Wall beds for homes in Smithfield
Many people now work from home in a room that also has to sleep guests. A wall bed with a desk or shelves beside it lets the room do both, without the bed taking over. We can allow for cables to the desk, though any new sockets are for your electrician. Most enquiries start with a bed that fills a little-used room and storage built around a fold-down bed; the furniture is made from moisture-resistant MDF and birch plywood, finished by spray or by hand.
Spare rooms in flats typically have more than one job, so fitted furniture that keeps things out of sight helps it switch between them. Purpose-built flats are home to most households around Smithfield. We plan the space in front so every door and drawer opens fully.
Once you’ve read the quote and decided to go ahead, the furniture is made at our workshop. It describes the design, the materials and the finish agreed at the visit, so every detail can be checked first.

Bespoke or off-the-shelf?
Choosing bespoke means a design visit, a quote, workshop time and fitting, rather than a quick order. What you get is one design that suits the room and the way you use it. Large ready-made pieces can be hard to get up the stairs or into the lift, while fitted furniture arrives in sections sized for the route. It is then put together in the room.
There’s no price list: each design is priced in writing after we’ve seen the space. A larger piece means more material and more time. After that, the number of doors and drawers, the internal fittings and the finish all play a part.

FAQs: wall beds in Smithfield
Is Smithfield in the area you cover for wall beds?
Yes. Smithfield is one of the places we work, along with the rest of the City of London and London. To get started, you can get in touch through our contact form with some details.
I live near Farringdon station. Is that in your area?
Yes. We cover all of the City of London and the rest of London. To get started, you can message us from the contact page with a few details about the room.
How much time does fitting need?
How long the fitting takes depends on the size of the bed and the cabinets around it, and the fitting days are agreed in your quote. We will talk it through at the design visit.
What if the stairs or lift are small?
It is made in sections, each one sized to fit the way in. At the design visit, we measure the route along with the room itself.
Do I need permission to fit furniture in a leasehold flat?
Possibly. Some leases need the building owner’s consent before you make alterations. Check your lease, as we cannot advise on it.
Do I need to be in when you fit?
Someone needs to be there to let us in. After that, you don’t need to stay in the room, but it helps to be around at the end.

Flats, blocks and rented homes
For a rented home, access for the design visit and fitting day has to be agreed with the tenants, at times that suit them. A letting agent can arrange this on a landlord’s behalf, and the written quote can go to whoever needs it.
In a managed block, the building manager or concierge may need notice before we arrive. Lifts sometimes need to be booked, and the lift size helps decide how big each section can be. Mention it when you contact us.
What it’s made from
Bed mechanism housing
We design the housing around the mechanism and the mattress it takes.
Shelves
We can add shelving around the bed for books, boxes or display.
What happens on fitting day
Furniture made in a workshop still has to meet the room it is going into, and fitting day is where that happens. Walls in older homes are rarely flat or square, so each edge that meets a wall is scribed to follow it. How long the fitting itself takes depends on the size of the bed and the cabinets around it, and your quote sets out the fitting days. Where there is no lift, each section is sized to be carried up the stairs safely. The tightest landing sets the largest piece. The pieces are assembled in the flat.
- You let us know about the room and who the bed is for.
- At the design visit we measure the room and check the wall and floor.
- We send a written quote for the bed cabinet and storage, ready to check.
- The bed housing and any shelves are made in our workshop.
- Fitting day: the cabinet is fitted and the bed checked as it lowers and lifts. We show you how the bed works before we leave.
Before fitting day
- Let us know if your street is in a controlled parking zone
- Take anything hanging off the wall we are fitting to
- Move furniture and belongings away from the wall
How to get a quote
If you know what you want, say so; if you don’t, that is fine, and we can work it out together. At the design visit, we measure up and talk the design through with you, and the written quote then sets it out. To start, tell us about the room on our contact form.

DIY, flat-pack or bespoke
What you pay for with bespoke is mainly the fit: scribed edges, a level base on an uneven floor and furniture that meets the ceiling, skirting and picture rail. Off-the-shelf furniture cannot usually do that in an older room.
If you’re handy, a simple shelf or a standard wardrobe in a square room is a reasonable DIY job. Sloping ceilings, uneven floors and lath-and-plaster walls make it harder.
Bedrooms in Smithfield: local notes
In the streets around Smithfield, the largest groups of homes date from the years since 2000 (about 32%) and between 1945 and 1972 (about 28%), according to Valuation Office Agency council tax figures (2025). We take that into account during the design visit, since older and newer walls take different fixings. Part of Smithfield is in the Smithfield Conservation Area, one of the conservation areas recorded by Historic England. The controls in a conservation area are mostly about the outside of buildings, so furniture fitted inside a house does not normally need planning permission. If you want to be certain, ask the council’s planning team. Much of inner London is covered by controlled parking zones run by the boroughs. In Smithfield, a van will usually need a visitor permit, a paid bay or a suspended bay, and the council arranges suspensions, often with notice. Tell us what parking is near you at the design visit.
Living in a block of flats near Farringdon station? Then check any building rules on lifts and working hours early, and the sections will be sized for the way in. If you live near Postman's Park, a bedroom facing the green is best kept light, with the furniture on the side walls. Near listed buildings like Church of St Sepulchre, under half a mile south of the centre of Smithfield, older homes may keep original joinery that wall beds can be designed around. For a listed home, fixing into original features may need listed building consent.
