Fitted home offices for your home in the City of London
FAQs: fitted home offices in the City of London
I live in a flat in the City of London. How will the furniture get up the stairs?
We measure the route in not just the room: the stairs, landings, lift and doors. Home offices are made at our workshop in sections sized to fit that route, then assembled in your flat. It helps to check any building rules and your lease before fitting day.
Will a conservation area stop me having fitted home offices fitted in the City of London?
Typically not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character can require listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.
Do I need to be in when you fit?
We need access, so someone has to let us in. After that, you do not need to stay in the room, though we like to go over the furniture with you at the end.
Can you add power points to the desk?
Sockets and wiring are for your electrician, not us. We design the desk with cable routes and leave room where sockets will go. It’s useful to agree the positions at the measuring visit.
How is a home office priced?
Prices are quoted for your room, once we’ve measured and talked through the design. The size of the room, the amount of desk, shelving and storage, and the finish all shape the price. For a quote, use our contact form to arrange a design visit.
Do you work on Saturdays?
Yes, by arrangement. Tell us when you contact us if a Saturday suits you best.
Fitted home offices in the City of London: what you get
A good home office has a place for everything. We can plan drawers, file storage, a cupboard for the printer and shelving, so the work surface stays clear. Doors keep clutter out of sight at the end of the day. We design the storage around your work, wherever you are in the City of London. Most enquiries start with wires with no tidy route and a desk in the wrong light; the furniture is made from moisture-resistant MDF and birch plywood, finished by spray or by hand.
Many homes around the City of London date from the post-war decades, and London’s post-war housing includes flats in blocks as well as houses. In a flat, the office often shares a room, so a desk that closes away helps. The furniture comes in sections sized for the route in.
Everything we agree at the design visit goes into the written quote: the layout and internal fittings, the materials and the finish. If you’d like to change anything, it’s easier before the furniture is made.

Built-in desks and shelving in the City of London
In the area around the City of London, the largest groups of homes date from between 1945 and 1972 (about 40%) and the years since 2000 (about 27%), according to Valuation Office Agency council tax figures (2025). It’s a good starting point, though every room is still measured, as two homes of the same age rarely match. 36 conservation areas have at least part of their area within a mile of the centre of the City of London. Historic England says England has around 10,000, and the controls mainly cover the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. Since the zone was extended to the outer boroughs in August 2023, the whole of London has been inside the ULEZ. So any van that delivers or fits furniture in the City of London is covered by it. We go through parking and access at the design visit.
For a family home near Fashion Retail Academy, a desk long enough for two can serve a laptop and a homework book side by side. If you live in a flat close to London Cannon Street station, the route in is measured along with the room itself, and the sections are sized to fit it.
The City of London is one of London’s 33 local authority areas. We work across all London boroughs and the City of London, and the City of London is part of that. Our work takes in places right across the rest of London, large and small.
In EC4V, EC1A, EC2M and EC2Y, the process is the same as anywhere else in London. Streets in the area include Aldermanbury Square, Monkwell Square and Paternoster Square, and homes on each of them are within our area for fitted home offices. The City of London sits close to the A1 and A3. If your home is on one of them, tell us at the design visit, as some main roads have strict stopping rules. We also cover Barbican Estate (1 mile north), Bishopsgate (1 mile east), Finsbury (1 mile north), Aldgate (1 mile east) and St Luke's (1 mile north).
Landmarks near the City of London
We fit furniture in homes around Golden Fleece pub, Prior Weston Primary School and Children's Centre and Barts Health Archives. There’s a railway station in the City of London itself: London Cannon Street station. Well-known places in the area include Gabriel's Wharf (0.8 miles south-west) and London Mithraeum (a few minutes’ walk south). Green spaces nearby include Ludgate Hill.
Fitting day, step by step
You will not need to do much on the day. Someone needs to let us in, and it helps to have the room cleared beforehand, as we’ll have talked about at the design visit. From there, we protect the floors, bring the furniture in and get on with the fitting. The time the fitting takes depends on the size of the room and the design, and your quote sets out the fitting days. In a post-war house, the hall and stairs are typically straight and simple, which helps when the sections come in. The way in is still measured, along with the room. On the day, sections are joined, levelled and fixed, with floors protected throughout.
- You contact us about a home office in a spare room, alcove, landing or under the eaves.
- We visit to measure the space, including any slope, alcove or uneven wall.
- Your written quote sets out the design, materials and finish.
- Everything is built in our workshop from moisture-resistant MDF and birch plywood.
- On fitting day each piece is set level and scribed to the walls, so there are no gaps along the edges.
- Your spray-painted or hand-painted finish completes the office.
How to prepare
- Keep pets out of the room and the hallway

Materials and finishes
Doors and drawer fronts
A desk can sit behind doors, out of sight when you are done. It suits a room that also has to work as a guest room or living room. We will discuss the options at the measuring visit.
Pull-out drawers
Drawer boxes are made from birch plywood, which is strong and holds screws well. They carry papers, files and equipment. The fronts match the rest of the office.
When is bespoke worth it?
If you are handy, a simple shelf or a standard wardrobe in a square room is a reasonable DIY job. Sloping ceilings, uneven floors and lath-and-plaster walls make it harder, because scribing and the right fixings start to matter.
Flat-pack and off-the-shelf furniture has its place. If the walls are straight and the space suits standard sizes, it often does the job, and it’s quick to buy.
