What window seats can’t fix

Some parts of a job need another trade, from an electrician to a plumber or a Gas Safe registered engineer. Here is what to bear in mind:

  • Any change to radiator pipes, which needs a plumber
  • Fixing the window itself
  • Fabric covers and cushions

Not sure whether your space suits window seats? You can use our contact form and we will tell you before you arrange a visit. How a job runs, step by step.

Window seats in Mitcham: what you get

A well-made window seat gives you a place to sit in the best light in the room. Our window seats are made for bays, sash windows and the recesses beside them, normally with storage below, under a lift-up lid or in drawers. For a home in Mitcham, it starts with a design visit to measure the window and talk through the design. We make window seats from moisture-resistant MDF and strong birch plywood, with a painted finish, and people most often get in touch about wanting a quiet place to read and toys spread across a bedroom floor.

An interwar house tends to have truer walls than a Victorian one, though rarely square corners. Much of the housing around Mitcham is interwar, semi-detached or detached, and every piece is still scribed where it meets the wall. Each piece is levelled on site, so doors, lids and drawers line up.

If the job needs another trade, such as an electrician or a plumber, we’ll tell you. The quote itself covers our work, from the design to the materials and finish.

Flats, blocks and rented homes

In a managed block, the building manager or concierge may need notice before we arrive. If there is a lift, it may need booking, and its size matters when we plan the sections. Tell us about it when you get in touch.

For a rented home, access for the design visit and fitting day has to be agreed with the tenants. An agent can arrange access for you, and the written quote can go to whoever needs it.

Could you do it yourself?

Where bespoke earns its keep is in rooms that aren’t square. In period homes, walls lean, floors slope and the alcoves on each side are often different widths, and standard units leave gaps.

The real difference is in the fit: scribed edges, a level base on an uneven floor and furniture that meets the ceiling, skirting and picture rail. In an older room, standard units rarely manage that.

How we price window seats

We quote each job after the design visit, because no two rooms are the same. These are the things that affect it:

  • Parking near your home
  • What goes inside: rails, shelves, drawers and dividers
  • The width and height of the space
  • Spray painting or hand painting

Getting to the room affects the job as well. Several flights of stairs, a small lift or a narrow hall can mean smaller sections and more carrying. There’s no price list: each design is priced in writing after we’ve seen the space.

Helping us understand the room

To give us a picture of the room, it helps to include:

  • Examples of the look you are after
  • A few photos of the space, taken from the doorway and from each corner
  • The type of home and how the room is reached
  • Rough measurements: width, height and depth

Getting a quote starts with some details: the room, rough sizes and some pictures if you have them. When you’re ready, message us from the contact page. After that, we arrange a visit to measure and go through the design, then send a written quote.

FAQs: window seats in Mitcham

Is Mitcham in the area you cover for window seats?

Yes, we work across Merton, Mitcham included, and across the rest of London. To get started, you can fill in our short enquiry form with some details.

Can parking be tricky on fitting day in Mitcham?

It depends on the street, as many London boroughs run controlled parking zones. A van may need a visitor permit, a paid bay or a parking bay suspension, which the council arranges, often with notice. Let us know what parking is near you at the design visit, so the day can be planned around it.

What if my walls and floors are out of level?

It’s something we deal with all the time. We trim the edges to follow the wall and level the base, so there are no gaps at the sides.

Do pictures help?

Yes. They give us a feel for the space before we visit. It is useful to show radiators, sockets and anything else on the wall.

What happens when you come to measure?

It is a chance to measure properly and talk through what you’d like. We also check the walls and floors and note radiators, sockets and other things in the way, then send a quote in writing.

What materials do you use for window seats?

We use moisture-resistant MDF and birch plywood. The frame and seat top are birch plywood, which is strong and holds screws well, while the fronts and grilles are MDF, which paints well. Everything is finished by spray painting or hand painting.

Homes built between 1919 and 1939 make up about 49% of the housing in the neighbourhood around Mitcham, with about 14% built between 1945 and 1972, according to Valuation Office Agency council tax figures (2025). For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. There are 5 entries on the National Heritage List within half a mile of the centre of Mitcham. You can check whether a particular building is listed on Historic England’s list. The ULEZ, run by TfL, takes in all of London, so Merton is inside it. So any van that delivers or fits furniture in Mitcham is covered by it. How the van gets to your door is planned at the measuring visit.

If your children go to St Thomas of Canterbury Catholic Primary School or a school nearby, window seats can give school bags, shoes and sports kit a proper home. Near listed buildings like Base of Windmill at Mill House, about 0.5 miles south-east of the centre of Mitcham, older homes may keep original joinery that window seats can be designed around. For a listed home, fixing into original features may need listed building consent. Living in a block of flats near Mitcham Eastfields station? From workshop to your room

When we arrive on fitting day, the first job is covering the floors and protecting the way in from the front door. Next, we carry in the sections made at our workshop, a piece at a time. How long the fitting takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and your quote sets out the fitting days. In a 1930s house with a converted loft, the stairs to the loft room are often steeper than the main flight, so pieces for a loft room are sized for the narrowest point. Elsewhere in the house, the route is typically more generous. The pieces are joined and fixed once in place.

  1. You get in touch and let us know about the window and the room.
  2. We visit to measure the window and go through the design.
  3. A quote in writing follows, with the design, finish and fitting days set out.
  4. We make the seat, the lids or drawers and any grille in our workshop.
  5. The seat is fitted in your home and checked so the lids and drawers run well. Any radiator grille is fitted so heat can still reach the room.

Before fitting day

  • Move anything in the hall or on the stairs out of the way
  • Point out meters, boilers and fuse boards near the furniture
  • Take down pictures, mirrors and shelves from the wall

Starting with a design visit

It is useful to see the room before we come. A few pictures showing the walls, the corners and where the ceiling meets them tell us a lot about the space. To share them, use our contact form, and we’ll arrange a design visit.
