FAQs: under-stairs storage in Maryland
Will a conservation area stop me having under-stairs storage fitted in Maryland?
Not normally. Conservation area controls are mainly about the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. If your home is listed, works inside that affect its character can require listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.
Can parking be tricky on fitting day in Maryland?
It can be, depending on whether your street is in a controlled parking zone. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It helps to let us know about parking at the design visit, so we can plan the day around it.
What if my walls and floors are out of level?
Walls and floors that aren’t true are part of the job in older homes. The furniture is scribed to follow the walls and levelled on feet or a plinth.
What if the wall is cold or damp?
It can be done with some care: leaving ventilation behind and inside helps stop condensation. We do not treat damp, so any damp should be sorted before fitting day.
Do you do the electrics?
No. Electrical work is not something we do; it is a job for your electrician. We can allow for cable routes in the design, and new sockets should be in place before fitting day.
Is it possible to have a desk built under the stairs?
It depends on the height and how open the space is. We look at it during the design visit and tell you honestly whether it will work. Where it works, it makes a neat spot for a laptop and paperwork.
Under-stairs storage for homes in Maryland
Not every staircase is in a house. A maisonette, a split-level flat or a staircase down to a lower floor can all leave space underneath. We measure the space and the route in, so the sections made in our workshop fit through the front door and along the hall. Wherever your home is in Maryland, the process is the same. People normally come to us about a staircase with untidy space beneath it and space under the stairs that’s hard to use; the furniture is made from birch ply and moisture-resistant MDF, painted by hand or sprayed.
Many homes around Maryland were built since 2000, and newer houses that have had the loft converted often have sloping ceilings and eaves to use. For lofts, the storage goes into spaces that are already converted or boarded. Wherever they go, under-stairs cupboards are fixed to suit the wall.
The written quote is your record of the job. It describes the under-stairs cupboard we’ve designed for the room, its materials and its finish, and it’s what the workshop builds to.

When you need someone else
Not everything around under-stairs storage is carpentry, like an electrician, a plumber or an engineer on the Gas Safe Register. Here’s what to know:
- Changing where a meter sits, which isn’t carpentry
- Gas pipework, which needs an engineer on the Gas Safe Register
- Reshaping or rebuilding the staircase
If you’re not sure what’s possible in your room, you can tell us about the room on our contact form and we’ll give you a straight answer. How a job runs, step by step.
What it’s made from
- Hand-painted finish
- Spray-painted finish
- Pull-out drawers
- Moisture-resistant MDF
- Coat hooks and shoe shelves
- Birch plywood
Caring for painted furniture
A few practical points help before and after fitting day. Here are some things worth bearing in mind:
- Tell us about parking at the design visit
- Find out what sits in the space now, from meters to pipes
- Think about what you will keep in each drawer
- Plan decorating around the fitting
When you load the drawers, put the heaviest things low and towards the front. It helps the runners and keeps the storage working well. We size the shelves for what you said you’d store, so it’s worth keeping to that plan.
Damp coats and shoes put moisture into a closed space. Let them dry before they go away, and leave the door open for a while after a wet day if the cupboard feels damp.
Under-stairs storage for homes in Maryland
The biggest shares of homes in the area around Maryland were built since 2000 (about 55%) and before 1919 (about 19%), according to Valuation Office Agency council tax figures (2025). It’s a good starting point, though every room is still measured, as two homes of the same age rarely match. Entries on the National Heritage List near the centre of Maryland include The Theatre Royal (Grade II*), less than half a mile east, and University House (Grade II*), about 0.5 miles east. If your own home is listed, internal works that affect its character, such as fixing into or removing original joinery, may need listed building consent. Ask the council’s conservation officer before anything is fixed. About 55% of homes around Maryland were built since 2000, well above the figure for Newham as a whole, about 29%, according to Valuation Office Agency council tax figures (2025). That makes plasterboard stud walls and compact rooms more likely, which shapes the fixings and sizes.
Close to West Ham Park? Under-stairs cupboards can be designed to hold outdoor kit, from walking boots to picnic things. If your home is one of the older houses near Church of St John the Evangelist, the triangle under an old staircase is often deeper than it looks.
Maryland is part of the London Borough of Newham, about 2 miles south-east of Plaistow. Wherever you are in Maryland, the process is the same: we visit and measure, send a quote in writing, make the furniture in our workshop and fit it. Maryland is one of the places in Newham where we make under-stairs storage.

Landmarks near Maryland
We fit furniture in homes around The Two Puddings pub, Carpenters Primary School and Sarah Bonnell School and the streets around them. There is a railway station in Maryland itself: Stratford (London) station. Other landmarks nearby include Passmore Edwards Museum (0.5 miles east) and Queen Mary's Hospital for the East End (close by, under half a mile east). Not far away are Old Ford Island.
Bespoke or off-the-shelf?
Off-the-shelf storage is not designed around a meter or a fuse board. Fitted in front of one, it can make access awkward for readings and safety checks. Bespoke storage is planned around them from the start. Newer homes often have compact rooms where standard furniture leaves awkward gaps, and fitted furniture uses that space. It can also be planned around boxed-in pipes and risers.
Prices are quoted for your room, once we’ve measured and talked through the design. Size, the number of doors and drawers and the internal fittings make the biggest difference to the price.

From workshop to your room
Every fitting follows the same order: floors are protected, the sections come in, everything is levelled, scribed to the walls, fixed and finished. At the end, we tidy up and go over the work with you. How long fitting takes depends on the shape of the space and the number of drawers and doors, and your quote sets out the fitting days. Newer blocks often have concierge desks, entry systems and rules on lift booking, so check them with the managing agent before fitting day. Under-stairs cupboards are made in sections sized for the lift and doors.
- You get in touch and tell us a little about the space under your stairs.
- At the design visit we measure under the stairs and plan the drawers and doors with you, keeping the meters and fuse board easy to reach.
- You receive a written quote for the storage we’ve discussed, for you to read through.
- We make every part in our workshop, shaped to the angle of your stairs. We use moisture-resistant MDF and birch plywood.
- The storage is fitted in your home and checked, drawer by drawer. Any meters stay easy to reach.
Before fitting day
- Make sure pets are kept safely away
- Have your electrician move any sockets or switches beforehand
- Clear the walls of pictures and shelves
Starting with a design visit
The price comes in a written quote, worked out from the measurements and the design you choose. Because every room is different, the quote comes after the design visit, when we’ve measured up and talked through the design. To arrange a visit, send us a few details through our contact form.
Advice
Is it time for under-stairs storage?
Others are looking for a small place to work. Where the space is open to a room, a built-in desk with shelves can fit there neatly. It won’t replace a full home office, but it suits paperwork and a laptop.
If you recognise any of these, it’s worth talking to us:
- Nowhere to keep the vacuum and ironing board
- A staircase with untidy space beneath it
- Space under the stairs that’s hard to use
- Nowhere to put coats, shoes and bags
Living in a block of flats near Stratford (London) station? Then it helps to book the lift and tell the concierge before fitting day.
Choosing a carpenter
- Which materials they’ll use, named in the quote
- Who does any electrics, plumbing or gas work
- Whether they measure the room themselves
- How they’ll get the furniture into the room
