Fitted wardrobes in Cockfosters: what you get
Wardrobes can be built around a bed, with tall cupboards either side and storage bridging over the headboard. In other rooms, the units sit either side of a window, with a dressing table or seat in between. We plan the layout so the room still feels open. We make fitted wardrobes from moisture-resistant MDF and strong birch plywood, with a painted finish, and people most often get in touch about condensation behind a wardrobe on an outside wall and bedroom alcoves that could hold clothes.
In a 1930s semi, the main bedroom often sits over the front room and its bay, so fitted storage normally goes on the walls either side while the bay stays open. Interwar houses, semis and detached homes make up a big part of the housing around Cockfosters, so that shape of room is worth knowing. Every wall is measured, as a room that looks square rarely is.
The written quote puts the design visit in writing: the layout, what goes inside, the materials used and the finish. If something isn’t quite right, tell us before anything is made.

How fitting works for fitted wardrobes
Before anything is fixed, we set the furniture level. Floors are often out of level, so adjustable feet or a plinth take up the difference, and that keeps the doors and shelves true. After that, it is fixed to the wall using fixings that suit the wall, whether that is solid brick, lath and plaster or plasterboard. Some interwar and suburban streets have driveways, which can make unloading easier, so let us know at the design visit. Otherwise, a visitor permit or a nearby bay helps. Floors and doorways are protected while the pieces come in.
- It starts when you let us know about the room, the floor it is on and the wardrobes you want.
- We visit to measure the room and talk through the design, and we measure the stairs, landings and doorways too. Let us know about parking as well, as a van normally needs a permit, a paid bay or a bay suspension in much of London.
- A written quote follows with the design, materials and finish.
- The wardrobes are made in our workshop from moisture-resistant MDF and birch plywood, in sections sized for the route we measured.
- We carry the sections up, join them in the room and scribe them to the walls and ceiling.

Damp treatment and building work are for other specialists, and there are a few other limits too:
- Converting a loft (we build storage in lofts that are already converted)
- Decorating or plastering the room
- Taking out a chimney breast to make space

Questions from Cockfosters
Is Cockfosters in the area you cover for fitted wardrobes?
Yes. Cockfosters is one of the places we work, along with the rest of Barnet and London. You can message us from the contact page to arrange a design visit.
Will parking be an issue for fitting furniture in Cockfosters?
It can be, depending on whether your street is in a controlled parking zone. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. Let us know what parking is near you at the design visit.
How is the price worked out?
It depends on the size, the number of doors and drawers, the internal fittings and the finish. The price comes in a written quote after the design visit.
Which is better for fitted wardrobes, hinged or sliding doors?
It depends on the room. Hinged doors open a whole section at once but need room in front to swing; sliding doors suit narrow rooms, though only part of the inside is open at once. We’ll help you weigh them up when we visit.
Is it possible to have storage over the bed?
Yes. A common layout is tall cupboards either side of the bed and storage above the headboard. We plan it so the bed fits comfortably and the room still feels open.
Do I need planning permission for fitted furniture?
Not normally. Conservation areas mostly control changes to the outside, and furniture inside a house does not normally need it. In a listed building, check with the council’s conservation officer before any work.
Made for the room, or bought in a box?
Bought wardrobes are made in set sizes, which leaves gaps above and beside them. A fitted wardrobe runs to the ceiling and the walls. Doors, windows and radiators rarely leave a gap that matches a standard width, which leaves ready-made pieces sitting awkwardly. Fitted furniture is designed around them.
Access to the room makes a difference too. Several flights of stairs, a small lift or a narrow hall can mean smaller sections and more carrying. Your quote is written for your room once we’ve visited and measured.

Tips worth knowing
These points come up often when people plan fitted wardrobes. They help before and after fitting:
- Plan any socket or switch changes with your electrician before fitting
- List the things that won’t hang, such as jumpers and shoes
- Measure the gap between the wardrobe wall and the bed
- Check the route into your flat, not just the room
Doors can settle a little once the wardrobes are filled. Most hinges can be adjusted to bring a door back in line, and sliding doors can be adjusted on their runners.
Close doors gently and don’t let them swing into furniture. It keeps hinges and runners in adjustment longer.
Fitted wardrobes for homes in Cockfosters
Homes built between 1945 and 1972 make up about 31% of the housing in the neighbourhood around Cockfosters, with about 30% built between 1919 and 1939, according to Valuation Office Agency council tax figures (2025). Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. The Monken Hadley Conservation Area is close by, within about a quarter of a mile of the centre of Cockfosters. Conservation area rules mainly cover the outside of buildings, so fitted furniture inside a house does not normally need planning permission. The council can confirm if you are not sure. Detached and semi-detached houses are home to about 60% of households in the streets around Cockfosters, based on Census 2021. In a semi or detached house, a driveway, where there is one, can make unloading easier.
Living in a block of flats near New Barnet station? Then each piece is planned so it can be carried up and joined together in the room. Close to Belmont Open Space? A bedroom facing the green is best kept light, with the furniture on the side walls. For an older house near Christ Church, tall ceilings give fitted wardrobes room to reach the cornice.

Could you do it yourself?
Off-the-shelf cupboards come in fixed sizes, so there is often a strip of wasted space at the side or above. Fitted furniture is made to the room’s measurements, so it can use the full height and width.
The real difference is in the fit: scribed edges, a level base on an uneven floor and furniture that meets the ceiling, skirting and picture rail. In an older room, standard units rarely manage that.
