About our window seats in Muswell Hill

Bay windows are common in period homes, and they make a natural place for a seat. Bays have angled sides, and their walls are seldom square or flat. Each side is measured and the seat is scribed to fit, so it sits neatly in the bay without gaps. It’s a job that suits bespoke work, in Muswell Hill or anywhere else. If your home has wanting a seat without blocking the radiator and a bay with no furniture that fits, window seats made from moisture-resistant MDF and birch plywood, finished by spray or by hand can solve it.

Around Muswell Hill, a large share of homes date from before 1919, and houses of that age are full of tricky spaces: the space under the stairs, the bay at the front, the alcoves, the hallway recesses and, where the loft has been converted, the eaves. That’s where fitted storage comes in.

Where other trades are needed, for example an electrician to move a socket, we point that out, so it can be arranged before fitting day. The quote itself covers our work, from the design to the materials and finish.

Bespoke or off-the-shelf?

With a ready-made bench, the colour is the maker’s choice. Ours is spray-painted or hand-painted in a colour agreed with you, so it sits with the skirting, the shutters or the walls. Ready-made tall pieces have to be fixed to the wall for safety, and older walls of brick or lath and plaster make that harder than it looks. Fitted furniture is designed with the wall in mind.

What goes inside matters as much as the outside: drawers take more making than shelves, and each rail, divider or pull-out adds to the work. At the design visit, we work out what you need inside, and the quote follows.

Why us?

  • A design visit, then a quote in writing
  • Scribed to uneven walls
  • Moisture-resistant MDF and birch plywood
  • Finished by spray or by hand

Looking after your furniture

Getting the most from window seats starts with the planning and carries on after fitting day. Here are some things worth bearing in mind:

  • Plan the cushion early so the seat suits it
  • Consider adding shelving around the seat
  • Tell us about parking at the design visit
  • Note whether your window has working shutters

We open each lid and drawer with you before we go. Any grille is checked so the radiator can still warm the room. That way, everything works as planned.

Avoid standing on the seat to reach the window or curtains. Standing on it can mark the paint and strain the lid. It will look better for longer with a little care.

Fitted storage in Muswell Hill

The biggest shares of homes in the neighbourhood around Muswell Hill were built before 1919 (about 62%) and between 1919 and 1939 (about 18%), going by the Valuation Office Agency’s 2025 council tax figures. The age of a home tells us a lot about its walls, floors and ceilings, and so about how window seats are fixed and fitted. Near the centre of Muswell Hill, Historic England’s list includes Odeon Cinema (Grade II*), less than half a mile south-west, and Muswell Hill Public Library (Grade II), under half a mile south. For a listed home, works inside that affect its character may need listed building consent from the council, for instance removing or fixing into original panelling. It is worth speaking to the council’s conservation officer before the design is final. Terraced houses are home to about 30% of households in the area around Muswell Hill, in the ONS Census 2021 figures. Bay and sash windows are common in London terraces, and suit a window seat.

Athlone House, about 1.6 miles south-west, is one of the historic houses in the wider area. If your own home is a period one, a seat under a sash window can keep shutters and cills clear. Close to Alexandra Park? Window seats can be designed to hold outdoor kit, from walking boots to picnic things. If you live in a flat close to Alexandra Palace station, each piece is planned so it can be carried up and joined together in the room.

Fitting day, step by step

The last stage of the day is the finish. With a spray finish from the workshop, there is normally only filling and touching up to do in the room; if you chose hand painting, that can be done in the room once the furniture is fitted. Either way, the finish is the one set out in your quote. In a period home, the furniture is fitted to walls that are not straight, so each piece is trimmed and adjusted on site. Floors are protected, and dust is kept down as far as possible. It helps to let us know about parking during the design visit, as terraced streets are often busy.

  1. You get in touch about a window seat.
  2. We visit to measure and talk through the design, the storage and the finish.
  3. A written quote follows, with the finish written in.
  4. We build the seat in our workshop from moisture-resistant MDF and birch plywood, ready for the finish you chose.
  5. The seat is fitted and scribed, and any hand painting is done on site.
  6. Fresh paint takes a while to cure, so go gently with the seat and lids at first.

Before fitting day

  • Keep pets out of the room and the hallway
  • Book any lift and let the concierge or building manager know
  • Move anything in the hall or on the stairs out of the way

Questions we are often asked

Is parking a problem for fitting in Muswell Hill?

It can be, depending on whether your street is in a controlled parking zone. A van may need a visitor permit, a pay-and-display bay or a suspended bay, which the council arranges, often with notice. Let us know what parking is near you during the design visit, so the day can be planned around it.

Can you make window seats for a home in Muswell Hill?

Yes, we work across Haringey, Muswell Hill included, and across the rest of London. You can fill in our short enquiry form to arrange a design visit.

Can I send pictures ahead of the visit?

Yes. They give us a feel for the space before we visit, along with rough measurements. Show anything the furniture has to work around, like radiators or sockets.

What finishes do you offer?

There are two choices: spray painting, done in the workshop for a smooth, even finish, or hand painting, which can be done on site. The finish is agreed in your quote.

Does someone need to be home during the fitting?

We need someone to let us in. It also helps to have someone around at the end, so we can go over the finished furniture together.

Is an outside wall a problem for fitted furniture?

It can be done with some care: leaving ventilation behind and inside helps stop condensation. Damp treatment is not something we do, so any damp needs sorting first.

Flats, conversions and leaseholders

Some blocks ask for notice before trades arrive, often through a building manager or concierge. If there is a lift, it may need booking, and its size matters when we plan the sections. Tell us about it when you get in touch.

Blocks of flats often have their own rules on lift bookings, entry systems and times for trades. Let us know about them during the design visit.

Pricing window seats in Muswell Hill

We quote each job after the design visit, because no two rooms are the same. This is what makes the difference:

  • The number of doors and drawers
  • Where a van can park, like a permit bay or a bay suspension
  • What goes inside: rails, shelves, drawers and dividers
  • The finish: spray painted or hand painted

There is no price list, because every piece is designed for one room. We measure up, discuss the design and send a quote in writing. To start, drop us a line using the contact form.

Helping us understand the room

A little information at the start saves time later. If you can, send:

  • Photos of the whole wall or room, including the floor and ceiling
  • The type of home and how the room is reached
  • What the furniture needs to hold
  • Approximate measurements of the space
