Walk-in wardrobes in Downe: what you get

A box room is often too small for a bed but just right for a dressing room. Fitted out from wall to wall, it can take the clothes that crowd the bedroom, leaving the bedroom with more space. The layout leaves room to move and to see what you have. People normally come to us about a dressing table with drawers and a mirror and room for two wardrobes in one space; the furniture is made from moisture-resistant MDF and birch plywood, finished by spray or by hand.

Many 1930s houses have had a loft conversion, adding a bedroom under a sloping ceiling, and the slope can take storage cut to its angle. Around Downe, interwar houses, semis and detached homes make up a large part of the housing. Our part starts once the loft has been converted, and the furniture is scribed to the slope and the walls.

Once you’ve read the quote and decided to go ahead, the furniture is made at our workshop. The quote sets out the agreed design, materials and finish, so every detail can be checked first.

Walk-in wardrobes in Downe: local notes

About 31% of the homes in the streets around Downe went up between 1973 and 1999, and about 27% between 1945 and 1972, on the Valuation Office Agency’s council tax figures for 2025. Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. The Downe Conservation Area is close by, within about a quarter of a mile of the centre of Downe. Planning controls in conservation areas are mainly concerned with the outside of buildings, so fitting furniture inside a house does not normally need permission. If in doubt, the council’s planning team can confirm. About 27% of homes in the area around Downe were built between 1945 and 1972, according to Valuation Office Agency council tax figures (2025). Post-war bedrooms are usually simple shapes, which suits fitted furniture along a whole wall, with fixings chosen for concrete, block or brick.

Near listed buildings like Down House, about 0.6 miles south of the centre of Downe, older homes may keep original joinery that walk-in wardrobes can be designed around. For a listed home, fixing into original features can require listed building consent. If you live in a flat close to Chelsfield station, it is useful to book the lift and tell the concierge before fitting day.

FAQs: walk-in wardrobes in Downe

Can you make walk-in wardrobes for a home in Downe?

Yes. We cover all of Bromley and the rest of London, and Downe is part of that. The first step is a design visit, where we measure and discuss the design, and then we send a quote.

Will a conservation area stop me having walk-in wardrobes fitted in Downe?

Not normally. Conservation area controls are mostly concerned with the outside of buildings, so fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character may need listed building consent from the council. If you are unsure, the council can confirm.

How long will the walk-in wardrobe take to fit?

Every room is different. How long fitting takes depends on the size of the room and the design, and your quote sets out the fitting days.

What does a walk-in wardrobe cost?

We quote each job for the room it’s going into, after the design visit. A box room with rails and shelves and a full dressing room with drawers and a dressing table are very different jobs, so we quote once we’ve measured. To arrange a visit, fill in our short enquiry form.

Who chooses the colour?

You choose it, and it is agreed with you before painting. Spray and hand-painted finishes both use the colour you have chosen.

Is an outside wall a problem for fitted furniture?

It can be done with some care: ventilation behind and inside the furniture helps avoid condensation and mould. We do not treat damp, so any damp should be sorted before fitting day.

Flats, blocks and rented homes

We also make and fit furniture for landlords furnishing a let. It’s made from the same moisture-resistant MDF and birch plywood as any of our work.

Conversions and newer flats often have stud walls rather than solid brick. Fixings are chosen to suit whatever the wall is made of.

How fitting day works

Furniture made in a workshop still has to meet the room it’s going into, and fitting day is where that happens. Walls in older homes are rarely flat or square, so each edge that meets a wall is scribed to follow it, closing the gaps a standard unit would leave. How long the fitting itself takes depends on the room and how much is fitted into it, and your quote sets out the fitting days. Fitting day means carrying in the sections, joining them and fitting them to the walls. Hand-painted furniture can be finished on site; spray-painted pieces arrive finished from the workshop. Saturdays can be arranged.

  1. It starts with a short note from you.
  2. We come to measure and talk through the design.
  3. You receive a written quote covering the design, materials and finish.
  4. The units are made at our workshop from moisture-resistant MDF and birch plywood.
  5. On fitting day each unit is levelled and scribed to follow the walls.
  6. We check everything with you, and fresh paint should be treated gently at first.

Advice

Is it time for walk-in wardrobes?

Most people come to us because their clothes have outgrown their wardrobes. Rails are crammed, shelves overflow and shoes end up under the bed. A walk-in wardrobe gives everything room.

These come up often when people first get in touch:

  • Separate space for two people’s clothes
  • A use for a small spare room
  • Hanging for coats, dresses and shirts
  • A calmer, clearer bedroom

For an older house near St Mary's Church, solid external walls can be cold, so ventilation behind walk-in wardrobes is part of the design.

Questions to ask before you hire anyone

  • Will the doors close with even gaps?
  • How they’ll get the furniture into the room
  • Have they thought about parking near you?
  • How the furniture will be finished, and where

Hanging rails

We plan rails for full-length garments and for double hanging, based on what you wear.

Spray-painted finish

For a sleek finish, spray painting works well, and it is done before fitting.

Made for the room, or bought in a box?

Modular units are made in fixed sizes and rarely reach the ceiling. We can build right up to the ceiling and from wall to wall, which can add a lot of storage. Bays, box rooms and stair bulkheads are where off-the-shelf furniture struggles most, and interwar homes often have all three. Built-in pieces are designed to fit them.

Awkward rooms take more time: walls that lean, floors that slope and sloping ceilings all mean more scribing and cutting. That’s reflected in the quote, which we write after seeing the room.
