How we make wall beds for Kensington

In a studio flat, a wall bed can make the main room feel much larger. During the day, the room is somewhere to sit, work and eat; at night, the bed comes down. Storage and shelving can go on either side or above to make the most of the wall. People normally come to us about a storage wall with a bed inside and a hobby room with a bed for guests; the furniture is made from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish.

In streets where many homes were built before 1919, as they were around Kensington, many bedrooms sit against solid brick external walls. Those walls can be colder than internal ones, so wardrobes and storage on them are designed with ventilation behind and inside to help avoid condensation. Small back bedrooms and box rooms are common too, and they suit wall beds and other fitted storage well.

The furniture is built in our workshop after you’ve had the quote and decided to go ahead. It describes the design, the materials and the finish agreed at the visit, so you can check every detail beforehand.

Bedroom storage in Kensington

Homes built before 1919 make up about 69% of the housing in the area around Kensington, with about 10% built between 1973 and 1999, based on the Valuation Office Agency’s 2025 council tax data. Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. Part of Kensington is in the Holland Park Conservation Area, one of the conservation areas recorded by Historic England. The controls in a conservation area are mostly about the outside of buildings, so furniture fitted inside a house doesn’t normally need planning permission. The council can confirm if you’re not sure. On TfL’s red routes, the rules on stopping and loading are strict. If your home is on or just off a main road, it is useful to mention it. We’ll plan where the van can stop.

If you live near Holland Park, wall beds are usually planned on the walls away from the window, so the light and the view stay. If your home is as old as some of the listed buildings nearby, such as The Tower House, original features like shutters, panelling and fireplaces are worth designing around. For a listed home, fixing into original features may need listed building consent. For a flat near Kensington Olympia station, the lift, the stair turns and the front door all set the largest piece that can come in.

Looking after your furniture

Fresh paintwork takes a while to cure fully, so treat it gently at first. After that, a few simple habits help:

  • Measure the clear space in front of the wall
  • Think about where extra bedding will go
  • Tell us what the wall is made of if you know
  • Think about how often the bed will be used

Whether bedding can stay on the bed when it folds up depends on the mechanism. Bulky duvets and pillows may need storing nearby.

Think about the route into the room. Furniture made in a workshop comes in sections sized for stairs, landings and lifts, so tell us about narrow stairs or a small lift.

How fitting works for wall beds

Furniture made in a workshop still has to meet the room it is going into, and fitting day is where that happens. Few walls in older London homes are truly flat or square, so each edge that meets a wall is scribed to follow it. How long the fitting itself takes depends on the design and how much storage goes around the bed, and we confirm the fitting days in your quote. Parking on terraced streets can be tight, especially in a controlled parking zone, so details of permits, bays and any loading restrictions help. The van is unloaded quickly, with the sections carried straight in. Saturdays are possible by prior arrangement.

  1. You get in touch with some details about the room. Mention who the bed is for.
  2. We visit, measure and talk through the bed, shelves and desk.
  3. You receive a quote in writing, setting out the design, materials and finish.
  4. Everything is built in our workshop.
  5. We fit the bed and storage in your home, with the mechanism fixed as its maker specifies.

Advice

How we price wall beds

We quote each job after the design visit, because no two rooms are the same. This is what makes the difference:

  • How easy it is to get the furniture into the room
  • What goes inside: rails, shelves, drawers and dividers
  • Walls and floors that are out of level or out of square
  • The number of doors and drawers

What goes inside matters as much as the outside: drawers take more making than shelves, and each rail, divider or pull-out adds to the work. At the design visit, we work out what you need inside, and the quote follows.

What to send when you get in touch

There’s no need for exact sizes or plans. It’s enough to send:

  • Radiators, sockets, pipes or meters on or near the wall
  • Rough sizes, even if they’re only to the nearest few centimetres
  • The postcode, so we can plan the visit
  • The type of home and how the room is reached

Every quote follows a design visit. At the visit, we measure, look at the walls and floors and talk through the design with you, and the written quote comes after. Prices are quoted for your room, once we’ve measured and talked through the design. To book a design visit, tell us about the room on our contact form.

Where other trades come in

It is worth being clear about where our work stops:

  • Decorating around the cabinet
  • New sockets, lighting or wiring (your electrician)
  • Building work to make a wall sound

If you are not sure what’s possible in your room, you can use our contact form and we will give you a straight answer. Our process from visit to fitting.

Your questions about wall beds in Kensington

Can you fit wall beds to the uneven walls of an older house in Kensington?

Yes. Walls in older houses are rarely flat or square, and floors are often out of level, so each piece is scribed to follow the wall and set level on a plinth or adjustable feet. We also work around skirting boards, picture rails and cornices. Fixings are chosen for the wall, whether solid brick or lath and plaster.

I live near Kensington Olympia station. Is that in your area?

Yes. We cover all of Kensington and Chelsea and the rest of London. To get started, you can send us a few details through our contact form with a few details about the room, and tell us about parking and access at the same time.

How much does a wall bed cost?

Prices are quoted for your room, once we’ve measured and talked through the design. A single bed cabinet and a full wall with shelves and a desk are very different jobs, so we price it after measuring. To get started, get in touch through our contact form.

Do I need to be at home on fitting day?

Someone needs to be there to let us in. After that, you do not need to stay in the room, but it’s useful to be around at the end.

Do photos help?

Yes, they help. Pictures of the whole wall or room, including the floor and ceiling, give us a good idea of the space, especially with rough sizes. You can send them when you send us a few details through our contact form.

How long does fitting take?

How long fitting takes depends on the design and how much storage goes around the bed, and the fitting days are agreed in your quote. We will talk it through during the design visit.
