Walk-in wardrobes in Fortis Green

Beyond the hanging, drawers, shelves and shoe storage do a lot of the work. Shelves suit folded clothes and bags, while drawers hold smaller things and shoes get shelving of their own. A dressing table with a mirror can be built in where there is space. Typical reasons to get in touch are setting aside a corner of a large bedroom and a built-in dressing table, and the answer is made at our workshop from moisture-resistant MDF and strong birch plywood, with a painted finish.

A large share of the homes around Fortis Green were built before 1919, and in a Victorian or Edwardian bedroom, the chimney breast and its alcoves often shape the room. Fitted storage can sit in the alcoves or span the wall, chimney breast and all. Walls and floors in older houses are rarely true, so the pieces are scribed to the wall and levelled at the base.

The written quote puts the design visit in writing: the layout and internal fittings, the materials and the finish. If something is not quite right, tell us before anything is made.

Fortis Green homes and walk-in wardrobes

About 56% of the homes in the streets around Fortis Green went up before 1919, and about 21% between 1919 and 1939, according to Valuation Office Agency council tax figures (2025). It is a good starting point, though every room is still measured, as two homes of the same age rarely match. Entries on the National Heritage List near the centre of Fortis Green include Odeon Cinema (Grade II*), less than half a mile south-east, and St James's Church Hall (Grade II), under half a mile south-east. Works inside a listed home that affect its character, for instance removing original joinery or fixing into it, may need listed building consent from the council. Ask the council’s conservation officer before anything is fixed. On TfL’s red routes, the rules on stopping and loading are strict. If your home in Fortis Green is on or near a main road, tell us at the design visit. That way we can plan where to load and unload.

Close to Cherry Tree Wood? Walk-in wardrobes are typically planned on the walls away from the window, so the light and the view stay. If you live in a period home close to United Reformed Church, solid external walls can be cold, so ventilation behind walk-in wardrobes is part of the design.

How we price walk-in wardrobes

What you pay depends on:

  • What goes inside: rails, shelves, drawers and dividers
  • The number of doors and drawers
  • How square the room is
  • Parking and unloading on your street

There’s no price list: each design is priced in writing after we’ve seen the space. The price depends mainly on the size of the piece, how many doors and drawers it has and what goes inside.

Helping us understand the room

These details help when you get in touch:

  • Anything in the way, such as radiators, sockets, switches, a boiler or meters
  • Where you live, with the postcode
  • The type of home and how the room is reached
  • Rough measurements: width, height and depth

It helps to see the room before we come. Pictures of the whole wall, the corners and the ceiling line tell us a lot about the space. To send them over, message us from the contact page, and we’ll suggest a time for a design visit.

Bespoke walk-in wardrobes or ready-made?

Off-the-shelf wardrobe systems are quicker to get and usually cost less, and in a simple room they may suit. In an older room with uneven walls and a sloping floor, they leave gaps. Ours is built to the room’s real shape. Tall standalone furniture needs fixing back to the wall so it can’t tip, and in an older house that can mean fixing into brick or lath and plaster. Fitted furniture is designed with the wall in mind.

There’s no price list, because every piece is designed for one room. Instead, we measure, discuss the design and then quote in writing. To arrange a design visit, message us from the contact page.

What happens on fitting day

There is not much for you to do on fitting day. We need someone to let us in at the start, and the room should already be cleared. From there, we protect the floors, bring the furniture in and get on with the fitting. How long the fitting takes depends on how much hanging, shelving and drawer space goes in, and we confirm the fitting days in your quote. Original hallway tiles and old floorboards are worth protecting, so they’re covered before anything comes in. Drilling into lath and plaster is done with care, so the plaster around stays sound. Decorating around the furniture afterwards is for your decorator.

  1. You contact us about a walk-in wardrobe or dressing room.
  2. At the design visit we agree the layout and check how the units will reach the room. It’s useful to mention parking then, as much of London has controlled parking zones.
  3. We send a quote in writing.
  4. In our workshop we build the units in sections from moisture-resistant MDF and birch plywood.
  5. We carry the sections in, join them in the room and scribe them to the walls. The finish is sprayed beforehand or painted by hand on site.

Before we arrive

  • Keep pets in another room while we work
  • Clear the area where the furniture is going
  • Take down pictures, mirrors and shelves from the wall

Getting a quote

You don’t need exact measurements to get started. We measure everything properly at the design visit, along with the walls, floor and ceiling. To get started, drop us a line using the contact form. You receive a written quote after the visit.

Advice

FAQs: walk-in wardrobes in Fortis Green

Does a conservation area in or near Fortis Green affect fitted furniture?

Usually not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. If your home is listed, works inside that affect its character may need listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.

Will parking be an issue for fitting furniture in Fortis Green?

It can be, depending on whether your street is in a controlled parking zone. A van may need a visitor permit, a paid bay or a parking bay suspension, which the council arranges, often with notice. Let us know what parking is near you at the measuring visit.

Will you wire in lights?

No. Lighting and wiring are jobs for your electrician. We design the units so the lighting can fit in and talk it through when we measure.

How long does fitting take?

How long the fitting takes depends on how much hanging, shelving and drawer space goes in, and we confirm the fitting days in your quote.

Can you fit furniture to uneven walls?

Walls and floors that are not true are part of the job in older homes. We trim the edges to follow the wall and level the base, so there are no gaps at the sides.

Do I need to be in when you fit?

We need access, so someone has to let us in. You do not need to watch us work, though we like to go over the furniture with you at the end.
