Window Seats in Dollis Hill

Window seats for bays and under sash windows, with storage inside, for homes in Dollis Hill. Every piece is made at our workshop and fitted in your home, with a spray or hand-painted finish.

  • No comfortable place to sit in the light
  • A period room that needs furniture to suit it
  • Standard furniture leaving gaps in a bay

Need window seats in Dollis Hill?

What window seats cannot fix

Our work is the furniture itself: designing it, making it in our workshop and fitting it. In practice, that means:

  • Fabric covers and cushions
  • Moving or replacing a radiator, which is for your plumber
  • Electrical work around the seat

If in doubt, you can fill in our short enquiry form and describe the room. How a job runs, step by step.

Boards, parts and finishes

  • Radiator grilles
  • Birch plywood
  • Spray-painted finish
  • Lift-up lids or drawers
  • Hand-painted finish
  • Moisture-resistant MDF

How we make window seats for Dollis Hill

Cushions are not something we supply, so we agree the seat size with you and you can have one made to fit. You can then choose the fabric and style yourself. We plan the depth and height so the seat is comfortable with a cushion on it. If your home has wanting new furniture to sit well in an older room and a sash window with space beneath it going to waste, that is what window seats are for, made from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted.

Coats, shoes, bags and the vacuum cleaner all need somewhere to go in a family house. With interwar houses, semis and detached homes a large part of the housing around Dollis Hill, fitted storage near the front door can take much of it. Meters and fuse boards stay easy to reach.

The written quote is your record of the job. It sets out the window seat designed for your room, its materials and its finish, and the workshop works from it.

Flats, conversions and leaseholders

Mansion blocks and purpose-built blocks often have house rules about lifts, entry systems and when trades can come in. Tell us about them at the measuring visit, and we’ll plan the fitting around them.

Conversions and newer flats often have stud walls rather than solid brick. We choose fixings to suit the wall, after checking the walls during the design visit.

From workshop to your room

On the morning of the fitting, the first job is covering the floors and protecting the way in from the front door. The sections made at our workshop come in next, one at a time. How long the fitting takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and we confirm the fitting days in your quote. Interwar houses typically have a straight run of stairs and a reasonable hallway, though we still measure the route in not just the room. The furniture comes in sections and is put together where it is going, with floors protected throughout.

  1. You get in touch with a few details about the window.
  2. We visit to measure and talk about how you’ll use the seat. Shutters and cills are noted too.
  3. A written quote follows, with the fitting days agreed.
  4. We make the seat, the lids or drawers and any grille in our workshop, from moisture-resistant MDF and birch plywood.
  5. The seat is fitted and set level, ready for a cushion, with the lids or drawers checked with you.

Getting ready for fitting day

  • Have your electrician move any sockets or switches beforehand
  • If you live in a block, book the lift and tell the building manager
  • Empty the space we’ll be working in

If you know what you want, say so; if not, we can work it out together at the visit. The design is talked through at the visit, once we have measured, and the written quote that follows sets it out. To start, message us from the contact page.

Tips worth knowing

Looking after painted furniture is simple. These habits help most:

  • Think about matching the woodwork or the walls
  • Note the position of any radiator and its pipes
  • Plan the cushion early so the seat suits it
  • Make sure any shutters still open fully

We open each lid and drawer with you before we go. If there’s a radiator grille, we make sure the radiator is clear and the grille is in place. That way, everything works as planned.

Condensation on the glass can drip onto the cill and the seat, so wipe it away. Keep the window ventilated in cold weather. Don’t leave water sitting on the painted surface.

Your questions about window seats in Dollis Hill

I live near Brent Cross West station. Is that in your area?

Yes. We cover all of Brent and the rest of London. To get started, you can use our contact form with some details about the room.

Is parking a problem for fitting in Dollis Hill?

It depends on the street, as many London boroughs run controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It’s useful to let us know about parking during the design visit, and we’ll plan around it.

What finishes do you offer?

There are two ways to finish it: by spray or by hand. A spray finish is smooth and even, while a hand-painted one is easy to touch up later.

Can you build a seat beneath sash windows?

Yes. The seat is set below the cill so the window can still open and close. Where there are shutters, the seat is planned so they still open fully. These details are measured when we visit.

What if the wall is cold or damp?

External walls can be colder and damper than internal ones, so ventilation behind and inside the furniture helps, which helps avoid condensation and mould. Any damp needs sorting by the right specialist before fitting.

How long is the fitting for a window seat?

How long the fitting takes depends on the size of the window and the design, and the fitting days are agreed in your quote. The seat is built in our workshop first, so the time in your home is spent fitting. We keep the room as tidy as we can while we work.

DIY, flat-pack or bespoke

If you are handy, a simple shelf or a standard wardrobe in a square room is a reasonable DIY job. Sloping ceilings, uneven floors and lath-and-plaster walls make it harder.

It’s worth being honest about cost: off-the-shelf furniture normally costs less up front. Bespoke earns its place where the room is awkward, space is tight or you want the furniture to look part of the house.

Storage in Dollis Hill homes: local notes

Homes built between 1919 and 1939 make up about 47% of the housing in the streets around Dollis Hill, with about 20% built between 1973 and 1999, going by the Valuation Office Agency’s 2025 council tax figures. The age of a home tells us a lot about its walls, floors and ceilings, and so about how window seats are fixed and fitted. Dollis Hill is partly covered by a conservation area, going by Historic England’s data. Being in a conservation area mainly affects changes to the outside of a building, and fitted furniture inside a house doesn’t normally need planning permission. Your council can advise if you are unsure. Controlled parking zones are run by the boroughs, so the rules in Brent are set locally. If your street in Dollis Hill is in a controlled parking zone, a visitor permit, a paid bay or a parking bay suspension through the council may be needed. Parking near your home is worth mentioning during the design visit.

For families living near Our Lady of Grace Catholic Junior School, deep drawers suit the bulky things families collect, from scooters to swimming kit. For a flat near Brent Cross West station, it helps to book the lift and tell the concierge before fitting day. Near listed buildings like Church of St Michael, about 0.5 miles south-east of the centre of Dollis Hill, older homes may keep original joinery that window seats can be designed around. If your own home is listed, check with the council before fixing into original features.
