Your questions about TV and media units in Vanbrugh Park Estate

Can parking be tricky on fitting day in Vanbrugh Park Estate?

It can be: much of inner London is covered by controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. Let us know what parking is near you at the design visit, so we can plan the day around it.

Do you make TV and media units for homes in Vanbrugh Park Estate?

Yes, Vanbrugh Park Estate is within the area we cover, which takes in all of Greenwich and the rest of London. The first step is a design visit, where we measure and discuss the design, followed by a quote.

How do you hide the TV cables?

We plan cable routes through the unit from the start, with openings and access panels. Where the cables meet the wall depends on where the sockets are.

Who chooses the colour?

You choose it, and it is agreed with you before painting. Whichever finish you pick, it is in the colour you have chosen.

Do pictures help?

Yes. They give us a feel for the space before we visit. It’s useful to show radiators, sockets and anything else on the wall.

Can you plan for a future TV?

We can plan the opening with a bigger screen in mind, if you expect to upgrade. Mention the largest screen you might buy when we visit.

Everything starts with the screen. We plan the space around the TV you have, or the one you expect to buy, with a margin so it isn’t a tight squeeze. The height of the screen matters as well: it should suit where you sit, not just the wall. If you are living with wasted space around the screen and boxes and consoles on the floor, TV and media units made from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted can solve it.

Around Vanbrugh Park Estate, a large share of homes date from before 1919, which in London mostly means Victorian and Edwardian houses. Main rooms in houses like these normally have a chimney breast with an alcove on each side, and those alcoves are the natural home for TV and media units. Walls are rarely flat, so each piece is scribed to the plaster and set level on a plinth or adjustable feet, then cut neatly around the skirting and any picture rail or cornice.

Everything we agree at the measuring visit goes into the written quote: the layout and internal fittings, the materials and the finish. If you’d like to change anything, it’s easier before the furniture is made.

What happens on fitting day

Before anything is fixed, we set the furniture level. Where the floor slopes, we bring the furniture up to level on adjustable feet or a plinth. Only then is it fixed to the wall, with fixings chosen to suit brick, lath and plaster or plasterboard. If your hall still has its original tiles or boards, they’re covered before any carrying starts. Fixings into older walls are made carefully, as lath and plaster can crack if treated roughly. Decorating around the furniture afterwards is for your decorator.

  1. You get in touch about a built-in TV unit.
  2. At the design visit we agree the layout and talk about colour and finish.
  3. A written quote follows, with the finish set out.
  4. The unit is made at our workshop from moisture-resistant MDF, which takes paint well, and birch plywood.
  5. We fit it in your home; a hand-painted finish is applied once it’s in and is easy to touch up later. Go gently with new paintwork while it cures.

Before we arrive

  • Clear the walls of pictures and shelves
  • Check the building’s rules for trades and lift bookings
  • Arrange any electrical changes with your electrician ahead of time

Ask for a quote

Rough measurements are fine at the start. Everything is measured properly when we visit, including how level the floor and ceiling are. To arrange it, use our contact form with some details about the room. The written quote follows the visit.

Spray-painted finish

Because it’s sprayed before fitting, the unit comes painted. Treat it gently while the paint cures fully.

Birch plywood

A wide shelf under the TV needs stiffness. Birch plywood helps.

Built-in living-room furniture in Vanbrugh Park Estate

About 46% of the homes in the area around Vanbrugh Park Estate went up before 1919, and about 23% since 2000, in the VOA’s 2025 council tax stock figures. We take that into account at the design visit, since older and newer walls take different fixings. Near the centre of Vanbrugh Park Estate, Historic England’s list includes Royal Observatory (Grade I), about 0.6 miles west, and Royal Observatory Flamsteed House (Grade I), about 0.6 miles west. Where a home is listed, listed building consent can be needed for inside works that affect its character, such as fixing into original panelling. An early word with the council’s conservation officer is the best first step. More than a third of the homes in the area around Vanbrugh Park Estate (about 46%) were built before 1919, going by the Valuation Office Agency’s 2025 council tax figures. In houses of that age, the chimney breast often becomes the TV wall, with cupboards in the alcoves for set-top boxes and speakers, with cable routes and ventilation planned in.

If your children go to Wildwood Montessori School or a school nearby, low doors that small hands can open, with books and ornaments higher up, suit a busy family room. If your home is one of the older houses near St John the Evangelist's Church, the alcoves beside a chimney breast are the natural place for TV and media units. If you live in a flat close to Maze Hill station, each piece is planned so it can be carried up and joined together in the room.

Why bespoke in Vanbrugh Park Estate?

Most stands have a cable hole or two at the back, but cables typically still show somewhere. We plan the cable routes into the design. Recesses in older houses come in every size except the standard ones, so off-the-shelf pieces either don’t fit or leave a gap either side. Made for the space, the furniture uses the full width and height.

Because every job is different, the cost is set out in a written quote after the visit. A larger piece means more material and more time, so size comes first. After that, the number of doors and drawers, the internal fittings and the finish all play a part.

Why us?

What TV and media units cannot fix

Some parts of a job need another trade, such as an electrician, a plumber or an engineer on the Gas Safe Register. Here is what to bear in mind:

  • Repairing plaster or redecorating
  • Installing aerials, satellite dishes or broadband
  • Moving sockets or adding new wiring, which is for your electrician

If you are not sure what’s possible in your room, you can get in touch through our contact form and we will give you a straight answer before you arrange a visit. How it works.

What it’s made from

  • Moisture-resistant MDF
  • Spray-painted finish
  • Ventilated cabinets
  • Birch plywood
  • Hand-painted finish
  • Cable routes

Could you do it yourself?

Cost matters, and it’s fair to say so: off-the-shelf furniture normally costs less up front. Bespoke earns its place where the room is tricky, space is tight or you want the furniture to look part of the house.

A confident DIYer can manage simple shelves or a standard wardrobe in a square room. It gets harder with sloping ceilings, out-of-level floors and lath-and-plaster walls, because scribing and the right fixings start to matter.
