How we price TV and media units

What it costs comes down to the materials and the time involved. That depends on:

  • The width and height of the space
  • Parking and unloading on your street
  • The internal fittings
  • How square the room is

Tricky rooms take more time: walls that lean, floors that slope and sloping ceilings all mean more scribing and cutting. The quote allows for it, written once we have measured up.

What we need to know

Ahead of the design visit, we will normally ask about:

  • Whether it’s a house or a flat, and if there are stairs or a lift
  • Pictures showing the full wall, from floor to ceiling
  • Rough sizes: width, height and depth
  • Where you live, with the postcode

Photos help us understand the room before we visit. Pictures of the whole wall, the corners and the ceiling line tell us a lot about the space, along with rough sizes. To share them, fill in our short enquiry form, and we’ll suggest a time for a design visit.

TV and media units in Luxted

Set-top boxes, consoles and amplifiers give off heat, so equipment cannot simply be shut in a closed cupboard. We plan ventilation into the unit, with open backs, gaps or vented doors where they’re needed. Equipment makers often say how much space their boxes need around them. We make TV and media units from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish, and people most often get in touch about a TV stand that doesn’t fit the wall and speakers muffled behind doors.

A good part of the housing around Luxted is interwar, semi-detached or detached. In a typical 1930s house, the front room has a bay at one end and a chimney breast with an alcove to either side, and that layout shapes where TV and media units work best. Walls are often truer than in older houses, but they’re still measured carefully and scribed where they wander.

The written quote is your record of the job. It describes the TV unit we have designed for the room, what it’s made from and how it is finished.

FAQs: TV and media units in Luxted

Do you make TV and media units for homes in Luxted?

Yes, Luxted is within the area we cover, which takes in all of Bromley and the rest of London. We start with a design visit to measure the room and talk through what you need, and then we send a quote.

Can you fit furniture in a home close to Chelsfield station?

Yes. We cover all of Bromley and the rest of London. To get started, you can drop us a line using the contact form with a few details about the room, and tell us about parking and access at the same time.

Does fitted furniture need planning permission?

Not normally. Conservation area controls are largely about how buildings look from outside, and fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different: check with the council’s conservation officer first.

Is an outside wall a problem for fitted furniture?

It can be done with some care: leaving ventilation behind and inside helps stop condensation. We don’t treat damp, so any damp should be sorted before fitting day.

Can I send photos before the visit?

Yes. They give us a feel for the space before we visit. Show anything the furniture has to work around, such as radiators or sockets.

Do I get to choose the colour?

You do. We agree the colour with you.

TV and media units in Luxted: local notes

Homes built between 1945 and 1972 make up about 29% of the housing in the area around Luxted, with about 25% built between 1973 and 1999, going by the Valuation Office Agency’s 2025 council tax figures. That matters for TV and media units, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. Near the centre of Luxted, Historic England’s list includes Down House (Grade I), about 0.5 miles north, and Luxted Farmhouse (Grade II), under half a mile south-east. Listing covers the inside of a building as well as the outside, so works that affect a listed home’s character, like removing original joinery, can require listed building consent. Check with the council’s conservation officer first. A quarter or more of the homes in the streets around Luxted (about 29%) were built between 1945 and 1972, based on the Valuation Office Agency’s 2025 council tax data. Rooms from that era are often squarer, with fewer alcoves and sometimes no chimney breast, so TV and media units often run along a full wall, fixed to suit the wall, which may be concrete or block.

For a flat near Chelsfield station, TV and media units are made in sections sized for the stairs, landings and lift, so measuring the route matters as much as measuring the room. For an older house near Church of St Peter and St Paul, walls that bow and floors that slope are why TV and media units are scribed to fit rather than pushed into place. If your children go to Cudham Church of England Primary School or a school nearby, shelving with deep cupboards below keeps books, games and school things in one place.

Before and after fitting day

Most of what helps is simple. What we’d suggest:

  • Plan open spaces for anything controlled by a remote
  • Book your electrician first if sockets need to move
  • Think about whether you’ll upgrade the screen
  • Think about the viewing height from your sofa

Painted finishes feel dry quickly but take longer to cure fully. For the first while, place equipment gently rather than sliding it.

Label cables when you set things up, so changes later are simple.

Flats, blocks and rented homes

Mansion blocks and purpose-built blocks often have house rules about lifts, entry systems and when trades can come in. Tell us about them at the design visit.

A lot of London’s terraced houses are now converted flats, and that often means a shared hallway and a tight turn on the stairs. Each section is sized with that in mind, once we have measured the way in.

From workshop to your room

You are welcome to ask questions while we work. The design, materials and finish were settled before anything was made, so fitting day is about putting it in place carefully and leaving everything tidy. How long fitting takes depends on the size of the unit and how many cupboards and shelves it has, and we confirm the fitting days in your quote. In a 1930s house with a converted loft, the stairs to the loft room are often steeper than the main flight, so any section going up there is sized for them. Elsewhere in the house, the route is usually more generous. The pieces are joined and fixed once in place.

  1. You get in touch about a built-in TV unit.
  2. At the design visit we agree the layout and talk about colour and finish.
  3. A quote in writing follows, with the finish set out.
  4. The unit is built in our workshop from moisture-resistant MDF, which takes paint well, and birch plywood.
  5. We fit it in your home; a hand-painted finish is applied once it is in and is easy to touch up later. Go gently with new paintwork while it cures.

Preparing the room

  • Move anything in the hall or on the stairs out of the way
  • Clear the area where the furniture is going
  • Make sure pets are kept safely away

How to get a quote

The quote is built from the design visit. We take full measurements, see how true the walls and floors are and work through the design together. A written quote follows the visit. To arrange the visit, tell us about the room on our contact form.

Bespoke or off-the-shelf?

Off-the-shelf TV units come in a few set colours. Ours are painted in a colour agreed with you. Even in a 1930s house, walls and floors aren’t perfectly true, so standalone furniture can still lean or leave gaps. Built-in pieces are adjusted to the room on site.

Getting to the room affects the job as well. Several flights of stairs, a small lift or a narrow hall can mean smaller sections and more carrying. Every piece is quoted for your room after the design visit.

Why choose us
