Built-in bookshelves in Vanbrugh Park Estate: what you get

We make built-in bookshelves from moisture-resistant MDF and birch plywood. MDF suits the panels and faces, while birch plywood is used where strength matters. The finish is spray painted in the workshop or hand painted, in a colour agreed with you. We fit across Greenwich and the rest of London. Typical reasons to get in touch are a room lined with books and shelves packed two rows deep; the furniture is made from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.

Around Vanbrugh Park Estate, a large share of homes date from before 1919, and in London most homes of that age are Victorian or Edwardian. Main rooms in houses like these normally have a chimney breast with an alcove on each side, and those alcoves are the natural home for built-in bookshelves. Because old walls bow and floors slope, the units are scribed to follow the wall and levelled at the base, then cut neatly around the skirting and any picture rail or cornice.

After the design visit, we send you a quote in writing. It describes the design we discussed, the materials and the finish.

How fitting day works

However carefully a piece is made in the workshop, it still has to meet the room, and that happens on fitting day. Few walls in older London homes are truly flat or square, so we scribe the edges by hand to follow the wall, until the line is tight. How long the fitting itself takes depends on how much shelving there is and how many cupboards sit below it, and the fitting days are set out in your quote. Older London houses often have narrow hallways and tight turns on the stairs, so the furniture comes in sections sized for the route in. Floors and stair carpets are protected on the way in and out.

  1. It starts when you tell us about the wall and your books.
  2. We come to measure and talk through the design.
  3. Your written quote follows, covering the design, materials and finish.
  4. We make the shelving in our workshop from moisture-resistant MDF and birch plywood.
  5. We fit it in your home and go through it with you before we leave.

Getting a quote

There’s no price list: each design is priced in writing after we’ve seen the space. Each room is different, so we quote after seeing it. For a quote, message us from the contact page.

Flat-pack or bespoke?

If you are handy, a simple shelf or a standard wardrobe in a square room is a reasonable DIY job. It gets harder with sloping ceilings, out-of-level floors and lath-and-plaster walls, because scribing and the right fixings start to matter.

Long shelves are where off-the-shelf often struggles. How much a shelf bends depends on its span, depth and load, and long runs need a thicker shelf, a lip along the front or a support. We design shelves with that in mind.

Questions we are often asked

Do I need permission for fitted furniture in a conservation area?

Not normally. Conservation area controls are mostly concerned with the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character can require listed building consent from the council. If you’re unsure, the council can confirm.

Do you make built-in bookshelves for homes in Vanbrugh Park Estate?

Yes. Vanbrugh Park Estate is one of the places we work, along with the rest of Greenwich and London. You can drop us a line using the contact form to arrange a design visit.

What happens if there is a radiator where I want shelves?

It can be done, but it needs careful planning. Heat needs space to escape, so we leave a gap or open front rather than boxing the radiator in. Often the better answer is to stop the shelves short of it, or have your plumber move it.

Can you add sockets inside the units?

No. Any new wiring, sockets or lights need an electrician. We’ll design around them.

Should my shelves be fixed or adjustable?

They can be, and many people choose a mix. A few fixed shelves keep the bookcase rigid, with adjustable ones in between.

Do I choose the paint colour?

You choose it. Spray and hand-painted finishes both use the colour you’ve chosen.

Built-in living-room furniture in Vanbrugh Park Estate

In the neighbourhood around Vanbrugh Park Estate, the largest groups of homes date from before 1919 (about 46%) and the years since 2000 (about 23%), according to Valuation Office Agency council tax figures (2025). For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. Vanbrugh Park Estate is partly covered by a conservation area, going by Historic England’s data. Planning controls in conservation areas are mainly concerned with the outside of buildings, so fitting furniture inside a house doesn’t normally need permission. If you’re unsure, check with the council before work starts. The Ultra Low Emission Zone has covered all of London since it reached the outer boroughs on 29 August 2023. Vans bringing furniture to Vanbrugh Park Estate fall under it, just as they do across the rest of London. We plan parking and access with you during the design visit.

Close to East Greenwich Pleasaunce? Shelving that stops short of the window keeps the view of the green. If you live in a flat close to Maze Hill station, check any building rules on lifts and working hours early, and the sections will be sized for the way in. If your home is one of the older houses near St John the Evangelist's Church, picture rails and cornices give built-in bookshelves a line to finish at.

Before and after fitting day

A little care keeps the finish looking good, whether it was spray painted or hand painted. Here are our suggestions:

  • Plan heavy items for the lower shelves
  • Think about whether the spacing needs to change later
  • Think about whether a radiator should move before fitting
  • Allow room for the collection to grow

Load the shelves gradually and evenly. Keep the heaviest books low and close to the supports, which helps the shelves stay straight.

Overloading is the main cause of sagging. Mention any heavy collection you plan to add when we design the shelves.

What built-in bookshelves can’t fix

Electrics, plumbing, gas, plastering and structural work are not part of what we do. There are a few other points to bear in mind:

  • Moving a radiator, which is a plumber’s job
  • Redecorating, which is for your decorator
  • Any wiring or new sockets (your electrician handles that)

If in doubt, you can use our contact form and describe the room before you arrange a visit. How a job runs, step by step.

Flats, conversions and lettings

If the property is let, we’ll need access agreed with the tenants, at times that suit them. An agent can arrange access for you, and the written quote can go to whoever needs it.

If you live in a flat, getting the furniture in is planned from the start. At the design visit, we measure the stairs, the landings, any lift and the doors, so the furniture can be made in sections that fit through without a struggle.
