Walk-in wardrobes for your home in Highgate

Walk-in wardrobes in Highgate: what you get

A walk-in wardrobe needs air moving through it, particularly on an external wall, which can be colder than internal walls. Moving air helps keep clothes fresh and stops damp building up, so we allow for it in the design. We make walk-in wardrobes from moisture-resistant MDF and birch plywood, spray-painted or hand-painted, and the things people most often want solved are somewhere for shoes to live and more space for clothes and shoes.

Sash windows are common in Victorian and Edwardian houses, and their position, along with any shutters, affects where furniture can go. For one of the older homes that make up a large share of the housing around Highgate, the layout lets the sash open fully and keeps the light unblocked. Doors on fitted pieces are hung to clear the bed and any radiator.

A written quote is the clearest record of what we have agreed. It describes the walk-in wardrobe we have designed for the room, its materials and its finish.

Flats, conversions and leaseholders

We also make and fit furniture for landlords furnishing a let, as it makes good use of an awkward room. The materials are the same as for any home: moisture-resistant MDF and birch plywood, finished by spray or by hand.

If your building is on a red route or a busy main road, unloading takes some planning. TfL runs the red routes, and the stopping rules are strict, so let us know about it during the design visit.

What affects the cost of walk-in wardrobes

We quote each job after the design visit, because no two rooms are the same. These are the things that affect it:

  • Spray painting or hand painting
  • How many doors and drawers there are
  • Walls and floors that are out of level or out of square
  • Access to the room, such as stairs, lifts and narrow halls

Parking is part of the price picture in London. The boroughs run controlled parking zones across much of the city, so a van may need a visitor permit, a paid bay or a bay suspension near your home. Let us know about parking during the design visit, so it can be planned.

Before the design visit

Getting a few details early makes the visit more useful. If you can, send:

  • Anything fixed to the wall that the furniture needs to work around
  • Pictures of styles you like, if you have any
  • What you’d like to store or use the space for
  • The type of home and how the room is reached

To make a start, fill in our short enquiry form and let us know which room you have in mind and roughly what you’d like. From there, we arrange a design visit to measure up and talk through your ideas, and send you a written quote afterwards.

Materials and finishes

Hand-painted finish

A hand-painted finish can be done on site, once the units are fitted. It’s easy to touch up later.

Birch plywood

Birch plywood is strong and holds screws well, which matters for drawers and long shelves. Its layered edge can be shown or painted.

From workshop to your room

You are welcome to ask questions while we work. The design, materials and finish were settled before anything was made, so the day itself is about careful fitting and leaving the room tidy. The time the fitting takes depends on how much hanging, shelving and drawer space goes in, and your quote sets out the fitting days. Hallways in period houses are often narrow, and the stairs turn sharply, so walk-in wardrobes are made in sections sized to get through. Floors and stair carpets are protected on the way in and out, and the sections are joined and scribed in the room.

  1. You let us know about the room.
  2. At the design visit we measure the walls, floor and ceiling at several points, as few rooms are truly square.
  3. A written quote follows.
  4. The units are made at our workshop from moisture-resistant MDF and birch plywood.
  5. We fit the units and trim the edges to meet the walls and ceiling.
  6. Before we leave we go through the doors and drawers with you; new paintwork needs gentle handling while it cures.

Before we arrive

  • Move furniture and belongings away from the wall
  • Clear the hallway and stairs so the sections can come through
  • Let us know where the boiler and meters are

Advice

Caring for painted furniture

A little care keeps the finish looking good, whether it was spray painted or hand painted. Here are our suggestions:

  • Consider a mix of doors and open shelves
  • Plan lighting with your electrician
  • Keep the room ventilated
  • Plan shoe storage around what you own

Keep the room ventilated, particularly if it is on an external wall. Avoid packing clothes tight against the back of the units to help air move.

Plan any lighting with your electrician in good time. New lights and wiring are for them, and the units can be designed around the lighting.

Questions from Highgate

My house in Highgate is Victorian. Can you deal with uneven walls?

Yes. Walls in older houses are rarely flat or square, and floors are often out of level, so each piece is scribed to follow the wall and set level on a plinth or adjustable feet. We also work around skirting boards, picture rails and cornices. Older walls can be solid brick or lath and plaster, and the fixings are chosen to suit.

Can parking be tricky on fitting day in Highgate?

It can be, depending on whether your street is in a controlled parking zone. A van may need a visitor permit, a pay-and-display bay or a suspended bay, which the council arranges, often with notice. It’s useful to let us know about parking at the design visit, so the day can be planned around it.

Does a walk-in wardrobe need air flow?

Yes. Air needs to circulate around stored clothes, especially on an external wall, which can be colder and damper. We allow for ventilation in the design.

Do I need to be at home on fitting day?

We need someone to let us in at the start of the day. It is good to have someone there at the end to look over the work with us.

Do I need doors on a walk-in wardrobe?

It is your choice. Doors give a tidy look and help keep dust away, while open rails and shelves let you see everything. Many people choose a mix.

How long does fitting take?

How long fitting takes depends on the size of the room and the design, and your quote sets out the fitting days.

Highgate homes and walk-in wardrobes

About 48% of the homes in the streets around Highgate went up before 1919, and about 21% between 1973 and 1999, according to Valuation Office Agency council tax figures (2025). It’s a good starting point, though every room is still measured, as two homes of the same age rarely match. Entries on the National Heritage List near the centre of Highgate include Cromwell House (Grade I), under half a mile south-east, and Englefield House (Grade II*), less than half a mile south-west. Listing covers the inside of a building as well as the outside, so works that affect a listed home’s character, like removing original joinery, can need listed building consent. The council’s conservation officer is the person to ask before work starts. More than a third of the homes in the streets around Highgate (about 48%) were built before 1919, according to Valuation Office Agency council tax figures (2025). A small spare room in an older house can make a good dressing room.

If you live in a period home close to Highgate United Reformed Church, tall ceilings give walk-in wardrobes room to reach the cornice. Living in a block of flats near Upper Holloway station? Then check any building rules on lifts and working hours early, and the sections will be sized for the way in. The wider area includes historic houses like Witanhurst, about 0.4 miles south-west. For a period home anywhere nearby, solid external walls can be cold, so ventilation behind walk-in wardrobes is part of the design.
