About our wall beds in World's End
A home office that doubles as a guest room is a common request. We can design a wall with a fold-down bed and a desk or shelving around it, without the bed taking over. Cable routes for the desk can be planned in, while new sockets are for your electrician. People typically come to us about a spare room that’s rarely slept in and storage built around a fold-down bed, and the answer is built in our workshop from birch ply and moisture-resistant MDF, painted by hand or sprayed.
Sash windows are common in Victorian and Edwardian houses, and the window position and deep reveals affect where furniture can go. For one of the older homes that make up a large share of the housing around World's End, we plan the layout so the window opens fully and the light still comes in. Doors on fitted pieces are hung to clear the bed and any radiator.
The furniture is made in our workshop after you’ve had the quote and decided to go ahead. It describes the design, the materials and the finish agreed at the visit, so every detail can be checked first.

FAQs: wall beds in World's End
I live near Imperial Wharf station. Is that in your area?
Yes. We cover all of Kensington and Chelsea and the rest of London. You can send us a few details through our contact form to arrange a design visit.
My home in World's End is a flat. How do you get the furniture in?
We measure the route in not just the room: the stairs, landings, lift and doors. Wall beds are made in our workshop in sections sized to fit that route, then assembled in your flat. It is useful to check any building rules and your lease before fitting day.
Can you add sockets inside the units?
No. Sockets, switches and lighting are for your electrician. We’ll design around them.
Will a wall bed work on my wall?
It depends on the wall and floor. The mechanism must be fixed to a sound wall or floor, as its maker specifies, so we check it during the design visit.
What if the wall is cold or damp?
External walls can be colder and damper than internal ones, so ventilation behind and inside the furniture helps, which helps avoid condensation and mould. Any damp needs sorting by the right specialist before fitting.
What does a wall bed cost?
Every piece is quoted for your room after the design visit. Size, storage and finish all affect the price. To arrange a design visit, tell us about the room on our contact form.

Before and after fitting day
None of this takes much effort. Here’s what we suggest:
- Let us know about the wall’s construction
- Clean the cabinet with a soft, damp cloth
- Allow space for pillows and duvets
- Choose a mattress that suits the mechanism
Small marks on a hand-painted finish can be touched up. A spray finish wipes clean and stays smooth and even.
Think about the route into the room. Furniture made in a workshop comes in sections sized for stairs, landings and lifts, so let us know about narrow stairs or a small lift.
What affects the cost of wall beds
Not every room costs the same, and it comes down to:
- Doors and drawers, and how many
- Spray painting or hand painting
- Parking near your home
- Stairs, lifts and the route to the room
Every piece is quoted for your room after the design visit. The price depends mainly on the size of the piece, how many doors and drawers it has and what goes inside.
What we need to know
There’s no need for exact sizes or plans. Just send what you can:
- The type of home and how the room is reached
- The postcode, so we can plan the visit
- What the furniture needs to hold
- Anything in the way, like radiators, sockets, switches, a boiler or meters
Getting a quote starts with some details: the room, rough sizes and some pictures if you have them. To send them, tell us about the room on our contact form. We will then arrange a design visit and follow it with a quote in writing.
How fitting day works
The last stage of the day is the finish. If the furniture was spray painted in the workshop, we fill the fixing holes and touch up on site; hand painting, if that’s what you chose, can be done in place once everything is fitted. Either way, the finish is the one set out in your quote. Older London houses often have narrow hallways and tight turns on the stairs, so wall beds are made in sections sized to get through. Floors, stairs and doorways are covered before anything is carried through, and the sections are joined and scribed in the room.
- You tell us about the room.
- We come to measure and talk through the bed, the storage and the finish.
- A written quote follows.
- The cabinets are made at our workshop from moisture-resistant MDF and birch plywood; a spray finish is applied there for a smooth, even surface.
- The wall bed is fitted, and any hand painting is done on site. New paint needs gentle use while it cures.
Getting ready for fitting day
- Check the building’s rules for trades and lift bookings
- Let us know where the boiler and meters are
- Take anything hanging off the wall we are fitting to

Advice
Flats, conversions and leaseholders
In a flat, the route in matters as much as the room. At the design visit, we measure the stairs, the landings, any lift and the doors, so each section is sized to get through.
For flats on red routes or busy main roads, unloading takes some planning. Red routes are run by TfL and have strict stopping rules, so let us know about it during the design visit.
When is bespoke worth it?
The real difference is in the fit: scribed edges, a level base on an uneven floor and furniture that meets the ceiling, skirting and picture rail. Off-the-shelf furniture can’t typically do that in an older room.
Flat-pack and off-the-shelf furniture has its place. In a room with square walls and standard sizes, it can work well.
World's End homes and wall beds
Homes built before 1919 make up about 59% of the housing in the area around World's End, with about 17% built since 2000, on the Valuation Office Agency’s council tax figures for 2025. That matters for wall beds, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. Near the centre of World's End, Historic England’s list includes Chelsea Old Church (all Saints) (Grade I), under half a mile east, and Stanley House (Grade II*), less than half a mile west. Where a home is listed, listed building consent can be needed for inside works that affect its character, such as fixing into original panelling. It’s worth speaking to the council’s conservation officer before the design is final. The boroughs run controlled parking zones across much of inner London. A van working in World's End will usually need a visitor permit, a paid bay or a bay suspension arranged through the council, which often needs notice. Parking is worth mentioning during the design visit, so the day can be planned around it.
The wider area includes historic houses like Carlyle's House, about 0.5 miles east. For a period home anywhere nearby, a bedroom chimney breast and its alcoves often shape where wall beds go. If you live near William Parnell Park, keeping wall beds off the window wall keeps the room bright. For a flat near Imperial Wharf station, it is useful to book the lift and tell the concierge before fitting day.
