How we price under-stairs storage

The price reflects the time and materials the job needs. The main factors are:

  • How many doors and drawers there are
  • Whether you choose a spray or hand-painted finish
  • Parking near your home
  • How easy it is to get the furniture into the room

Tricky rooms take more time: uneven walls, sloping floors and angled ceilings all add scribing and cutting on site. The quote allows for it.

Before the design visit

Some details help us understand the job before we visit. When you contact us, it is useful to send:

  • The postcode, so we can plan the visit
  • What you’d like to store or use the space for
  • Photos of the whole wall or room, including the floor and ceiling
  • Rough sizes, even if they’re only to the nearest few centimetres

Photos help us understand the room before we visit. A few pictures showing the walls, the corners and where the ceiling meets them tell us a lot about the space, especially with rough sizes. To send them over, use our contact form, and we’ll suggest a time for a design visit.

Under-stairs storage in Haggerston

In some homes the stairs rise from the living room or kitchen, so the storage beneath them is on show. Here the doors, drawer fronts and finish matter as much as the storage behind them. We can make plain or panelled fronts, painted to sit with the walls or to stand out. In Haggerston or anywhere else, the aim is storage that looks considered, not added on. Most enquiries start with nowhere to put coats, shoes and bags and stairs open to a room, with clutter on show; the furniture is made from moisture-resistant MDF and birch plywood, finished by spray or by hand.

A large number of homes around Haggerston date from 2000 onwards, and newer homes often have little built-in storage. Fitted storage can turn a hallway recess, a landing or the space under the stairs into somewhere useful. Walls in newer homes are often plasterboard on timber or metal studs, so the fixings are chosen for that.

The written quote is your record of the job. It sets out the under-stairs cupboard designed for your room, what it is made from and how it is finished, and it is what the workshop builds to.

Fitting day, step by step

Period rooms often have skirting boards, picture rails, cornices or coving for the furniture to meet. On fitting day, we cut and scribe the furniture around these details, so it looks as though it was always there. The time the fitting takes depends on the size of the space and the design, and we confirm the fitting days in your quote. Stud walls can carry pipes and cables, so we check before drilling, with heavier pieces tied into the studs. Any new sockets or plumbing are for your electrician or plumber, ideally before fitting day.

  1. You get in touch and tell us what’s under the stairs now, including any gas meter, electricity meter or fuse board.
  2. At the design visit we measure the space and plan the storage around the meters, so readers and engineers can still reach them.
  3. You receive a written quote for the storage.
  4. We make it in our workshop from moisture-resistant MDF and birch plywood, with a door or panel left where the meters need access.
  5. The storage is fitted and set level, and the meter access is checked with you.

Preparing the room

  • Tell us about parking near your home
  • Get any new sockets or wiring done by your electrician before fitting day
  • Keep pets out of the room and the hallway

How to get a quote

We quote once we have seen the room. At the visit, we measure, look at the walls and floors and go through the design with you, and the written quote comes after. Your quote is written for your room once we’ve visited and measured. To arrange a visit, drop us a line using the contact form.

Haggerston homes and under-stairs storage

Homes built since 2000 make up about 35% of the housing in the area around Haggerston, with about 31% built between 1945 and 1972, going by the Valuation Office Agency’s 2025 council tax figures. It is a good starting point, though every room is still measured, as two homes of the same age rarely match. Within a mile of the centre of Haggerston, 22 conservation areas are recorded by Historic England. Historic England says England has around 10,000, and the controls mainly cover the outside of buildings. The ULEZ (Ultra Low Emission Zone) now covers the whole of London, Hackney included. Vans bringing furniture to Haggerston fall under it, just as they do across the rest of London. We go through parking and access at the design visit.

The wider area includes historic houses such as Sutton House, about 1.5 miles north-east. If your own home is a period one, under-stairs cupboards are scribed to walls and stair strings that are rarely straight. For a flat near Hoxton station, the lift, the stair turns and the front door all set the largest piece that can come in.

What prompts under-stairs storage in Haggerston

The most common reason is clutter. Things get pushed to the back, piled on top of each other and forgotten. Purpose-made drawers and shelves give everything its own place, and you no longer need to empty the cupboard to reach one thing.

Common reasons to get in touch include:

  • A meter or fuse board buried behind clutter
  • A hallway crowded with coats and shoes
  • Needing a compact spot for a laptop
  • A low corner too deep to reach into

Choosing a carpenter

  • A quote in writing that sets out the job
  • How the doors are hung and adjusted
  • How they deal with uneven walls and floors
  • Which parts of the job need an electrician or a plumber

Choosing a carpenter in London: a checklist

Made for the room, or bought in a box?

Standard storage is built for a level floor and a square space, and the space under a staircase is neither. A ready-made unit tends to leave gaps at the slope and wasted space at the back. Storage made for the space follows the angle of the stairs and uses its full depth. It costs more than something off the shelf, and what you gain is the space a standard unit cannot reach. Separate ready-made pieces can make an open-plan room feel unplanned, while fitted furniture can give the space structure.

How it is painted is part of the price: spray painting happens in the workshop, and hand painting can be done in your home. The written quote reflects your choice, along with the size and fittings.

Questions from Haggerston

Do you make under-stairs storage for homes in Haggerston?

Yes, Haggerston is within the area we cover, which takes in all of Hackney and the rest of London. We start with a design visit to measure the room and talk through what you need, followed by a quote.

Does a conservation area in or near Haggerston affect fitted furniture?

Not normally. Conservation area controls are mostly concerned with the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. If your home is listed, internal works that affect its character may need listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.

Do I need to be at home on fitting day?

Someone needs to be there to let us in. You do not need to watch us work.

Can you match the storage to my hallway?

Yes. The colour is your choice and is agreed in the quote. We can spray it in the workshop or hand-paint it in your home. Either finish can follow a colour already in the hall.

Should I choose drawers or cupboards under the stairs?

The answer depends on your stairs and what you will keep there. Drawers make the low end useful, because you pull the back of the space to you. At the tall end, a cupboard is often better for coats and the vacuum.

What does an under-stairs cupboard cost?

We quote each job for the room it’s going into, after the design visit. The mix of drawers, doors and shelves, and the finish you choose, all play a part. We set it all out in a quote in writing.

What we don’t do

It’s useful to know what’s outside our work before you plan:

  • New sockets, lights or wiring, which are for your electrician
  • Moving gas pipes under the stairs
  • Making good the walls and ceiling, which is for a plasterer or decorator
