What affects the cost of wall beds

When we put a quote together, we consider:

  • How big the furniture is
  • Parking near your home
  • Awkward walls, sloping ceilings and uneven floors
  • Hanging rails, shelves, drawers and other fittings inside

Rooms that aren’t square take more work: uneven walls, sloping floors and angled ceilings all add scribing and cutting on site. That is reflected in the quote, written once we’ve measured up.

Getting in touch

To give us a picture of the room, it is useful to include:

  • How you want to use the space
  • Any ideas or images you’ve saved
  • Radiators, sockets, pipes or meters on or near the wall
  • Approximate measurements of the space

We quote once we’ve seen the room. At the visit, we measure, look at the walls and floors and talk through the design with you, then send a written quote. Prices are quoted for your room, once we’ve measured and talked through the design. To arrange a visit, fill in our short enquiry form.

How we make wall beds for Green Street Green

A home office that doubles as a guest room is a common request. We can design a wall with a fold-down bed and a desk or shelving around it, so the bed doesn’t dominate the working day. We can allow for cables to the desk, while new sockets are for your electrician. If your home has a playroom that can sleep visitors and a living room with a bed that folds away, wall beds made from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted can solve it.

Many 1930s houses have had a loft conversion, adding a bedroom under a sloping ceiling, and the slope can take storage cut to its angle. Around Green Street Green, interwar houses, semis and detached homes make up a large part of the housing. Our part starts once the loft has been converted, with each piece scribed to the slope and set level.

After the design visit, we send you a quote in writing. It describes the design we discussed, the materials and the finish.

We take that into account at the design visit, since older and newer walls take different fixings. In a semi or detached house, a driveway, where there is one, can make unloading easier.

For an older house near St Mary's Church, solid external walls can be cold, so ventilation behind wall beds is part of the design. For a family home near Green Street Green Primary School, a mix of drawers and shelves copes with school uniform as well as everything else.

Before and after fitting day

Looking after painted furniture is simple with a little care. These habits help most:

  • Measure the clear space in front of the wall
  • Treat new paintwork gently at first
  • Let us know about the wall’s construction
  • Allow space for pillows and duvets

Before you first use the bed, read the mechanism maker’s guidance on lowering and lifting it. Lower it steadily and keep the space in front clear, and don’t let children play with it.

Think about who will sleep in the bed and how often. That helps decide its size and the mechanism as well as the storage around it.

What happens on fitting day

You will not need to do much on the day. We need someone to let us in at the start, and the room should already be cleared, as we will have talked about at the design visit. From there, we protect the floors, bring the furniture in and get on with the fitting. The time the fitting takes depends on the bed, the cabinets and the wall it fixes to, and the fitting days are agreed in your quote. Semis and detached houses often have a front path or a side gate, which can make carrying in easier. We measure the path, any steps and the front door as part of the route. Floors are covered from the door to the room, and the sections are assembled in place.

  1. We start with what the room is for, day and night. A desk or shelving around the bed can be part of it.
  2. At the design visit we measure the room, look at the wall and discuss the design.
  3. A quote in writing follows, covering the cabinet, the storage and the finish, for you to look over.
  4. The bed cabinet and any shelves or desk are built in our workshop, from moisture-resistant MDF and birch plywood.
  5. The bed and cabinets are fitted in your home and the mechanism fixed securely.

How to prepare

  • Take down pictures, mirrors and shelves from the wall
  • Arrange any electrical changes with your electrician in advance
  • Let us know where the boiler and meters are

How to get a quote

If you already have something in mind, tell us; if not, we can work it out together at the visit. The design is talked through at the visit, once we have measured, and the written quote that follows sets it out. To start, tell us about the room on our contact form.

Related advice

Is it time for wall beds?

Often the bed is one part of a bigger plan. Cupboards and shelving either side make the whole wall useful.

These come up often when people first get in touch:

  • More floor space in a studio flat
  • A study that doubles as a spare room
  • A spare room that is rarely slept in
  • Storage built around a fold-down bed

The wider area includes historic houses such as Down House, about 2.1 miles south-west. If your own home is a period one, solid external walls can be cold, so ventilation behind wall beds is part of the design.

What to check before you book

  • How the doors are hung and adjusted
  • Have they thought about parking near you?
  • Will they visit to measure before quoting?
  • Do they scribe the furniture to the walls?

Flats, conversions and leaseholders

Mansion blocks and purpose-built blocks often have house rules about lifts, entry systems and when trades can come in. Let us know about them at the measuring visit, so fitting day is planned around them.

A lot of London’s terraced houses are now converted flats, which often brings a shared hall and tight turns on the stairs. We plan the size of each section around it, once we have measured the way in.

Questions we are often asked

Do you make wall beds for homes in Green Street Green?

Yes. We cover all of Bromley and the rest of London, and Green Street Green is part of that. We start with a design visit to measure the room and talk through what you need, followed by a quote.

Can parking be tricky on fitting day in Green Street Green?

It can be, depending on whether your street is in a controlled parking zone. A van may need a visitor permit, a pay-and-display bay or a suspended bay, which the council arranges, often with notice. It’s useful to tell us about parking at the design visit, and we’ll plan around it.

Do I need permission in a conservation area?

Not normally. Fitted furniture inside a house doesn’t normally need planning permission, even in a conservation area. Listed buildings can require listed building consent for works that affect their character, so ask the council’s conservation officer.

Is a mattress included with the wall bed?

The mechanism maker sets limits on mattress size and weight. We go through the mechanism’s limits when we measure, so you can choose with confidence.

Can you add sockets inside the units?

No. Any new wiring, sockets or lights need an electrician, and some electrical work in homes is covered by Part P of the Building Regulations. We’ll design around them.

Can you fit furniture to uneven walls?

Uneven walls are normal in older London homes, and the furniture is made to deal with them. Edges are scribed to the wall, and adjustable feet or a plinth bring the furniture up to level.
