Little Chelsea Wall Beds

Walls in older London homes are rarely straight, so we scribe the furniture to follow them. Our work on wall beds in Little Chelsea starts with a design visit, and everything is built in our workshop.

  • A guest bed that disappears in the day
  • A proper bed instead of a sofa bed
  • Storage built around a fold-down bed

Wall beds in Little Chelsea

You need room in front of the cabinet to lower the bed, and that shapes the design. Furniture in front of the bed has to be easy to move or kept out of the way when the bed is down. People normally come to us about hiding the bed when it’s not in use and somewhere comfortable for guests to sleep; the furniture is made from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish.

Ceilings in homes built before 1919 are often tall, and a large share of homes around Little Chelsea are that old. That height can be used, with fitted furniture taken up to the cornice and top cupboards for occasional things. Original mouldings are worked around rather than removed.

If the job needs another trade, such as an electrician or a plumber, we’ll tell you. Our quote covers the carpentry: the design, the materials and the finish.

What happens on fitting day

You will not need to do much on the day. We need someone to let us in at the start, and the room should already be cleared, as we will have talked about at the measuring visit. After that, it’s over to us: the floors are covered, the sections come in and the fitting begins. How long the fitting takes depends on the size of the bed and the cabinets around it, and the fitting days are agreed in your quote. Original hallway tiles and old floorboards are worth protecting, so they’re covered before anything comes in. Fixings into older walls are made carefully, as lath and plaster can crack if treated roughly. Any decorating around the new pieces is for your decorator.

  1. You tell us about the room.
  2. At the design visit we agree the layout and the colour.
  3. A written quote follows.
  4. The cabinets are built in our workshop from moisture-resistant MDF and birch plywood; a spray finish is applied there for a smooth, even surface.
  5. We fit everything in your home and check the bed lowers and lifts smoothly.

Before we arrive

  • Leave a clear route from the front door to the room
  • Point out meters, boilers and fuse boards near the furniture
  • If you live in a block, book the lift and tell the building manager

Starting with a design visit

Rough sizes are fine at the start. Everything is measured properly when we visit, along with the walls, floor and ceiling. To get started, fill in our short enquiry form with a few details about the room. The written quote follows the visit.

Flats, blocks and rented homes

For flats on red routes or busy main roads, unloading takes some planning. Red routes are run by TfL and have strict stopping rules, so tell us about it during the design visit.

In conversions and newer blocks, many internal walls are timber or metal stud with plasterboard. We choose fixings to suit the wall.

Little Chelsea homes and wall beds

The biggest shares of homes in the streets around Little Chelsea were built before 1919 (about 67%) and between 1919 and 1939 (about 12%), in the VOA’s 2025 council tax stock figures. It’s a good starting point, though every room is still measured, as two homes of the same age rarely match. 25 conservation areas have at least part of their area within a mile of central Little Chelsea. Historic England says England has around 10,000, and the controls mainly cover the outside of buildings, so fitted furniture inside a house does not normally need planning permission. Purpose-built flats are home to about 58% of households in the area around Little Chelsea, based on Census 2021. In a block, each section is sized to get up the stairs or into the lift and through the door. Many blocks have rules on lift booking and working hours, so check with the managing agent before fitting day.

Living in a block of flats near Imperial Wharf station? Then the lift, the stair turns and the front door all set the largest piece that can come in. If your home is as old as some of the listed buildings nearby, like Chelsea Old Church (all Saints), original features like shutters, panelling and fireplaces are worth designing around. If your own home is listed, check with the council before fixing into original features. For families living near Park Walk Primary School, a mix of drawers and shelves copes with school uniform as well as everything else.

Before and after fitting day

Because fitted furniture stays put, a little upkeep goes a long way. Here are a few tips worth knowing:

  • Choose a mattress that suits the mechanism
  • Keep the floor in front clear before lowering the bed
  • Measure the clear space in front of the wall
  • Treat new paintwork gently at first

Whether bedding can stay on the bed when it folds up depends on the mechanism. Bulky duvets and pillows may need storing nearby.

If you know the wall’s construction, mention it. The fixing depends on the wall, and we look at it when we measure.

When is bespoke worth it?

What you pay for with bespoke is mainly the fit: edges scribed to the wall, a level base on a sloping floor and a neat line where the furniture meets the ceiling. In an older room, standard units rarely manage that.

If you are handy, a simple shelf or a standard wardrobe in a square room is a reasonable DIY job. Sloping ceilings, uneven floors and lath-and-plaster walls make it harder.

What affects the cost of wall beds

The price for your room depends on:

  • Hanging rails, shelves, drawers and other fittings inside
  • How easy it is to get the furniture into the room
  • Where a van can park, like a permit bay or a bay suspension
  • How square the room is

Getting to the room affects the job as well. Narrow halls, tight stairs or a small lift may mean the furniture is made in more sections, which the quote allows for. There’s no price list: each design is priced in writing after we’ve seen the space.

Helping us understand the room

These details help when you contact us:

  • Anything fixed to the wall that the furniture needs to work around
  • Your postcode and the borough
  • What kind of home it is, and which floor the room is on
  • Any ideas or images you have saved

If you already have something in mind, tell us; if you do not, that’s fine, and we can work it out together. At the design visit, we measure up and talk the design through with you, and the written quote then sets it out. To arrange a visit, get in touch through our contact form.

Common questions about wall beds

I live in a flat in Little Chelsea. How will the furniture get up the stairs?

We measure the route in as well as the room: the stairs, landings, lift and doors. The furniture is made in sections that fit the stairs and lift, and put together in the room. It’s useful to check any building rules and your lease before fitting day.

Can you fit wall beds to the uneven walls of an older house in Little Chelsea?

Yes, that’s normal in older houses: each piece is scribed to the wall and levelled at the base. We also work around skirting boards, picture rails and cornices. Fixings are chosen for the wall, whether solid brick or lath and plaster.

How long does fitting take?

The time the fitting takes depends on the size of the bed and the cabinets around it, and we confirm the fitting days in your quote. We’ll talk it through at the measuring visit.

Can a wall bed have storage around it?

Yes, and it’s one of the best ways to use the wall. A desk beside the bed suits a room that’s an office by day, and any new sockets are for your electrician.

How is the furniture painted?

There are two choices: spray painting, done in the workshop for a smooth, even finish, or hand painting, which can be done on site. Your quote sets out which you have chosen.

Is a wall bed safe?

Wall beds are made for regular use when fixed and used as its maker specifies. We fix the mechanism securely to a sound wall or floor, and the maker’s guidance on use should always be followed.
