FAQs: window seats in Downe
Can you make window seats for a home in Downe?
Yes. We cover all of Bromley and the rest of London, and Downe is part of that. The first step is a design visit, where we measure and go through the design, followed by a quote.
Will parking be an issue for fitting furniture in Downe?
It depends on the street, as many London boroughs run controlled parking zones. A van may need a visitor’s permit, a paid parking bay or a bay suspension, which the council arranges, often with notice. It is useful to tell us about parking during the design visit.
Who chooses the colour?
The choice is yours, and it is agreed with you before painting. Spray and hand-painted finishes both use the colour you’ve chosen.
Should I choose a lift-up lid or drawers?
The answer depends on what goes under the seat. A lift-up lid opens the full depth, which suits bulky things you don’t need every day, while drawers are easier with a cushion on top.
What if the wall is cold or damp?
It needs a little planning: leaving ventilation behind and inside helps stop condensation. We don’t treat damp, so any damp should be sorted before fitting day.
Does someone need to be home during the fitting?
Someone needs to let us in. It also helps to have someone around at the end, so we can go over the finished furniture together.
Window seats for homes in Downe
We make each window seat in our workshop from moisture-resistant MDF and birch plywood. Birch plywood gives the seat its strength, as it is strong and holds screws firmly, while MDF takes paint well for the fronts and panels. It is then spray-painted or hand-painted and fitted in your home in Downe. Most enquiries start with no space for toys and games and a recess under the window doing nothing; the furniture is made from moisture-resistant MDF and strong birch plywood, with a painted finish.
An interwar house typically has a proper landing, sometimes with a recess or an airing cupboard, and that space can take shallow fitted storage. Around Downe, where interwar homes and semis are a big part of the housing, it’s worth looking up as well as down. Any boiler or hot water cylinder keeps the access and ventilation its maker asks for.
Our quotes are written in plain words, without jargon. You’ll see what will be made, the boards used and the finish.

Bespoke window seats or ready-made?
Ready-made seats rarely allow for a radiator. Put in front of one, they can trap the heat. We design a grille into the seat so the radiator keeps working. In an extended or opened-up house, old and new walls often meet slightly out of line, which shows up against standard furniture. Fitted pieces are scribed to both.
The finish affects the cost: spray painting happens in the workshop, and hand painting can be done in your home. The written quote reflects your choice, along with the size and fittings.

What it costs
Not every room costs the same, and it comes down to:
- Walls and floors that are out of level or out of square
- How big the furniture is
- Doors and drawers, and how many
- Access to the room, such as stairs, lifts and narrow halls
There’s no price list: each design is priced in writing after we’ve seen the space. A larger piece means more material and more time, so size comes first. After that, the number of doors and drawers, the internal fittings and the finish all play a part.
Helping us understand the room
Before the design visit, it helps us to know about:
- How you want to use the space
- Whether it’s a house or a flat, and if there are stairs or a lift
- Rough sizes: width, height and depth
- Your postcode and the borough
We quote once we have seen the room. At the visit, we measure, look at the walls and floors and discuss the design with you, and the written quote comes after. Your quote is written for your room once we’ve visited and measured. To book a design visit, use our contact form.
Materials and finishes
Hand-painted finish
Hand painting can be done on site once the seat is in. Small marks are simple to touch in later. It suits a seat that sees daily use.
Moisture-resistant MDF
MDF can be cut cleanly, which suits the angled panels of a bay and the pattern of a grille. We use a moisture-resistant grade, which is stable and takes paint well. It forms most of the visible parts.
How fitting day works
Furniture made in a workshop still has to meet the room it’s going into, and that happens on fitting day. Walls in older homes are rarely flat or square, so we scribe the edges by hand to follow the wall. How long the fitting itself takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and your quote sets out the fitting days. In a 1920s or 1930s house, the hall and stairs are normally simple, though we still measure the route in not just the room. The furniture comes in sections and is put together where it’s going.
- First you let us know about the bay or window where you’d like a seat.
- We visit to measure the window and talk through the design. We also talk about lift-up lids or drawers.
- We send a written quote setting out the design, materials and finish, for you to look over.
- We make the seat, the lids or drawers and any grille in our workshop. We use moisture-resistant MDF and birch plywood.
- The seat is fitted in your home and checked so the lids and drawers run well. Any radiator grille is fitted so heat can still reach the room.
Preparing the room
- Take down pictures, mirrors and shelves from the wall
- Leave a clear route from the front door to the room
- Have your electrician move any sockets or switches beforehand

Flats, conversions and leaseholders
Conversions and newer flats often have stud walls rather than solid brick. Fixings are chosen to suit whatever the wall is made of, which we check at the design visit.
Blocks of flats often have their own rules on lift bookings, entry systems and times for trades. Let us know about them at the design visit.
Fitted storage in Downe
In the neighbourhood around Downe, the largest groups of homes date from between 1973 and 1999 (about 31%) and between 1945 and 1972 (about 27%), according to Valuation Office Agency council tax figures (2025). The age of a home tells us a lot about its walls, floors and ceilings, and so about how window seats are fixed and fitted. There are 9 entries on the National Heritage List within half a mile of the centre of Downe. You can check whether a particular building is listed on Historic England’s list. Since the zone was extended to the outer boroughs in August 2023, the whole of London has been inside the ULEZ. So any van that delivers or fits furniture in Downe is covered by it. Parking and access are planned during the design visit.
For a flat near Chelsfield station, the lift, the stair turns and the front door all set the largest piece that can come in. For an older house near St Mary's Church, a bay or a sash window is a natural place for a window seat. Close to South Park? Living near green space often means muddy boots, bikes and outdoor kit, and window seats can give those things a place.
