Making use of tricky spaces in Cyprus
The biggest shares of homes in the neighbourhood around Cyprus were built between 1973 and 1999 (about 44%) and since 2000 (about 42%), in the VOA’s 2025 council tax stock figures. Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. Near the centre of Cyprus, Historic England’s list includes Gallions Hotel (Grade II*), about 0.5 miles south-east, and Central Buffet at Custom House (Grade II), less than half a mile west. If your own home is listed, works inside that affect its character, such as fixing into or removing original joinery, may need listed building consent. Ask the council’s conservation officer before anything is fixed. Each London borough runs its own parking controls, and Newham is no exception. If parking near you is controlled, a visitor permit or a bay suspension may be needed, and the council arranges suspensions, often with notice. Parking near your home is worth mentioning during the design visit.
If you live near Beckton District Park, living near green space often means muddy boots, bikes and outdoor kit, and window seats can give those things a place. Living in a block of flats near Woolwich station? Then check any building rules on lifts and working hours early, and the sections will be sized for the way in. Eastbury Manor House, about 2.3 miles north-east, is one of the historic houses in the wider area. For a period home anywhere nearby, the deep reveals of an older window can frame a seat neatly.
Cyprus is about 2 miles north-west of Plaistow, in the London Borough of Newham. Our work covers every London borough and the City of London, Cyprus included. We cover places right across Newham, from the busiest high streets to quiet residential roads.
Every home in E6 and E16 is within our area for window seats. Streets in the area include Strait Road, Harper Road and Trader Road, and we cover homes on all of them for window seats. Close by, we also work in Beckton (1 mile north-east), North Woolwich (1 mile south), Royal Docks (1 mile west), East Ham (1 mile north) and Custom House (1 mile west). Across the rest of Newham, our area takes in Plaistow (2 miles north-west), Stratford (4 miles north-west), Canning Town (2 miles west), Forest Gate (3 miles north-west), Upton Park (2 miles north-west) and Greengate (2 miles north-west).
Local landmarks in Cyprus
The streets we cover here include those near Oasis Academy Silvertown and London Design and Engineering UTC, among other places. The closest station to Cyprus is Woolwich station, roughly 1.3 miles south. Nearby you will also find North Woolwich Old Station Museum (0.7 miles south) and Gallions Reach Shopping Park (0.7 miles east).
How we make window seats for Cyprus
Cushions are not something we supply, so we agree the seat size with you and you can have one made to fit. That leaves the choice of fabric and style to you. We make the seat to suit the cushion you plan, with a suitable depth and height. Typical reasons to get in touch are looking for a reading spot by the window and a nursery or bedroom short of storage; the furniture is made from moisture-resistant MDF and birch plywood, finished by spray or by hand.
In a home built since 2000, there are often spaces the builder left plain, like a recess, a landing corner or an empty cupboard. Many homes around Cyprus date from 2000 onwards, so spaces like that are worth a second look. Drawers and shelves can make use of the full depth.
A written quote is the clearest record of what we’ve agreed. It sets out the window seat designed for your room, what it’s made from and how it is finished, and the workshop works from it.

Common questions about window seats
Do you make window seats for homes in Cyprus?
Yes, Cyprus is within the area we cover, which takes in all of Newham and the rest of London. We start with a design visit to measure the room and talk through what you need, and then we send a quote.
My home in Cyprus is a flat. How do you get the furniture in?
At the design visit, we measure the way in as well as the room. Window seats are built in our workshop in sections sized to fit that route, then assembled in your flat. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it is worth checking those early.
What do you do at the measuring visit?
It’s a chance to measure properly and talk through what you’d like. We also check the walls and floors and note radiators, sockets and other things in the way, and the written quote comes afterwards.
How long does it take to fit a window seat?
The time the fitting takes depends on the shape of the bay or recess and what goes under the seat, and the fitting days are agreed in your quote. The seat is built in our workshop first, so the time in your home is spent fitting. We work tidily and keep the room as clear as possible.
Do I need to be in when you fit?
We need access, so someone has to let us in. You do not need to watch us work, though we like to go over the furniture with you at the end.
Can a window seat go over the radiator?
Yes. A radiator under the window is common, and the seat is designed to work with it. The front includes a grille so the radiator keeps working. Storage above a radiator stays warm, so it suits things that don’t mind that.
Tips worth knowing
These points come up often when people plan window seats. They help before and after fitting:
- Decide whether you’d like a lid, drawers or both
- Tell us about parking at the design visit
- Decide if the seat is part of a larger piece
- Think about the cushion you’d like and who will make it
Wiping the seat with a soft, damp cloth is typically all it needs. Dry it afterwards, and avoid abrasive pads and strong solvents. The front edge of the seat is touched most, so give it a wipe now and then.
Avoid standing on the seat to reach the window or curtains. Standing on it can mark the paint and strain the lid. A little care keeps it looking good.
DIY, flat-pack or bespoke
Cost matters, and it is fair to say so: flat-pack is typically cheaper to buy. Bespoke earns its place where the room is tricky, space is tight or you want the furniture to look part of the house.
The real difference is in the fit: edges scribed to the wall, a level base on a sloping floor and a neat line where the furniture meets the ceiling. In an older room, standard units rarely manage that.
Is bespoke worth it?
Off-the-shelf benches are made for straight walls and square corners, but bays have angled sides and walls that are rarely flat. A bench in a bay leaves gaps at the sides and wasted space at the corners. A seat made for the window follows every angle. It is a bigger investment, and the gain is a seat that fits the space. Ready-made units fixed to stud walls are often held by fixings that do not suit the board. Built-in pieces are designed with the right fixings from the start.
What goes inside matters as much as the outside: drawers take more making than shelves, and each rail, divider or pull-out adds to the work. At the design visit, we work out what you need inside, and the quote follows.

How it is made
Birch plywood
Birch plywood is made in layers, which makes it strong and stable. We use it for the frame, the seat and the drawer boxes, with the edge either shown or painted.
Lift-up lids
A lid that lifts is the simplest form of window seat storage. Any cushion has to come off before the lid can lift, so it suits things you reach for now and then.
What happens on fitting day
Fitting day follows a set order: we protect the floors, bring the sections in, set them level, scribe them to the walls, fix them and finish them. At the end, we tidy up and go over the work with you. How long fitting takes depends on the size of the window and the design, and we confirm the fitting days in your quote. In a newer development, the lift, the concierge and set working hours may all need checking, so it helps to sort them out beforehand. The furniture is built in sections that fit the lift and doorways.
- You get in touch and describe the window.
- At the design visit we measure each side of the bay, because walls in older houses are rarely square.
- A quote in writing follows, setting out the design, materials and finish.
- In our workshop we make each section of the seat from moisture-resistant MDF and birch plywood.
- On fitting day the seat is set level and scribed to follow the walls and floor, with a spray-painted or hand-painted finish.
Getting ready for fitting day
- Get any new sockets or wiring done by your electrician before fitting day
- Check the building’s rules for trades and lift bookings
- Clear the walls of pictures and shelves
Starting with a design visit
We quote once we have seen the room. At the visit, we measure, look at the walls and floors and go through the design with you, and the written quote comes after. The price comes in a written quote, worked out from the measurements and the design you choose. To arrange a visit, drop us a line using the contact form.
