About our walk-in wardrobes in Rosehill
Some people want doors on everything; others like open shelves and rails. Doors keep dust off and give a calm look, while open storage lets you see everything at once. We will discuss the options at the design visit. If your home has separate space for two people’s clothes and a dressing table with drawers and a mirror, walk-in wardrobes made from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted can solve it.
In a 1930s semi, the main bedroom often sits over the front room and its bay, which leaves the side walls for storage and the bay for light. Interwar houses, semis and detached homes make up a big part of the housing around Rosehill, so that shape of room is worth knowing. We measure every wall, even where the room looks square.
The written quote is your record of the job. It describes the walk-in wardrobe we have designed for the room, its materials and its finish, and it’s what the workshop builds to.

DIY, flat-pack or bespoke
Long shelves are where off-the-shelf often struggles. Span, depth and the weight on it decide whether a shelf sags, so a long run needs a thicker shelf, a stiffening lip or a support. We design shelves with that in mind.
Bespoke work comes into its own in rooms that aren’t square. In period homes, walls lean, floors slope and the alcoves on each side are often different widths, and standard units leave gaps.

Rosehill homes and walk-in wardrobes
The biggest shares of homes in the neighbourhood around Rosehill were built between 1919 and 1939 (about 69%) and between 1973 and 1999 (about 10%), in the VOA’s 2025 council tax stock figures. It is a good starting point, though every room is still measured, as two homes of the same age rarely match. Rosehill is partly covered by a conservation area, going by Historic England’s data. Conservation area rules mainly cover the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. If you want to be certain, ask the council’s planning team. About 69% of homes in the area around Rosehill date from between 1919 and 1939, going by the Valuation Office Agency’s 2025 council tax figures. Many interwar houses have a small room over the stairs, which suits fitted storage made around its bulkhead.
If your home is one of the older houses near St Peter's Church, tall ceilings give walk-in wardrobes room to reach the cornice. For a flat near Sutton Common station, it helps to book the lift and tell the concierge before fitting day. Close to Morden Hall Park? Keeping walk-in wardrobes off the window wall keeps the room bright.

Questions from Rosehill
Will a conservation area stop me having walk-in wardrobes fitted in Rosehill?
Not normally. Conservation area controls are mostly concerned with the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. If your home is listed, works inside that affect its character can require listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.
Can parking be tricky on fitting day in Rosehill?
It can be, depending on whether your street is in a controlled parking zone. A van may need a visitor permit, a paid bay or a parking bay suspension, which the council arranges, often with notice. Let us know what parking is near you at the measuring visit.
Will you wire in lights?
No. New lights and wiring are for your electrician. We design the units so the lighting can fit in, and agree the details during the design visit.
Is the furniture spray painted or hand painted?
There are two options: a spray finish from the workshop, which is smooth and even, or hand painting, which can be done in your home. The finish is agreed in your quote.
Does a walk-in wardrobe need air flow?
Yes. A room full of clothes needs air moving through it, particularly on an external wall, which can be colder and damper. The units are designed with ventilation in mind.
Can you fit furniture on an external wall?
It can be done with some care: leaving ventilation behind and inside helps stop condensation. Damp treatment is not something we do, so any damp needs sorting first.
Looking after your furniture
New paint needs time to cure fully, so treat it gently at first. After that, a few simple habits help:
- Have a clear-out before we measure
- Think about where shoes and bags will go
- Wipe painted surfaces with a soft, damp cloth
- Make sure walls are dry before units go in
We adjust doors and drawers as part of the fitting. Houses move a little with the seasons, so hinges allow small adjustments later.
Plan any lighting with your electrician in good time. Wiring is their work, not ours, and it’s easier to plan the units around it from the start.
From workshop to your room
At the end, we tidy up and take up the floor coverings. Before we leave, we go over the finished piece together and answer any questions. How long the fitting takes depends on the size of the room and the design, and your quote sets out the fitting days. Clearing the room and the way in beforehand helps the day run well. Fitting day starts with protecting the floors and setting out the pieces. The pieces are levelled, fitted to the walls and fixed back.
- We start with the space and the clothes it needs to hold.
- We visit to measure up and go through the layout.
- We send a quote in writing with the design, materials and finish, ready for you to check.
- We build everything in our workshop from moisture-resistant MDF and birch plywood.
- Fitting day: the units are fitted and trimmed to the room.
Preparing the room
- Keep pets out of the room and the hallway
- Let us know about any meters, fuse boards or boilers in the area
- Clear the area where the furniture is going

Advice
Flats, conversions and leaseholders
In conversions and newer blocks, many internal walls are timber or metal stud with plasterboard. We choose fixings to suit the wall.
Leaseholders should check the lease before anything is fixed to the walls. A lease can require consent from the building owner for alterations. We can’t give advice on leases, so check it yourself or ask your managing agent.
