Few London rooms are perfectly square, and we scribe the furniture to follow the walls. We make window seats for homes in Crooked Billet, each designed at a visit to your home.
- Needing more storage in the room
- A nursery or bedroom short of storage
- Looking for a reading spot by the window
Window seats for your home in Crooked Billet
From workshop to your room
With the carcasses fixed and level, we hang any doors and fit any drawers or lids. Each one is adjusted until the gaps are even and it closes cleanly. The time the fitting takes depends on the size of the window and the design, and we confirm the fitting days in your quote. Before fitting day, we check the route in not just the room, so the furniture comes in sections sized for the route. Floors and doorways are protected while the pieces come in.
- You contact us with a few details about the bay or recess.
- At the design visit we measure each side of the bay, because walls in older houses are rarely square.
- A written quote follows, setting out the design, materials and finish.
- In our workshop we make each section of the seat from moisture-resistant MDF and birch plywood.
- We fit the seat in your home, trimming the edges to meet the walls and cill, with a spray-painted or hand-painted finish.
Getting ready for fitting day
- Get any new sockets or wiring done by your electrician before fitting day
- Take down pictures, mirrors and shelves from the wall
- Clear the area where the furniture is going
Ask for a quote
Getting a quote starts with a few details: which room it is, rough measurements and a couple of pictures if you can take them. When you’re ready, message us from the contact page. We’ll then arrange a design visit and follow it with a written quote.

Window seats in Crooked Billet: what you get
A radiator under the window is common, and a seat has to work with it. A seat built over a radiator needs a grille or an open front, so the heat isn’t trapped. The front of the seat includes a grille, with space left around the radiator. We will look at your radiator at the design visit in Crooked Billet. If you are living with standard furniture leaving gaps in a bay and nowhere to keep blankets, toys or books, that’s what window seats are for, made from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted.
A deep space is only useful if you can reach the back of it, so the design uses drawers, lids or shelves to bring things within reach. Whatever kind of home you have in Crooked Billet, the right answer depends on the depth and the height. Any meters, fuse board or boiler keep the access they need.
A quote in writing is the clearest record of what we have agreed. It sets out the window seat designed for your room, what it is made from and how it’s finished.

Common questions about window seats
Do I need permission for fitted furniture in a conservation area?
Usually not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. If your home is listed, changes inside that alter its character may need listed building consent, so check with the council first. If you are unsure, the council can confirm.
I live near Raynes Park station. Is that in your area?
Yes, homes across Merton and the rest of London are within the area we cover. You can tell us about the room on our contact form to arrange a design visit, and tell us about parking and access at the same time.
How long does it take to fit a window seat?
How long fitting takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and the fitting days are agreed in your quote. We make the seat in our workshop, so the time at your home is spent fitting. Saturday fitting is possible by arrangement.
Can you build a seat beneath sash windows?
Yes. Sash windows are a natural place for a seat in many period homes. We measure the cill, the window and any shutters, so the seat fits without getting in the way of the window. Repairs to the window itself aren’t our work.
What is a window seat made from?
Moisture-resistant MDF and birch plywood, with a spray-painted or hand-painted finish. A moisture-resistant grade suits a spot by a window, where condensation can form. Your quote confirms the materials and finish.
What if the wall is cold or damp?
It can be done with some care: leaving ventilation behind and inside helps stop condensation. Damp treatment isn’t something we do, so any damp needs sorting first.
What we do not do
We’d rather be clear about where our work stops:
- Seat cushions, which you source separately
- Electrical work around the seat
- Painting the walls of the bay
Not sure whether your space suits window seats? You can message us from the contact page and we will tell you before you arrange a visit. How a job runs, step by step.

Storage in Crooked Billet homes: local notes
The biggest shares of homes in the streets around Crooked Billet were built before 1919 (about 34%) and between 1919 and 1939 (about 21%), based on the Valuation Office Agency’s 2025 council tax data. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. There are 67 entries on the National Heritage List within half a mile of the centre of Crooked Billet. Older homes nearby may have original joinery, shutters or panelling worth keeping, and the furniture can be designed around them rather than over them. Red routes are run by TfL, with tight limits on where and when vehicles can stop. If your home is on or just off a main road, it helps to mention it. Then we can work out where to load and unload.
If your children go to Wimbledon College or a school nearby, window seats can be planned around what a family needs to keep, from coats and bags to sports kit. If you live near Cannizaro Park, window seats can be designed to hold outdoor kit, from walking boots to picnic things. Southside House, about 0.5 miles south-west, is one of the historic houses in the wider area. If your own home is a period one, a seat under a sash window can keep shutters and cills clear.

Pricing window seats in Crooked Billet
Prices vary from room to room, and it comes down to:
- Walls and floors that are out of level or out of square
- What goes inside: rails, shelves, drawers and dividers
- The number of doors and drawers
- How easy it is to get the furniture into the room
We don’t publish set prices, because every piece is designed for one room. We measure up, discuss the design and send a quote in writing, with the materials and finish set out. To start, message us from the contact page.
What we need to know
What helps most when you first contact us:
- Rough measurements, even if they’re only to the nearest few centimetres
- Photos of the whole wall or room, including the floor and ceiling
- Anything in the way, such as radiators, sockets, switches, a boiler or meters
- Pictures of styles you like, if you have any
If you already have something in mind, tell us; if not, we can work it out together at the visit. The design is talked through at the visit, once we’ve measured, and the written quote that follows sets it out. To start, get in touch through our contact form.
What it is made from
Birch plywood
A window seat needs to be sturdy. Birch plywood suits them, as it’s strong and holds screws firmly. It suits the drawers below too.
Pull-out drawers
Pull-out drawers bring everything into view. Children can typically manage drawers more easily than a heavy lid. We make the boxes from birch plywood for strength.
Bespoke window seats or ready-made?
Off-the-shelf benches are not designed to sit over a radiator. Placed in front of a radiator, they block the warmth. A bespoke seat has a grille or open front designed in, so the heat can reach the room. Ready-made furniture rarely suits a recess, a slope or an odd corner, and most homes have one somewhere. Fitted furniture is designed around them.
In London, parking can affect the price. Much of London is covered by controlled parking zones, so we may need a visitor permit, a paid bay or a suspended bay. Tell us about parking at the measuring visit, so we can plan for it.
