About our loft storage in Burlington Estate
The low space behind a knee wall is often the most useful in the room. Eaves cupboards and pull-out drawers built into the knee wall put it to work. Drawers bring the back of the space within reach. We measure and plan for the space you have in Burlington Estate. We make eaves cupboards from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish, and the things people most often want solved are a loft room that doubles as an office or guest room and space under the eaves going to waste.
Ceilings and floors in homes built before 1919 are rarely level, and a large share of homes around Burlington Estate are that old. Eaves cupboards are scribed to the walls and levelled on site so doors, lids and drawers run true. Original skirting and mouldings are met neatly, and the paint colour is agreed with you.
Everything we agree at the design visit goes into the written quote: the layout and internal fittings, the materials and the finish. If you’d like to change anything, it’s easier before the furniture is made.

Flat-pack or bespoke?
Bespoke work comes into its own in rooms that are not square. Older London rooms tend to have leaning walls, sloping floors and alcoves of different widths, and standard units leave gaps.
What you pay for with bespoke is mainly the fit: scribed edges, a level base on an uneven floor and furniture that meets the ceiling, skirting and picture rail. In an older room, standard units rarely manage that.
Loft storage in Burlington Estate: local notes
In the area around Burlington Estate, the largest groups of homes date from before 1919 (about 52%) and the years since 2000 (about 21%), in the VOA’s 2025 council tax stock figures. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. Near the centre of Burlington Estate, Historic England’s list includes Bodley House Chambers B1 to 6 (Grade I), under half a mile east, and Albany Courtyard (Grade I), less than half a mile south-east. Works inside a listed home that affect its character, for instance removing original joinery or fixing into it, can need listed building consent from the council. Check with the council’s conservation officer first. The ULEZ, run by TfL, takes in all of London, so Westminster is inside it. Vans bringing furniture to Burlington Estate fall under it, just as they do across the rest of London. Parking and access are planned at the design visit.
For families living near LITE Regal International School, eaves cupboards can be planned around what a family needs to keep, from coats and bags to sports kit. Living in a block of flats near Bond Street station? Then each piece is planned so it can be carried up and joined together in the room. If you live near St Anne's Churchyard, eaves cupboards can be designed to hold outdoor kit, from walking boots to picnic things.

Flats, conversions and leaseholders
For flats on red routes or busy main roads, getting the furniture from the van to the door needs planning. Red routes are run by TfL and have strict stopping rules, so it is worth raising at the design visit.
Conversions and newer flats often have stud walls rather than solid brick. We choose fixings to suit the wall, which we check during the design visit.
What loft storage can’t fix
It’s worth being clear about where our work stops:
- Any work on the structure of the house
- New sockets, lights or wiring, which are for your electrician
- Building work to turn a loft into a room
If in doubt, you can drop us a line using the contact form and describe the room. How a job runs, step by step.

Common questions about loft storage
Do you cover homes near Bond Street station?
Yes, homes across Westminster and the rest of London are within the area we cover. You can fill in our short enquiry form to arrange a design visit.
My home in Burlington Estate is a period house with walls that aren’t straight. Is that a problem?
Yes. Walls in older houses are rarely flat or square, and floors are often out of level, so each piece is scribed to follow the wall and set level on a plinth or adjustable feet. Skirting, picture rails and cornices are met neatly or cut around. Fixings are chosen for the wall, whether solid brick or lath and plaster.
Does someone need to be home during the fitting?
Someone needs to let us in. It’s good to have someone there at the end to look over the work with us.
Can you get furniture up narrow loft stairs?
Measuring the route is part of the design visit. Each section is made to fit the narrowest point, and then assembled in the loft.
Can you come on a Saturday?
Yes, by arrangement. If a Saturday works better for you, say so when you get in touch.
What do eaves cupboards cost?
Every piece is quoted for your room after the design visit. It depends on how much storage you want, the shape of the room and the finish. For a quote, drop us a line using the contact form to arrange a design visit.
What affects the price in Burlington Estate
When we put a quote together, we consider:
- Awkward walls, sloping ceilings and uneven floors
- The finish: spray painted or hand painted
- The internal fittings
- Doors and drawers, and how many
Access to the room makes a difference too. Several flights of stairs, a small lift or a narrow hall can mean smaller sections and more carrying, and that is part of the price. There’s no price list: each design is priced in writing after we’ve seen the space.
Before the design visit
When you contact us, these help most:
- Radiators, sockets, pipes or meters on or near the wall
- What you’d like to store or use the space for
- Pictures showing the full wall, from floor to ceiling
- Whether it’s a house or a flat, and if there are stairs or a lift
Rough sizes are fine at the start. We measure everything properly at the measuring visit, including how level the floor and ceiling are. To get started, use our contact form with a few details about the room. The written quote follows the visit.
Fitting day, step by step
However carefully a piece is made in the workshop, it still has to meet the room, and that happens on fitting day. Few walls in older London homes are truly flat or square, so each edge that meets a wall is scribed to follow it, until the line is tight. How long the fitting itself takes depends on the shape of the room and the number of cupboards and drawers, and we confirm the fitting days in your quote. Terraced streets in London are often lined with parked cars, so it is useful to tell us during the design visit what’s outside. Unloading is kept short, with sections taken straight inside. Saturdays are possible by prior arrangement.
- First you let us know about the loft room and what you’d like to store there, and how you get up to it.
- We visit to measure the eaves and slopes and go through the design, including the headroom under the slope.
- You receive a written quote for the storage we have discussed, for you to look over.
- Your storage is made at our workshop and painted to your chosen colour.
- The storage is fitted in the loft and checked, door by door.
Before we arrive
- Move furniture and belongings away from the wall
- Let us know where the boiler and meters are
- Take anything hanging off the wall we’re fitting to
Starting with a design visit
A quote begins with some details from you: which room it is, rough sizes and a couple of photos if you can take them. When you are ready, message us from the contact page. After that, we arrange a visit to measure and go through the design, then send a written quote.
