FAQs: window seats in Elmstead
Will parking be an issue for fitting furniture in Elmstead?
It depends on the street, as many London boroughs run controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. Let us know what parking is near you during the design visit, so the day can be planned around it.
Do I need permission for fitted furniture in a conservation area?
Not normally. Conservation area controls are largely about how buildings look from outside, so fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character can need listed building consent from the council. If you are unsure, the council can confirm.
What do you do at the measuring visit?
We measure the room, check how level the walls and floors are and go through the design with you. Access and parking are worth talking about too, and a quote in writing follows.
Do I choose the paint colour?
The choice is yours. Whichever finish you pick, it is in the colour you have chosen.
Do I need to be in when you fit?
Someone needs to be there to let us in. You don’t need to watch us work.
Which materials go into your window seats?
We use moisture-resistant MDF and birch plywood. Birch plywood gives strength to the frame and seat, and MDF takes paint well for the fronts and grilles. Everything is finished by spray painting or hand painting.
Window seats for homes in Elmstead
A window seat can be part of a larger piece of furniture. Shelving on each side, with the seat in the middle, makes a natural reading spot. We design the seat and the surrounding units together, so the lines and the finish match. We can go through the options when we visit in Elmstead. We make window seats from moisture-resistant MDF and birch plywood, finished by spray or by hand, and the usual reasons to get in touch are wanting a seat without blocking the radiator and off-the-shelf pieces that never quite fit the window.
If you live in one of the interwar houses or semis around Elmstead, the hallway may be wider than in a Victorian terrace, with room for a cupboard by the door. Bay windows suit seating with drawers or lift-up lids, with a grille where there is a radiator underneath. Window seats are measured and made for the house you have.
You get the quote in writing, so you can read it at your own pace. It covers the design, materials and finish agreed at the visit.

Making use of awkward spaces in Elmstead
In the streets around Elmstead, the largest groups of homes date from between 1945 and 1972 (about 43%) and the years since 2000 (about 18%), going by the Valuation Office Agency’s 2025 council tax figures. We take that into account at the design visit, since older and newer walls take different fixings. Within a mile of the centre of Elmstead, 4 conservation areas are recorded by Historic England. England has around 10,000 in all, and their controls are largely about how buildings look from outside. TfL’s red routes have strict stopping rules. If your home is on or just off a main road, it helps to mention it. Then we can work out where to load and unload.
For a flat near Elmstead Woods station, it is useful to book the lift and tell the concierge before fitting day. The wider area includes historic houses such as Bromley Palace, about 1.5 miles south-west. For a period home anywhere nearby, a radiator under the window just needs a grille in the seat front. If you live near Elmstead Wood, window seats can be designed to hold outdoor kit, from walking boots to picnic things.
Elmstead is about 3 miles south-east of Orpington, within the London Borough of Bromley. Design visits and fitting in Elmstead can be on a Saturday, by prior arrangement. We cover places right across Bromley, large and small.
Design visits and fitting in BR7, BR1 and SE9 work the same way as everywhere else we cover. You will find streets here like Yester Road, Walden Road and Downs Avenue, and homes on each of them are within our area for window seats. Nearby, we also make window seats in Chislehurst (1 mile east), Bickley (1 mile south), Widmore (1 mile south), Sundridge (1 mile west) and Coldharbour (1 mile north). Elsewhere in Bromley, we also cover Orpington (3 miles south-east), Bromley (2 miles south-west), Beckenham (3 miles west), St Mary Cray (3 miles south-east), Penge (5 miles west) and Anerley (5 miles west).
Near you in Elmstead
The streets we cover here include those near The Queens Head pub, Red Hill Primary School and Holy Trinity College Bromley. There’s a railway station in Elmstead itself: Elmstead Woods station. Well-known places in the area include Bromley Hospital (1.8 miles south-west) and The Glades (1.6 miles south-west). For a walk, there is Summer Hill.
What affects the cost of window seats
To work out the quote, we look at:
- Hanging rails, shelves, drawers and other fittings inside
- How many doors and drawers there are
- How big the furniture is
- Awkward walls, sloping ceilings and uneven floors
What goes inside matters as much as the outside: drawers take more making than shelves, and each rail, divider or pull-out adds to the work. We’ll talk through what you need inside at the measuring visit.
Helping us understand the room
There is no need for exact sizes or plans. Just send what you can:
- Photos of the whole wall or room, including the floor and ceiling
- Anything in the way, like radiators, sockets, switches, a boiler or meters
- Rough measurements, even if they’re only to the nearest few centimetres
- How you want to use the space
Rough sizes are fine at the start. Everything is measured properly when we visit, including how level the floor and ceiling are. To arrange it, tell us about the room on our contact form and tell us about the room. You receive a quote in writing after the visit.
Is bespoke worth it?
Ready-made seats rarely allow for a radiator. Put in front of one, they can trap the heat. We design a grille into the seat so the radiator keeps working. Off-the-shelf furniture comes in a few set depths, which may be too deep for one spot and too shallow for another. Fitted furniture is made to the depth the space can take.
There is no price list, because every piece is designed for one room. Instead, we measure, discuss the design and then quote in writing, naming the materials and finish. To arrange a design visit, fill in our short enquiry form.

Caring for painted furniture
A few practical points help before and after fitting day. These are worth keeping in mind:
- Mention any parking rules on your street
- Think about the cushion you’d like and who will make it
- Bring paint colours you like to the design visit
- Note the position of any radiator and its pipes
If you are having a cushion made, we will give you the exact size of the seat. Wait until the paint has cured before putting the cushion on, to protect both the fabric and the finish.
Wipe away condensation from the window before it runs onto the seat. A little fresh air helps reduce condensation. Don’t leave water sitting on the painted surface.

From workshop to your room
When we arrive on fitting day, the first job is covering the floors and protecting the way in from the front door. Next, we carry in the sections made at our workshop, a piece at a time. How long fitting takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and your quote sets out the fitting days. If you have a driveway, it can make unloading simpler, so it is worth mentioning at the measuring visit. Otherwise, a visitor permit or a nearby bay helps. Doorways, stairs and floors are covered on the way in.
- You get in touch about a window seat.
- We visit to measure and go through the design, the storage and the finish.
- A written quote follows, with the finish written in.
- The seat is made in our workshop from moisture-resistant MDF and birch plywood; a spray-painted finish is done there for a smooth, even surface.
- The seat is fitted and scribed, and any hand painting is done on site.
- Fresh paint takes a while to cure, so go gently with the seat and lids at first.
How to prepare
- Move anything in the hall or on the stairs out of the way
- If you live in a block, book the lift and tell the building manager

Flats, blocks and rented homes
In a managed block, the building manager or concierge may need notice before we arrive. If there’s a lift, it may need booking, and its size matters when we plan the sections. Mention it when you contact us.
If your building is on a red route or a busy main road, unloading takes some planning. TfL runs the red routes, and the stopping rules are strict, so it is worth raising at the measuring visit.
