What affects the price in St George in the East

Several things affect the price:

  • How square the room is
  • How big the furniture is
  • Doors and drawers, and how many
  • Parking and unloading on your street

Awkward rooms take more time: walls that lean, floors that slope and sloping ceilings all mean more scribing and cutting. That’s reflected in the quote.

Getting in touch

To give us a picture of the room, it helps to include:

  • What you’d like to store or use the space for
  • What kind of home it is, and which floor the room is on
  • Where you live, with the postcode
  • Any ideas or images you have saved

A quote begins with some details from you: the room, rough measurements and some pictures if you have them. When you are ready, fill in our short enquiry form. We will then arrange a design visit and follow it with a written quote.

About our under-stairs storage in St George in the East

We make each under-stairs cupboard in our workshop from moisture-resistant MDF and birch plywood. Birch plywood is strong and holds screws well, which suits drawer boxes that carry weight, and MDF gives the doors and fronts a smooth surface for paint. The finish is sprayed or hand-painted, and then the storage is fitted in your home in St George in the East. People usually come to us about a fuse board that’s hard to get to and nowhere to put coats, shoes and bags; the furniture is made from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.

Hallways in newer flats and houses are often short, with doors opening off every side, which leaves little wall for storage. With many homes around St George in the East built since 2000, the hall is often where we look first. Even a shallow run can hold coats and shoes without crowding the doors.

You get the quote in writing, so you can read it at your own pace and talk it over at home. It records the design, the materials and the finish we discussed.

How fitting day works

If anything comes up on the day, just ask. Most of the decisions were made at the design visit and set out in your quote, so the day itself is about careful fitting and leaving the room tidy. The time the fitting takes depends on how much storage you want under the stairs, and we confirm the fitting days in your quote. Before fixing into a stud wall, we check for pipes and cables, with heavier pieces tied into the studs. Other trades handle any new sockets or plumbing, ideally before fitting day.

  1. You contact us about the space under your stairs.
  2. At the design visit we measure the underside of the stairs and the floor, then talk through drawers, cupboards and coat storage.
  3. We send a written quote for the storage.
  4. The drawers, doors and carcasses are built in our workshop from moisture-resistant MDF and birch plywood, cut to the angle of the stairs.
  5. We fit the storage in your home, trimming the edges so they meet the stairs neatly.

Preparing the room

  • Book any lift and let the concierge or building manager know
  • Keep pets out of the room and the hallway
  • Clear the hallway and stairs so the sections can come through

Photos help us understand the room before we visit. Pictures of the whole wall, the corners and the ceiling line tell us a lot about the space, especially with rough measurements. To share them, fill in our short enquiry form, and we will suggest a time for a design visit.

Advice

St George in the East homes and under-stairs storage

Homes built since 2000 make up about 37% of the housing in the neighbourhood around St George in the East, with about 29% built between 1973 and 1999, in the VOA’s 2025 council tax stock figures. It’s a good starting point, though every room is still measured, as two homes of the same age rarely match. The National Heritage List has 120 entries within half a mile of the centre of St George in the East. Older homes nearby may have original joinery, shutters or panelling worth keeping, and under-stairs cupboards can be designed to work around them. Red routes are run by TfL, with tight limits on where and when vehicles can stop. If your home is on or just off a main road, it helps to mention it. It lets us plan the stop before fitting day.

For an older house near St Peter's, the cupboard door under a period staircase can be kept or replaced to match the new storage. If you live near William Curtis Ecological Park, under-stairs cupboards can be designed to hold outdoor kit, from walking boots to picnic things.

Flat-pack or bespoke?

It is worth being honest about cost: flat-pack is usually cheaper to buy. Bespoke makes more sense where the room is tricky, the space is valuable or you want the furniture to look built in.

Shop-bought shelves can sag over a long span. Span, depth and the weight on it decide whether a shelf sags, so a long run needs a thicker shelf, a stiffening lip or a support. That’s something we plan for in the design.

The problems under-stairs storage solve

In a smaller home, every bit of space counts. A well-designed under-stairs cupboard can take the coats, shoes, cleaning things and bags that would otherwise crowd the hall. It also takes pressure off the other cupboards in the house.

We are often asked to help with:

  • A sloping corner nobody can reach
  • Storage that doesn’t match the hallway
  • Needing a compact spot for a laptop
  • A hallway crowded with coats and shoes

For a flat near Shadwell station, the route in is measured along with the room itself, and the sections are sized to fit it.

FAQs: under-stairs storage in St George in the East

Do I need permission for fitted furniture in a conservation area?

Typically not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. If your home is listed, internal works that affect its character may need listed building consent, so check with the council first. If you are unsure, the council can confirm.

Do you cover homes near Shadwell station?

Yes, homes across Tower Hamlets and the rest of London are within the area we cover. To get started, you can use our contact form with some details about the room, and tell us about parking and access at the same time.

How long does it take to fit under-stairs storage?

The time the fitting takes depends on how much storage you want under the stairs, and the fitting days are agreed in your quote. Drawers, doors and carcasses are all made in the workshop before we arrive. Saturday fitting is possible by prior arrangement.

Which works best under the stairs, drawers or cupboards?

It depends on the shape of the space and what you want to store. Pull-out drawers suit the low, deep end, as they bring the back within reach. At the tall end, a cupboard is often better for coats and the vacuum.

Do pictures help?

Yes, they help. A few pictures of the room, from floor to ceiling, tell us a lot. You can send them when you tell us about the room on our contact form.

What if the wall is cold or damp?

It can be done with some care: leaving ventilation behind and inside helps stop condensation. We don’t treat damp, so any damp should be sorted before fitting day.

What under-stairs storage can’t fix

Not everything around under-stairs storage is carpentry, from an electrician to a plumber or an engineer on the Gas Safe Register. Here’s what to know:

  • Altering or cutting into the stairs
  • Gas pipework, which needs a Gas Safe engineer
  • Electrical work under the stairs, which your electrician carries out

If you are not sure what’s possible in your room, you can message us from the contact page and we will give you a straight answer. How a job runs, step by step.
