Walk-in wardrobes in Burlington Estate: what you get
Some people want doors on everything; others like open shelves and rails. Doors keep dust off and give a calm look, and open rails make it quick to find things. The choice is yours, and we’ll go through it when we measure. Typical reasons to get in touch are proper shoe storage and long and double hanging planned around your clothes; the furniture is made from moisture-resistant MDF and strong birch plywood, with a painted finish.
With a large share of homes around Burlington Estate built before 1919, many bedrooms sit against solid brick external walls. Those walls can be colder than internal ones, so wardrobes and storage on them are designed with ventilation behind and inside to help avoid condensation. Smaller back bedrooms in houses of that age are good places for walk-in wardrobes.
We write quotes in plain English, without jargon. They say what will be made, what it’s made from and how it will be finished, taken from what we agreed at the visit.

How fitting works for walk-in wardrobes
Every fitting follows the same order: floors are protected, the sections come in, everything is levelled, scribed to the walls, fixed and finished. At the end, we tidy up and go over the work with you. How long the fitting takes depends on the room and how much is fitted into it, and your quote sets out the fitting days. In houses converted into flats, the route in may include a shared hall and stairs, so it helps to let neighbours know about fitting day. Each section is sized for the tightest door or turn. Saturdays can be arranged.
- You get in touch and describe the room.
- At the design visit we agree the layout and check how the units will reach the room. It is useful to mention parking then, as much of London has controlled parking zones.
- We send a quote in writing.
- In our workshop we build the units in sections from moisture-resistant MDF and birch plywood.
- We carry the sections in, join them in the room and scribe them to the walls.
Getting ready for fitting day
- Clear the hallway and stairs so the sections can come through
- Have your electrician move any sockets or switches beforehand
- Keep pets out of the room and the hallway
Getting a quote

What affects the price in Burlington Estate
A few things affect what fitted furniture costs:
- The internal fittings
- Awkward walls, sloping ceilings and uneven floors
- The width and height of the space
- The number of doors and drawers
There is no price list, because every piece is designed for one room. We measure up, discuss the design and send a written quote, naming the materials and finish. To arrange a design visit, get in touch through our contact form.
Helping us understand the room
You do not need exact measurements or a plan. It’s enough to send:
- Examples of the look you are after
- The type of home and how the room is reached
- Your postcode and the borough
- Approximate measurements of the space

FAQs: walk-in wardrobes in Burlington Estate
My house in Burlington Estate is Victorian. Can you deal with uneven walls?
Yes. Walls in older houses are rarely flat or square, and floors are often out of level, so each piece is scribed to follow the wall and set level on a plinth or adjustable feet. We also work around skirting boards, picture rails and cornices. Fixings are chosen for the wall, whether solid brick or lath and plaster.
Is Burlington Estate in the area you cover for walk-in wardrobes?
Yes. We cover all of Westminster and the rest of London, and Burlington Estate is part of that. The first step is a design visit, where we measure and discuss the design, followed by a quote.
Do walk-in wardrobes need ventilation?
Yes, it helps keep clothes fresh and damp away. We design the units to let air move, and any damp on the walls should be sorted before fitting.
Is it better to have doors or open storage?
There’s no single right answer. We can fit doors, open storage or both, and we will talk it through at the design visit.
Can you add sockets inside the units?
No. Sockets, switches and lighting are for your electrician. We plan the furniture around where they’ll go.
Can I send photos before the visit?
Yes, they help. A few pictures of the room, from floor to ceiling, tell us a lot, especially with rough measurements. You can send them when you get in touch through our contact form.
Is it time for walk-in wardrobes?
Some want somewhere to sit and get ready. We can design a dressing table into the room, close to the clothes and shoes.
Walk-in wardrobes can help with:
- A walk-in wardrobe within the bedroom
- A dressing table with drawers and a mirror
- Proper shoe storage
- A use for a small spare room
Close to St Anne's Churchyard? Morning light matters, so tall pieces go where they will not shade the window.
Choosing a carpenter
- Will the doors close with even gaps?
- Can you see real work of theirs?
- Do they scribe the furniture to the walls?
- Whether the quote follows a visit to your home
Caring for painted furniture
Most of what helps is simple. Here’s what we suggest:
- Have a clear-out before we measure
- Treat new paintwork gently at first
- Count your shoes before the design visit
- Deal with any damp walls first
New paintwork takes a while to harden after fitting. Treat the doors and drawer fronts gently at first and avoid harsh cleaners.
Before the design visit, sort through your clothes. We plan the layout around your clothes, so it’s worth having a sort-out first.
