Window Seats in Angell Town
Window seats for bays and under sash windows, with storage inside, for homes in Angell Town. After a design visit and a written quote, it is made at our workshop and fitted in your home.
- Unused space below a sash window
- Needing more storage in the room
- Wanting new furniture to sit well in an older room
Window seats designed for your room
Bespoke or off-the-shelf?
A ready-made bench is built for a flat wall and a square corner, but bays have angled sides and walls that are rarely flat. A bench in a bay leaves gaps at the sides and wasted space at the corners. A seat made for the window follows every angle. It costs more than a bench, and what you get is a seat that belongs to the room. Big standalone units don’t always fit the lift or the turn on the stairs, while fitted furniture arrives in sections sized for the route. The sections are assembled once inside.
We quote each job for the room it’s going into, after the design visit. Size, the number of doors and drawers and the internal fittings make the biggest difference to the price.
Why us?
- Scribed to uneven walls
- Saturday visits and fitting by arrangement
- Made in moisture-resistant MDF and birch plywood
- Made for your room, not a standard size

Window seats for homes in Angell Town
Sash windows are a feature of many older London homes. Under a sash, the seat is set below the cill so the window can still be used. Where there are working shutters, the seat must leave room for them to fold back. We check all of this during the design visit in Angell Town. Typical reasons to get in touch are a ready-made bench that doesn’t fit the bay and a period room that needs furniture to suit it, and the answer is made at our workshop from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted.
With most households around Angell Town in purpose-built flats, mansion blocks and modern developments are both possible. Mansion block flats often have long hallways, bays and high ceilings that suit fitted storage, while newer flats tend to have compact halls and boxed-in services. In a maisonette, the space under the internal stairs is worth using.
The written quote is your record of the job. It describes the window seat we have designed for the room, its materials and its finish.

Your questions about window seats in Angell Town
Can you make window seats for a home in Angell Town?
Yes, we work across Lambeth, Angell Town included, and across the rest of London. To get started, you can fill in our short enquiry form with a few details.
Will parking be an issue for fitting furniture in Angell Town?
It can be, as controlled parking zones cover much of inner London. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. Let us know what parking is near you at the design visit, so the day can be planned around it.
Can the fitting be on a Saturday?
Yes, we can arrange Saturdays. Let us know when you first get in touch, and we’ll see what we can do.
Will a window seat work below a sash window?
Yes. Seats suit sash windows in many older homes. We measure the cill, the window and any shutters, so the seat sits neatly and the window still works. Repairs to the window itself are not our work.
How long will the window seat fitting take?
How long fitting takes depends on the size of the window and the design, and your quote sets out the fitting days. Because everything is made at our workshop, the work in your home is the fitting itself. We work tidily and keep the room as clear as possible.
Does someone need to be home during the fitting?
Someone needs to be there to let us in. You do not need to watch us work, though we like to go over the furniture with you at the end.
Fitted storage in Angell Town
About 38% of the homes in the neighbourhood around Angell Town went up before 1919, and about 19% between 1945 and 1972, going by the Valuation Office Agency’s 2025 council tax figures. Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. Entries on the National Heritage List near the centre of Angell Town include Church of St John the Divine (Grade I), about 0.6 miles north, and Christ Church (Grade II*), about 0.6 miles north. Listing covers the inside of a building as well as the outside, so works that affect a listed home’s character, like removing original joinery, can need listed building consent. An early word with the council’s conservation officer is the best first step. About 60% of households in the neighbourhood around Angell Town live in purpose-built flats, the 2021 Census shows. In a block, each section is sized to get up the stairs or into the lift and through the door. Building management rules on lifts, deliveries and working hours are worth checking early.
Close to Max Roach Park? Living near green space often means muddy boots, bikes and outdoor kit, and window seats can give those things a place. The wider area includes historic houses like Buckingham Palace, about 2.6 miles north-west. For a period home anywhere nearby, a seat under a sash window can keep shutters and cills clear. For an older house near Church of St John the Evangelist, a seat under a sash window can keep shutters and cills clear.

What we do not do
Our work is the furniture itself: designing it, making it in our workshop and fitting it. In practice, that means:
- Plastering and decorating around the seat
- Work on the window frame or glass
- New sockets or lights near the window, which are for your electrician

- Spray-painted finish
- Lift-up lids or drawers
- Hand-painted finish
- Radiator grilles
Fitting day, step by step
Finishing comes last. If the furniture was spray painted in the workshop, we fill the fixing holes and touch up on site; hand painting, if that’s what you chose, can be done in place once everything is fitted. Either way, the finish is the one set out in your quote. Noise from drilling travels in a block, so neighbours may appreciate a note, and some buildings set hours for noisy work. Fitting day is planned around any rules your building has. Saturdays can be arranged if your building allows work then.
- You get in touch with a few details about the window.
- At the design visit, we look at the window, the radiator and what you need. Shutters and cills are noted too.
- A quote in writing follows, with the fitting days agreed.
- Your window seat is built in our workshop, shaped to the window, from moisture-resistant MDF and birch plywood.
- We fit it in your home and leave it ready to use, with the lids or drawers checked with you.
How to prepare
- Clear the hallway and stairs so the sections can come through
- Book any lift and let the concierge or building manager know
- Let us know about any meters, fuse boards or boilers in the area
How to get a quote
Every quote follows a design visit. We measure the space, check the walls and floors and discuss what you’d like, then send a quote in writing. The price comes in a written quote, worked out from the measurements and the design you choose. To book a design visit, fill in our short enquiry form.

Caring for painted furniture
None of this takes much effort. Here’s what we suggest:
- Decide whether you’d like a lid, drawers or both
- Decide on cushion thickness before the design visit
- Check whether there’s a radiator under the window
- Clear the bay or window area before the design visit
Wiping the seat with a soft, damp cloth is usually all it needs. Avoid scourers and harsh cleaners. The front edge picks up marks first.
Do not block the grille with cushions or things stored in front of it. A clear grille keeps the room warm and the seat at an even temperature. Storage over a radiator stays warm, so it is best for things that do not mind it.

Spray-painted finish
A spray-painted finish works well on grilles as well as flat fronts. We do it in our workshop, where the finish can be kept even. Any paint colour agreed with you can be used.
Doors and drawer fronts
A radiator grille sits in the front of the seat, letting the heat reach the room. It is painted to match the other fronts. Around it, the fronts can be drawers, doors or panels.
