Sydenham Window Seats

Planning window seats for a home in Sydenham? We start with a design visit and a written quote, before anything is made.

  • Standard furniture leaving gaps in a bay
  • A bay with no furniture that fits
  • Wanting new furniture to sit well in an older room

Window seats designed for your room

About our window seats in Sydenham

We make each window seat in our workshop from moisture-resistant MDF and birch plywood. Birch plywood is strong and holds screws well, which suits a seat that takes weight every day, and MDF gives the fronts and panels a smooth surface for paint. Once painted, by spray or by hand, it’s brought to your home in Sydenham and fitted. We make window seats from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted, and people most often get in touch about a ready-made bench that doesn’t fit the bay and needing more storage in the room.

Where housing is mixed, as in much of London, floors, walls and ceilings vary from one home to the next. Each piece is scribed to the wall and set level, whatever the room is like. The finish, spray-painted or hand-painted, is agreed with you.

Where other trades are needed, for instance an electrician to move a socket, we point that out, so it can be arranged before fitting day. The quote itself covers our work, from the design to the materials and finish.

Materials and finishes

Pull-out drawers

Pull-out drawers bring everything into view. They’re often easier for children than a lid. We make the boxes from birch plywood for strength.

Doors and drawer fronts

Fronts are made from moisture-resistant MDF and painted to your colour. Panelled fronts can echo the woodwork in a period room. The lines are kept neat and even.

Questions from Sydenham

Is Sydenham in the area you cover for window seats?

Yes, we work across Lewisham, Sydenham included, and across the rest of London. To get started, you can drop us a line using the contact form with a few details.

Will a conservation area stop me having window seats fitted in Sydenham?

Normally not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. If your home is listed, works inside that affect its character can require listed building consent, so check with the council first. If you’re unsure, the council can confirm.

Do I get to choose the colour?

You choose it. The paint colour is agreed with you, and it is set out in the quote.

Do pictures help?

Yes. They give us a feel for the space before we visit, along with rough sizes. Show anything the furniture has to work around, such as radiators or sockets.

Can you build a window seat over a radiator?

Yes. A radiator under the window is common, and the seat is designed to work with it. The front includes a grille so the radiator keeps working. Storage above a radiator stays warm, so it suits things that don’t mind that.

What does a bespoke window seat cost?

The price comes in a written quote, worked out from the measurements and the design you choose. The shape of the window, the mix of drawers and lids, and any grille all play a part. We set it all out in a quote in writing.

DIY, flat-pack or bespoke

Bespoke work comes into its own in rooms that are not square. Older London rooms tend to have leaning walls, sloping floors and alcoves of different widths, which leaves standard units with gaps at the sides and top.

Shop-bought shelves can sag over a long span. How much a shelf bends depends on its span, depth and load, and long runs need a thicker shelf, a lip along the front or a support. We design shelves with that in mind.

Honest limits

Electrics, plumbing, gas, plastering and structural work aren’t part of what we do. Please bear these in mind too:

  • Repairs to sash windows, cills or shutters
  • New sockets or lights near the window, which are for your electrician
  • Making the seat cushion, which isn’t our work

If in doubt, you can send us a few details through our contact form and describe the room before you arrange a visit. Our process from visit to fitting.

How fitting day works

When the fitting is done, we tidy the room and take up the floor coverings. Before we leave, we go over the finished piece together and explain how to look after the paint. The time the fitting takes depends on the shape of the bay or recess and what goes under the seat, and your quote sets out the fitting days. On fitting day, the sections are assembled, scribed to the walls and levelled. Fixings are chosen for the wall, whether brick, block, lath and plaster or plasterboard. Saturdays can be arranged.

  1. You get in touch and describe the window.
  2. We visit to measure the angles of the bay and the floor, and talk through the design.
  3. We send a quote in writing.
  4. In our workshop we make each section of the seat from moisture-resistant MDF and birch plywood.
  5. We fit the seat in your home, trimming the edges to meet the walls and cill.

Getting ready for fitting day

  • Take down pictures, mirrors and shelves from the wall
  • Empty the space we’ll be working in
  • Let us know if your street is in a controlled parking zone

Starting with a design visit

You don’t need exact measurements to get started. We measure everything properly at the design visit, along with the walls, floor and ceiling. To arrange it, get in touch through our contact form and tell us about the room. The written quote follows the visit.

Flats, blocks and rented homes

If you live in a flat, getting the furniture in is planned from the start. We measure the stairs, landings, lift and doorways not just the room, so each section is sized to get through.

We also make and fit furniture for landlords furnishing a let, as it makes good use of an awkward room. It’s made from the same moisture-resistant MDF and birch plywood as any of our work.

Window seats in Sydenham: local notes

The biggest shares of homes in the streets around Sydenham were built before 1919 (about 40%) and between 1945 and 1972 (about 28%), based on the Valuation Office Agency’s 2025 council tax data. The age of a home tells us a lot about its walls, floors and ceilings, and so about how window seats are fixed and fitted. Within a mile of the centre of Sydenham, 13 conservation areas are recorded by Historic England. England has around 10,000 in all, and their controls are largely about how buildings look from outside. About 28% of homes in the streets around Sydenham were built between 1945 and 1972, going by the Valuation Office Agency’s 2025 council tax figures. Windows in homes of that era are often wide, with a radiator underneath, and a seat over a radiator needs a grille so the heat still reaches the room.

Kingswood House, about 1.2 miles west, is one of the historic houses in the wider area. If your own home is a period one, a radiator under the window just needs a grille in the seat front. If your home is as old as some of the listed buildings nearby, such as Church of St Bartholomew, original features like shutters, panelling and fireplaces are worth designing around. If your own home is listed, check with the council before fixing into original features. Living in a block of flats near Sydenham station? Then the route in is measured not just the room, and the sections are sized to fit it.
