts or working hours at the measuring visit.

  1. It starts when you get in touch about a home office.

  4. Your office furniture is made at our workshop, sized for the room, from moisture-resistant MDF and birch plywood.

How to prepare

We quote once we have seen the room. We measure the space, check the walls and floors and discuss what you’d like, and the written quote comes after. Prices are quoted for your room, once we’ve measured and talked through the design. To book a design visit, use our contact form.

What it’s made from

Doors and drawer fronts

Fronts are made from moisture-resistant MDF and painted to your colour. Panelled fronts can suit a period room. The lines are kept neat and even.

Hand-painted finish

Some people prefer a hand-painted finish for its softer look. It can be applied on site, in a colour agreed with you. It can be matched to the room’s woodwork.

Home working in Blackfriars: local notes

In the streets around Blackfriars, the largest groups of homes date from between 1945 and 1972 (about 40%) and the years since 2000 (about 27%), according to Valuation Office Agency council tax figures (2025). That matters for home offices, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. The Whitefriars Conservation Area is close by, within about a quarter of a mile of the centre of Blackfriars. Conservation area controls are largely about how buildings look from outside, and fitted furniture inside a house does not normally need planning permission. If in doubt, the council’s planning team can confirm. Since the zone was extended to the outer boroughs in August 2023, the whole of London has been inside the ULEZ. That includes the vans that bring and fit furniture in Blackfriars. Parking and access are planned at the measuring visit.

For a family home near Mercers' School, closed cupboards above a desk keep work papers and school books apart. The wider area includes historic houses like Dr Johnson's House, about 0.2 miles north-west. For a period home anywhere nearby, lath-and-plaster walls need the right fixings for shelves above a desk.

Blackfriars is about 1 mile east of City of London, in the City of London. We cover Blackfriars as part of our work across the City of London, and the process is the same everywhere we work. Our work takes in places right across the City of London, large and small.

Every address in SE1, EC1M and EC1N is within our area for fitted home offices, from the main roads to the quieter streets. Streets in the area include Oat Lane, Bear Lane and Shoe Lane, and we cover homes on all of them for fitted home offices. Main roads around Blackfriars include the A4 and A40. Close by, we also work in Temple (1 mile west), Temple Bar (1 mile west), Bankside (1 mile south-east), Smithfield (1 mile north) and Clare Market (1 mile west).

Bespoke or off-the-shelf?

It is worth being honest about cost: flat-pack is usually cheaper to buy. Bespoke makes more sense where the room is awkward, the space is valuable or you want the furniture to look built in.

Long shelves are where off-the-shelf often struggles. How much a shelf bends depends on its span, depth and load, and long runs need a thicker shelf, a lip along the front or a support. That’s something we plan for in the design.

Is it time for fitted home offices?

Paperwork and files often have nowhere to go. Built-in drawers, cupboards and shelving give everything a place. The desk stays clear for work.

If any of these sound familiar, it’s worth getting in touch:

  • Paperwork and files with nowhere to go
  • Shelves that sag under books and files
  • Working at the kitchen table
  • A screen that is hard to read by the window

For a flat near London Blackfriars station, check any building rules on lifts and working hours early, and the sections will be sized for the way in.

Questions to ask before you hire anyone

  • Whether the quote follows a visit to your home
  • How the doors are hung and adjusted
  • How they’ll get the furniture into the room
  • Whether they can show you real projects they’ve done

Our checklist for choosing a carpenter

Before and after fitting day

New paint needs time to cure fully, so treat it gently at first. After that, a few simple habits help:

  • Think about what you’d like on show
  • Let us know about every device that needs a home
  • Check whether you’ll need new sockets
  • Let us know about parking near your home

If you’re having new sockets fitted, your electrician can do that around the furniture as planned. Show them the cable routes so everything lines up. Tidy cables keep the office looking calm.

Keep cables in their routes rather than pulled across the desk. Tight cables can mark edges over time. A little tidying now and then keeps the office calm.

Questions from Blackfriars

I live near London Blackfriars station. Is that in your area?

Yes, homes across the City of London and the rest of London are within the area we cover. To get started, you can use our contact form with a few details about the room.

I live in a flat in Blackfriars. How will the furniture get up the stairs?

We measure the route in as well as the room: the stairs, landings, lift and doors. Home offices are built in our workshop in sections sized to fit that route, then assembled in your flat. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it’s worth checking those early.

Do I need to be in when you fit?

Someone needs to let us in at the start of the day. It also helps to have someone around at the end, so we can go over the finished furniture together.

Is it possible to have an office and a guest bed in one room?

It varies with the size of the room. A compact office along one wall can leave the rest of the room for a bed. At the design visit, we will suggest what works.

Does fitted furniture need planning permission?

Not normally. Inside a house, fitted furniture does not normally need planning permission. If the building is listed, works affecting its character may need listed building consent.

What materials do you use for home offices?

Our home offices are made from moisture-resistant MDF and birch plywood, then painted. Shelves are made to suit the load they’ll carry. The materials and finish are agreed in your quote.
