What we don’t do
Not everything around window seats is carpentry, from an electrician to a plumber or an engineer on the Gas Safe Register. Here is what to bear in mind:
- Moving or replacing a radiator, which is for your plumber
- Fixing the window itself
- Making good the walls, which is for a plasterer or decorator
If you are not sure what’s possible in your room, you can tell us about the room on our contact form and we will give you a straight answer. How it works.

About our window seats in Upper Clapton
A window seat turns the light by a window into a place to sit. Our window seats are made for bays, sash windows and the recesses beside them, typically with storage below, under a lift-up lid or in drawers. For a home in Upper Clapton, it starts with a design visit to measure the window and talk through the design. We make window seats from birch ply and moisture-resistant MDF, painted by hand or sprayed, and people most often get in touch about off-the-shelf pieces that never quite fit the window and looking for a reading spot by the window.
Not every home has a loft conversion, a bay or a cupboard under the stairs, but almost every home has somewhere storage could go. Whatever kind of home yours is in Upper Clapton, we start by looking at what’s there. The storage is built in our workshop and fitted in your home.
The furniture is built in our workshop after you have had the quote and decided to go ahead. The quote sets out the agreed design, materials and finish, so every detail can be checked first.

Common questions about window seats
Will parking be an issue for fitting furniture in Upper Clapton?
It can be: much of inner London is covered by controlled parking zones. A van may need a visitor’s permit, a paid parking bay or a bay suspension, which the council arranges, often with notice. It helps to tell us about parking at the design visit.
Do I need permission for fitted furniture in a conservation area?
Normally not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character can require listed building consent from the council. If you are unsure, the council can confirm.
What if my walls and floors are out of level?
That’s normal in older homes, and it’s what scribing is for. We scribe the edges to follow the wall and set the furniture level on adjustable feet or a plinth.
Is the cushion included with the window seat?
No, we make the seat itself, and the cushion is something you source separately. You will have the measurements to pass to a cushion maker. It leaves you to choose the fabric.
Can you build a seat beneath sash windows?
Yes. We set the seat below the cill, so the sash still works. If there are working shutters, we leave room for them to fold back. We check all of this at the measuring visit.
What happens when you come to measure?
We measure the room, check how level the walls and floors are and discuss the design with you. We’ll also ask about access and parking.
Window seats for homes in Upper Clapton
About 44% of the homes in the area around Upper Clapton went up before 1919, and about 17% between 1919 and 1939, going by the Valuation Office Agency’s 2025 council tax figures. That matters for window seats, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. There are 18 entries on the National Heritage List within half a mile of the centre of Upper Clapton. Being near listed buildings doesn’t make a home listed, and you can check any address on Historic England’s list. All of London, Hackney included, is inside the ULEZ. Vans bringing furniture to Upper Clapton fall under it, just as they do across the rest of London. Access and parking are talked through at the design visit.
For a family home near Harrington Hill Primary School, a place for each person’s coat and shoes stops the hallway filling up. If your home is as old as some of the listed buildings nearby, such as White Lodge, original features like shutters, panelling and fireplaces are worth designing around. For a listed home, fixing into original features may need listed building consent. Close to Springfield Park? Window seats can be designed to hold outdoor kit, from walking boots to picnic things.

Bespoke or off-the-shelf?
A ready-made bench is built for a flat wall and a square corner, but bays have angled sides and walls that are rarely flat. In a bay, a standard bench leaves awkward gaps. A seat made for the window follows every angle. It’s a bigger investment, and the gain is a seat that fits the space. Standard widths and heights seldom suit an actual room, which leaves gaps at the sides and wasted space on top. Fitted furniture is made to the room.
Every room is priced on its own, because size, layout and finish change from job to job. A spray finish and a hand-painted finish involve different work, and that shows in the price. The figure comes in your written quote after the design visit.

Fitting day, step by step
In older rooms, the furniture normally has to meet skirting, picture rails, cornice or coving. We cut and scribe the furniture around them on site. The time the fitting takes depends on the shape of the bay or recess and what goes under the seat, and we confirm the fitting days in your quote. For a flat, building rules and lift booking are worth checking early; for a house, steps, paths and parking are the things to mention. Either way, the day is planned during the design visit. Saturday fitting is possible by prior arrangement.
- First you let us know about the bay or window where you’d like a seat, including any radiator under it.
- We come to measure and plan the seat, the storage and any radiator grille with you. We also talk about lift-up lids or drawers.
- A quote in writing follows, with the design, finish and fitting days set out.
- Your window seat is made at our workshop, shaped to the window.
- We bring it to your home, fit it and leave it ready to use. Any radiator grille is fitted so heat can still reach the room.
Getting ready for fitting day
- Let us know about parking near your home
- Take anything hanging off the wall we are fitting to
- Make sure pets are kept safely away
Starting with a design visit
A quote begins with some details from you: which room it is, rough measurements and a couple of pictures if you can take them. To send them, drop us a line using the contact form. After that, we arrange a visit to measure and go through the design, then send a written quote.

How it’s made
Pull-out drawers
With drawers, you do not need to move the cushion to reach your things. They suit toys, books and things you use often. Each drawer is sized for the space.
Lift-up lids
A lid that lifts is the simplest form of window seat storage. Any cushion has to come off before the lid can lift, so it is best for occasional storage.

What affects the cost of window seats
What you pay depends on:
- Access to the room, such as stairs, lifts and narrow halls
- How big the furniture is
- Tricky walls, sloping ceilings and uneven floors
- Hanging rails, shelves, drawers and other fittings inside
There is no price list, because every piece is designed for one room. We measure up, discuss the design and send a written quote. To start, send us a few details through our contact form.
Helping us understand the room
To help us picture the room, please include:
- Radiators, sockets, pipes or meters on or near the wall
- The type of home and how the room is reached
- A few photos of the space, taken from the doorway and from each corner
- Any ideas or images you have saved
You don’t need exact measurements to get started. We measure everything properly during the design visit, including how level the floor and ceiling are. To get started, send us a few details through our contact form. The written quote follows the visit.
