Window seats in Mayfair

What prompts window seats in Mayfair

A quiet place to read is a common wish. A window seat, perhaps with shelves either side, does exactly that. It’s often the most-used seat in the house.

We are often asked to help with:

  • Needing more storage in the room
  • Off-the-shelf pieces that never quite fit the window
  • Wanting a quiet place to read
  • A radiator under the window getting in the way

If you live in a flat close to Bond Street station, the lift, the stair turns and the front door all set the largest piece that can come in.

What to check before you book

  • How they deal with uneven walls and floors
  • A quote in writing that sets out the job
  • Will they visit to measure before quoting?
  • Is it spray painted or hand painted?

How to choose a carpenter in London

About our window seats in Mayfair

Bay windows are common in period homes, and they make a natural place for a seat. A bay is rarely a simple shape, with angled sides and walls that are not quite straight. We measure every face and scribe the seat to follow them, so it sits neatly in the bay without gaps. It’s a job that suits bespoke work, in Mayfair or anywhere else. We make window seats from moisture-resistant MDF and strong birch plywood, with a painted finish, and the usual reasons to get in touch are no comfortable place to sit in the light and no space for toys and games.

A Victorian or Edwardian terrace usually has a long, narrow hall leading to the stairs. A large share of the homes around Mayfair were built before 1919, so depth matters as much as width wherever storage goes. Even shallow storage can hold a lot without narrowing the way through.

The written quote puts the design visit in writing: the layout, what goes inside, the materials used and the finish. If something isn’t quite right, tell us before anything is made.

Questions we are often asked

I live near Bond Street station. Is that in your area?

Yes, homes across Westminster and the rest of London are within the area we cover. You can send us a few details through our contact form to arrange a design visit.

Is Mayfair in the area you cover for window seats?

Yes, we work across Westminster, Mayfair included, and across the rest of London. To get started, you can send us a few details through our contact form with a few details.

Do I need to be at home on fitting day?

We need access, so someone has to let us in. After that, you do not need to stay in the room, but it’s useful to be around at the end.

Do you move sockets or add lighting?

No. Any new wiring, sockets or lights need an electrician. We’ll design around them.

Is the furniture spray painted or hand painted?

There are two ways to finish it: by spray or by hand. Spray painting gives a smooth, even finish, and hand painting is easy to touch up.

What happens at the measuring visit?

It is a chance to measure properly and talk through what you’d like. We look at the walls, floors and anything the furniture has to work around, and the written quote comes afterwards.

Flat-pack or bespoke?

Off-the-shelf furniture can be a sensible choice. In a room with square walls and standard sizes, it can work well, and it is quick to buy.

It is worth being honest about cost: off-the-shelf furniture usually costs less up front. Bespoke makes more sense where the room is awkward, the space is valuable or you want the furniture to look built in.

Boards, parts and paint

Moisture-resistant MDF

We use moisture-resistant MDF because it is stable and gives a smooth surface for paint. It is used for the fronts, side panels and radiator grilles. A moisture-resistant grade suits a spot where windows can gather condensation.

Pull-out drawers

Drawers under a window seat are easy to reach, even with a cushion on top. They’re ideal for everyday items. We size the drawers to suit the seat.

Fitting day, step by step

Every fitting follows the same order: floors are protected, the sections come in, everything is levelled, scribed to the walls, fixed and finished. Then the room is tidied and we look over the work with you. The time the fitting takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and your quote sets out the fitting days. On fitting day, edges are trimmed on site to follow the walls, so we ask for a clear space to work near the room. Dust is kept down and cleared up as we go. Hand painting, if that’s your finish, can follow the fitting.

  1. You get in touch and let us know about the window, and whether a radiator sits beneath it.
  2. We visit to measure up and work out how warm air from the radiator will reach the room.
  3. Your written quote sets out the seat, the grille, the materials and the finish.
  4. In our workshop the seat is built from moisture-resistant MDF and birch plywood, with the grille made to match.
  5. We fit it in your home and scribe it to the walls, with the finish sprayed beforehand or painted by hand on site.

Preparing the room

  • Clear the hallway and stairs so the sections can come through
  • Tell us about parking near your home
  • Point out meters, boilers and fuse boards near the furniture

Getting a quote

Rough measurements are fine at the start. Everything is measured properly when we visit, including how level the floor and ceiling are. To arrange it, send us a few details through our contact form and tell us about the room. The written quote follows the visit.

When you need someone else

As carpenters, we leave some work to other trades. It helps to know these before you plan the job:

  • Seat cushions, which you source separately
  • New sockets or lights near the window, which are for your electrician
  • Any change to radiator pipes, which needs a plumber

If in doubt, you can drop us a line using the contact form and describe the room before you arrange a visit. How a job runs, step by step.

Fitted storage in Mayfair

About 51% of the homes in the streets around Mayfair went up before 1919, and about 20% since 2000, according to Valuation Office Agency council tax figures (2025). That matters for window seats, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. Within a mile of the centre of Mayfair, 23 conservation areas are recorded by Historic England. England has around 10,000 in all, and their controls are mostly concerned with the outside of buildings. More than half of the homes in the streets around Mayfair (about 51%) were built before 1919, in the VOA’s 2025 council tax stock figures. Bays and sash windows in period houses suit a seat with drawers or a lift-up lid, with a grille where there’s a radiator below.

For an older house near Grosvenor Chapel, a radiator under the window just needs a grille in the seat front. Near listed buildings like Naval and Military Club, under half a mile south of the centre of Mayfair, older homes may keep original joinery that window seats can be designed around. For a listed home, fixing into original features can need listed building consent.
