Window seats for homes in Brent Cross
The biggest shares of homes in the neighbourhood around Brent Cross were built between 1919 and 1939 (about 40%) and before 1919 (about 31%), according to Valuation Office Agency council tax figures (2025). It is a good starting point, though every room is still measured, as two homes of the same age rarely match. The National Heritage List records 5 entries within half a mile of the centre of Brent Cross. Being near listed buildings doesn’t make a home listed, and you can check any address on Historic England’s list. TfL’s red routes have strict stopping rules. Where a home in Brent Cross is on or beside a main road, it helps to mention that at the design visit. We can then plan where the van will stop.
Heath House, about 1.9 miles south-east, is one of the historic houses in the wider area. For a period home anywhere nearby, a radiator under the window just needs a grille in the seat front. For a flat near Brent Cross West station, the route in is measured along with the room itself, and the sections are sized to fit it.
Brent Cross is about 2 miles north-east of Finchley, in the London Borough of Barnet. Our work covers every London borough and the City of London, Brent Cross included. We cover places right across Barnet.
Design visits and fitting in NW4, NW11 and NW2 work the same way as everywhere else we cover. Streets in the area include Park Road, Graham Road and Elliot Road, and homes on each of them are within our area for window seats. Brent Cross is near the A41; on busy main roads, unloading window seats takes a little planning. Close by, we also work in Hendon (1 mile north), Staples Corner (1 mile south-west), The Burroughs (1 mile north-west), Dollis Hill (1 mile south-west) and The Hyde (1 mile west). Across the rest of Barnet, our area takes in Finchley (2 miles north-east), Barnet (5 miles north), Burnt Oak (3 miles north-west), East Finchley (2 miles north-east), Whetstone (4 miles north-east) and Edgware (4 miles north-west).

Window seats in Brent Cross
A window seat can hide a surprising amount of storage. A lift-up lid opens the whole space beneath the seat, while drawers are easier to reach if there’s a cushion on top. At the design visit in Brent Cross, we will help you choose. If you are living with looking for a reading spot by the window and an empty bay that doesn’t get used, window seats made from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish can solve it.
An interwar house tends to have truer walls than a Victorian one, though rarely square corners. Around Brent Cross, interwar houses, semis and detached homes make up a big part of the housing, and every piece is still scribed where it meets the wall. Each piece is levelled on site, so doors, lids and drawers line up.
You get the quote in writing, so there’s time to read it properly and talk it over at home. It covers the design, materials and finish agreed at the visit.

How fitting day works
In older rooms, the furniture normally has to meet skirting, picture rails, cornice or coving. On fitting day, we cut and scribe the furniture around these details. How long the fitting takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and we confirm the fitting days in your quote. A front path or side gate can make the carry from the van simpler. We measure the path, any steps and the front door as part of the route. Floors are covered from the door to the room.
- It starts when you get in touch with a few details about the window, including any radiator under it.
- At the design visit we measure the bay or recess and check the radiator, cill and any shutters.
- We send a quote in writing setting out the design, materials and finish, for you to look over.
- Your window seat is made in our workshop, shaped to the window. We use moisture-resistant MDF and birch plywood.
- We bring it to your home, fit it and leave it ready to use.
Before we arrive
- Take down pictures, mirrors and shelves from the wall
- Move anything in the hall or on the stairs out of the way
- Let us know where the boiler and meters are

Advice
FAQs: window seats in Brent Cross
Can you make window seats for a home in Brent Cross?
Yes. We cover all of Barnet and the rest of London, and Brent Cross is part of that. The first step is a design visit, where we measure and talk through the design, followed by a quote.
Can parking be tricky on fitting day in Brent Cross?
It depends on the street, as many London boroughs run controlled parking zones. A van may need a visitor permit, a pay-and-display bay or a suspended bay, which the council arranges, often with notice. Let us know what parking is near you at the measuring visit.
What is a window seat made from?
The seat is made from moisture-resistant MDF and birch plywood. The frame and seat top are birch plywood, which is strong and holds screws well, while the fronts and grilles are MDF, which paints well. The finish is spray-painted or hand-painted.
Can the fitting be on a Saturday?
Yes, by prior arrangement. If a Saturday works better for you, say so when you contact us.
Do I need to be at home on fitting day?
We need access, so someone has to let us in. You do not need to watch us work, but it helps to be around at the end.
What do you do at the measuring visit?
We measure the space and discuss the design, materials and finish. We also check the walls and floors and note radiators, sockets and other things in the way, and the written quote comes afterwards.
The problems window seats solve
For a child’s room, a seat under the window adds storage and a cosy spot. Drawers keep toys within easy reach. It helps keep the room tidy.
Requests we hear often include:
- A child’s room that needs storage and seating
- No space for toys and games
- A bay with no furniture that fits
- Unused space below a sash window
If you live near Clarefield Park, window seats can be designed to hold outdoor kit, from walking boots to picnic things.
Questions to ask before you hire anyone
- Which materials they’ll use, named in the quote
- Will the quote be in writing?
- How they deal with uneven walls and floors
- Whether they can show you real projects they’ve done
Tips worth knowing
Because fitted furniture stays put, a little upkeep goes a long way. Here are a few tips worth knowing:
- Make sure any shutters still open fully
- Think about what you’ll store under the seat
- Move furniture away from the window so we can measure
- Bring paint colours you like to the design visit
Once the seat is fitted, it is ready to use. Paint needs time to cure fully, so treat the new finish gently at first. Avoid placing heavy objects on the painted surfaces while it hardens.
Every so often, look at the hinges and any handles. A loose screw is easy to tighten before it works loose. If a lid or drawer starts to catch, use our contact form and describe what’s happening.
Bespoke or off-the-shelf?
A ready-made bench is built for a flat wall and a square corner, and bay windows rarely offer either. In a bay, a standard bench leaves awkward gaps. A seat made for the window follows every angle. It costs more than a bench, and what you get is a seat that belongs to the room. Standard widths rarely add up to the length of a real wall, so fitted furniture is made to the wall’s own length. It can also go up to the ceiling rather than stopping short.
Parking is part of the price picture in London. Much of London is covered by controlled parking zones, so a van may need a visitor permit, a paid bay or a bay suspension near your home. It’s useful to talk about parking at the design visit, so we can plan for it.

How it’s made
Doors and drawer fronts
The fronts of a window seat are what you see most. They can be plain or panelled, with handles chosen to suit the room. A radiator grille can be built into the front.
Pull-out drawers
Drawers can run the full width or be combined with a lid. Around a radiator, the drawers are placed to leave room for the heat. The design visit settles the mix.
