Walk-in wardrobes for your home in Cheam
Cheam homes and walk-in wardrobes
The biggest shares of homes in the neighbourhood around Cheam were built between 1973 and 1999 (about 31%) and between 1919 and 1939 (about 27%), going by the Valuation Office Agency’s 2025 council tax figures. It’s a good starting point, though every room is still measured, as two homes of the same age rarely match. Entries on the National Heritage List near the centre of Cheam include St Andrew's United Reformed Church (Grade II), less than half a mile south-east, and Church of St John (Grade II), less than half a mile south-east. Listing covers the inside of a building as well as the outside, so works that affect a listed home’s character, like removing original joinery, can need listed building consent. An early word with the council’s conservation officer is the best first step. About 63% of households in the neighbourhood around Cheam live in detached or semi-detached houses, in the ONS Census 2021 figures. A house like that usually has more rooms to plan around than a flat, and sometimes a driveway that makes unloading easier.
Close to Howell Hill? Morning light matters, so tall pieces go where they won’t shade the window. If your home is one of the older houses near Church of St Andrew, tall ceilings give walk-in wardrobes room to reach the cornice.
Cheam is in the London Borough of Sutton, about 1 mile north-east of Sutton. We can visit homes in Cheam on weekdays, or on a Saturday by arrangement. In Sutton, Cheam is one of the places we cover, and the borough has 17 places on our list.
Design visits and fitting in SM2, SM3 and SM1 work the same way as everywhere else we cover. If your home is on a street like Wray Road, York Road and The Avenue, or close by, we can visit to measure up for walk-in wardrobes. We also cover North Cheam (2 miles north). Elsewhere in Sutton, we also cover Carshalton (2 miles north-east), The Wrythe (3 miles north-east), Wallington (3 miles north-east), Benhilton (2 miles north), Sutton Common (3 miles north) and Rosehill (3 miles north-east).

How we make walk-in wardrobes for Cheam
Drawers, shelves and shoe storage make a walk-in wardrobe work day to day. Folded knitwear sits well on shelves, smaller things go in drawers and shoes can have racks or shelves of their own. If the room allows, we can include a dressing table. We make walk-in wardrobes from moisture-resistant MDF and strong birch plywood, with a painted finish, and the usual reasons to get in touch are setting aside a corner of a large bedroom and storage for clothes that have outgrown the wardrobe.
If you live in one of the interwar houses or semis around Cheam, the spare room may be the small one at the front, over the hall and stairs. That is where walk-in wardrobes earn their place, making a small room work as a dressing room, a guest room or both. Every wall is measured and checked, even in a house that looks square.
Materials are named in the quote: moisture-resistant MDF and birch plywood, each used where it suits the job. It also says how the furniture will be finished: spray painted or hand painted.

What it is made from
Spray-painted finish
You choose the colour, and we apply it in the workshop.
Hanging rails
We plan rails for full-length garments and for double hanging to suit your clothes.
Could you do it yourself?
What you pay for with bespoke is mainly the fit: scribed edges, a level base on an uneven floor and furniture that meets the ceiling, skirting and picture rail. Off-the-shelf furniture can’t usually do that in an older room.
Flat-pack and off-the-shelf furniture has its place. In a room with square walls and standard sizes, it can work well, and it’s easy to buy.
Questions from Cheam
Is parking a problem for fitting in Cheam?
It depends on the street, as many London boroughs run controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It’s useful to let us know about parking during the design visit.
Is Cheam in the area you cover for walk-in wardrobes?
Yes, we work across Sutton, Cheam included, and across the rest of London. To get started, you can tell us about the room on our contact form with a few details.
What if my walls and floors are out of level?
Uneven walls are normal in older London homes, and the furniture is made to deal with them. Edges are scribed to the wall, and adjustable feet or a plinth bring the furniture up to level.
Does a walk-in wardrobe need air flow?
Yes, it helps keep clothes fresh and damp away. We design the units to let air move, and any damp on the walls should be sorted before fitting.
Can I send photos ahead of the visit?
Yes. They give us a feel for the space before we visit, along with rough measurements. It is useful to show radiators, sockets and anything else on the wall.
Is an outside wall a problem for fitted furniture?
It can be done with some care: ventilation behind and inside the furniture helps avoid condensation and mould. Damp treatment isn’t something we do, so any damp needs sorting first.
What prompts walk-in wardrobes in Cheam
Some want somewhere to sit and get ready. A dressing table with drawers and a mirror can sit within a walk-in wardrobe, close to the clothes and shoes.
We are often asked to help with:
- Moving wardrobes out of the bedroom
- Separate space for two people’s clothes
- The right mix of long and short hanging
- Somewhere to sit and get ready
Nonsuch Mansion, about 1 mile north-west, is one of the historic houses in the wider area. For a period home anywhere nearby, solid external walls can be cold, so ventilation behind walk-in wardrobes is part of the design.

What else we make in Cheam
Bespoke or off-the-shelf?
Modular units are made in fixed sizes and rarely reach the ceiling. We can build right up to the ceiling and from wall to wall, which can add a lot of storage. Even in a 1930s house, walls and floors aren’t perfectly true, so standalone furniture can still lean or leave gaps. Built-in pieces are adjusted to the room on site.
Every piece is quoted for your room after the design visit. A larger piece means more material and more time, so size is the starting point. Doors, drawers, internal fittings and the finish make up most of the rest.

From workshop to your room
In older rooms, the furniture usually has to meet skirting, picture rails, cornice or coving. On fitting day, we cut and scribe the furniture around these details, so it looks as though it was always there. How long fitting takes depends on the size of the room and the design, and we confirm the fitting days in your quote. Fitting day means carrying in the sections, joining them and fitting them to the walls. Hand-painted furniture can be finished on site; spray-painted pieces arrive finished from the workshop. Saturday fitting is possible by prior arrangement.
