Fitted home offices in Streatham

A spare room often makes the best home office, particularly if it still needs to work as a guest room. The office can be planned to leave space for a bed or a sofa, or with doors that close over the desk when you finish work. We’ll look at how the room is used when we visit in Streatham. If your home has no way to put work away and glare from a window on the screen, that is what home offices are for, made from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.

Victorian and Edwardian rooms often have fewer sockets than a modern office needs, so we plan cable routes to the sockets you have. If you need more, that is a job for your electrician before the furniture goes in. Since a large share of homes around Streatham date from before 1919, it’s a common thing to plan for.

We write quotes in plain English. They say what will be made, what it’s made from and how it will be finished.

Hand-painted finish

A hand-painted finish can be done in your home after fitting. Small marks are simple to touch in later. That helps on a well-used desk.

Shelves

Open shelves above a desk keep books in reach. Lower, deeper shelves suit files and a printer. The design visit is where depths are agreed.

Flats, conversions and leaseholders

Mansion blocks and purpose-built blocks often have house rules about lifts, entry systems and when trades can come in. Let us know about them at the measuring visit, so fitting day is planned around them.

In conversions and newer blocks, many internal walls are timber or metal stud with plasterboard. Fixings are chosen to suit whatever the wall is made of, after checking the walls at the design visit.

What we don’t do

Our work is the furniture itself: designing it, making it in our workshop and fitting it. That means:

  • Making good the walls, which is for a plasterer or decorator
  • Structural work, such as removing walls or chimney breasts
  • Setting up computers, screens or networks

Not sure whether your space suits fitted home offices? You can use our contact form and we will tell you before you arrange a visit. How it works.

What goes into it

  • Built-in desks
  • Cable routes
  • Moisture-resistant MDF
  • Birch plywood
  • Hand-painted finish
  • Filing drawers
  • Spray-painted finish

Before and after fitting day

A few practical points help before and after fitting day. Here are some things worth bearing in mind:

  • Think about what will sit on the shelves
  • Think about glare on your screen
  • Think about the space you need to push back
  • Let us know about parking during the design visit

Wiping the desk and fronts with a soft, damp cloth is normally all they need. Avoid scourers and harsh cleaners. The desk edge is touched most, so give it a wipe now and then.

Every so often, look at the handles and hinges. Tightening early stops a small looseness getting worse. If something stops working smoothly, fill in our short enquiry form and describe it.

What happens on fitting day

You won’t need to do much on the day. We need someone to let us in at the start, and the room should already be cleared. After that, it’s over to us: the floors are covered, the sections come in and the fitting begins. How long the fitting takes depends on how much desk, shelving and storage you want, and we confirm the fitting days in your quote. Original hallway tiles and old floorboards are worth protecting, so they’re covered before anything comes in. Fixings into older walls are made carefully, as lath and plaster can crack if treated roughly. Decorating around the furniture afterwards is for your decorator.

  1. You contact us about a home office in a spare room, alcove, landing or under the eaves.
  2. We visit to measure the space, including any slope, alcove or uneven wall.
  3. A quote in writing follows.
  4. In our workshop the furniture is made from moisture-resistant MDF and birch plywood, cut to the angles we measured.
  5. We fit the office in your home, trimming the edges to follow the walls and ceiling.
  6. The finish is either sprayed in our workshop or hand-painted once everything is in.

Before we arrive

  • Let us know about parking near your home
  • Clear the walls of pictures and shelves
  • If you live in a block, book the lift and tell the building manager

Working from home in Streatham

The biggest shares of homes in the streets around Streatham were built before 1919 (about 55%) and between 1919 and 1939 (about 17%), in the VOA’s 2025 council tax stock figures. Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. There are 18 entries on the National Heritage List within half a mile of the centre of Streatham. Being near listed buildings doesn’t make a home listed, and you can check any address on Historic England’s list. Much of inner London is covered by controlled parking zones run by the boroughs. That typically means a van in Streatham needs a visitor permit, a paid bay or a bay suspension through the council. Parking is worth mentioning at the design visit, so the day can be planned around it.

If your home is one of the older houses near St Leonard's Church, an alcove beside the chimney breast is often just right for a built-in desk. If your home is as old as some of the listed buildings nearby, like Roman Catholic Church of the English Martyrs, original features like shutters, panelling and fireplaces are worth designing around. For a listed home, fixing into original features can require listed building consent. For a flat near Streatham station, it is useful to book the lift and tell the concierge before fitting day.

Streatham is about 3 miles north of Stockwell, within the London Borough of Lambeth. We work across all London boroughs and the City of London, and Streatham is part of that. Our work takes in places right across Lambeth, from the busiest high streets to quiet residential roads.

Design visits and fitting in SW16, SW2, CR4 and SW12 work the same way as everywhere else we cover. Close by, we also work in Streatham Park (1 mile west), Furzedown (1 mile west), Streatham Hill (1 mile north), Hyde farm estate (1 mile north) and Grange Mills (1 mile north-west). Other parts of Lambeth we cover include Stockwell (3 miles north), Kennington (4 miles north), North Brixton (3 miles north), Little Portugal (3 miles north), Clapham (3 miles north) and South Bank (5 miles north). Being one of the larger places in Lambeth, Streatham is covered for all of our fitted furniture.

FAQs: fitted home offices in Streatham

Do I need permission for fitted furniture in a conservation area?

Usually not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. If your home is listed, internal works that affect its character can require listed building consent, so check with the council first. If you’re unsure, the council can confirm.

My home in Streatham is a flat. How do you get the furniture in?

At the design visit, we measure the way in along with the room itself. Home offices are built in our workshop in sections sized to fit that route, then assembled in your flat. It helps to check any building rules and your lease before fitting day.

Can you come on a Saturday?

Yes, Saturdays are possible by arrangement. Just mention it when you get in touch.

Is it possible to have an office and a guest bed in one room?

It comes down to the size of the room. A compact office along one wall can leave the rest of the room for a bed. At the design visit, we will suggest what works.

Is the furniture spray painted or hand painted?

There are two ways to finish it: spray painted or hand painted. A spray finish is smooth and even, while a hand-painted one is easy to touch up later.

My walls are not straight. Is that a problem?

Walls and floors that aren’t true are part of the job in older homes. The furniture is scribed to follow the walls and levelled on feet or a plinth.
