Window seats in Sundridge: what you get

A seat under a bedroom or nursery window can store toys, bedding or books. Drawers or a lift-up lid turn it into storage as well as seating. Drawers can be easier than a lid for children to use. In Sundridge, the design visit is where the details are settled. Most enquiries start with looking for a reading spot by the window and a period room that needs furniture to suit it; the furniture is made from moisture-resistant MDF and birch plywood, finished by spray or by hand.

Wherever your home in Sundridge sits in London’s mix of housing, there is normally a space that could work harder. Fitted storage can make it useful, with drawers, shelves, hanging or a seat depending on the space. Each wall is checked so the fixings suit it.

After the design visit, we send you a written quote. It sets out the design we’ve talked through, the materials and the finish, so it is clear what’s included.

Do you need window seats in Sundridge?

Some people want a reading spot. A window seat, perhaps with shelves either side, does exactly that. It is often the most-used seat in the house.

Most of the enquiries we get are about things like these:

  • Looking for a reading spot by the window
  • Off-the-shelf pieces that never quite fit the window
  • Wanting new furniture to sit well in an older room
  • A child’s room that needs storage and seating

If you live near Elmstead Wood, window seats can be designed to hold outdoor kit, from walking boots to picnic things.

What to check before you book

  • Which materials they’ll use, named in the quote
  • Whether the route into your home has been checked
  • Will other trades be needed, and who arranges them?
  • Will the doors close with even gaps?

Our checklist for choosing a carpenter

Window seats for homes in Sundridge

About 33% of the homes in the area around Sundridge went up before 1919, and about 27% between 1919 and 1939, based on the Valuation Office Agency’s 2025 council tax data. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. Entries on the National Heritage List near the centre of Sundridge include Quernmore Secondary School (Grade II*), about 0.5 miles west, and Hollow Bottom Cottage (Grade II), less than half a mile west. Works inside a listed home that affect its character, for instance removing original joinery or fixing into it, may need listed building consent from the council. Check with the council’s conservation officer first. Strict stopping rules apply on red routes, which TfL runs. If you live on or close to a main road in Sundridge, let us know at the measuring visit. It lets us plan the stop before fitting day.

Living in a block of flats near Sundridge Park station? Then check any building rules on lifts and working hours early, and the sections will be sized for the way in. If you live in a period home close to St Andrew, a radiator under the window just needs a grille in the seat front.

Sundridge is about 4 miles south-east of Orpington, within the London Borough of Bromley. Design visits and fitting in Sundridge can be on a Saturday, by arrangement. We cover places right across Bromley.

How we price window seats

There’s no set price, because there’s no set room. What affects it comes down to:

  • How square the room is
  • Hanging rails, shelves, drawers and other fittings inside
  • Where a van can park, such as a permit bay or a bay suspension
  • How many doors and drawers there are

Because every job is different, the cost is set out in a written quote after the visit. A larger piece means more material and more time. Doors, drawers, internal fittings and the finish make up most of the rest.

Helping us understand the room

Before the design visit, it helps us to know about:

  • Rough sizes: width, height and depth
  • Where you live, with the postcode
  • What the furniture needs to hold
  • What kind of home it is, and which floor the room is on

Getting a quote starts with some details: the room, rough sizes and some pictures if you have them. To send them, get in touch through our contact form. After that, we arrange a visit to measure and discuss the design, then send a quote in writing.

How it is made

Moisture-resistant MDF

Moisture-resistant MDF is stable and takes paint well. It’s used for the fronts, side panels and radiator grilles. A moisture-resistant grade suits a spot where windows can gather condensation.

Hand-painted finish

Hand painting on site lets the seat be finished alongside the woodwork around it. Marks can be touched in without much trouble. Like any new paint, it needs time to cure fully.

What happens on fitting day

You won’t need to do much on the day. We need someone to let us in at the start, and the room should already be cleared, as we will have talked about at the measuring visit. After that, it’s over to us: the floors are covered, the sections come in and the fitting begins. How long the fitting takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and we confirm the fitting days in your quote. Parking varies a lot across London, from permit zones to private bays, so let us know what’s near you during the design visit. If you live in a flat, any lift or building rules are worth checking too.

  1. You get in touch about a window seat.
  2. We visit to measure and talk through the design, the storage and the finish.
  3. You receive a written quote for the design, materials and finish.
  4. The seat is made at our workshop from moisture-resistant MDF and birch plywood; a spray-painted finish is done there for a smooth, even surface.
  5. We fit it in your home, and a hand-painted finish is applied in the room.
  6. Give new paintwork gentle use while it cures; a hand-painted finish is easy to touch up later.

Getting ready for fitting day

  • Let us know about any meters, fuse boards or boilers in the area
  • Have your electrician move any sockets or switches beforehand
  • Move furniture and belongings away from the wall

Tips worth knowing

A few practical points help before and after fitting day. These are worth keeping in mind:

  • Bring paint colours you like to the design visit
  • Let us know about parking at the design visit
  • Check the shutters so the seat can leave room for them
  • Tell us about the radiator before we visit

We can give you the seat measurements for a cushion maker. Let the paint cure before the cushion goes on, so the fabric doesn’t stick or mark the finish.

Keep the radiator grille clear so the heat can reach the room. A clear grille keeps the room warm and the seat at an even temperature. Storage over a radiator stays warm, so it is best for things that don’t mind it.

Your questions about window seats in Sundridge

Will a conservation area stop me having window seats fitted in Sundridge?

Usually not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. If your home is listed, changes inside that alter its character can require listed building consent, so check with the council first. If you are unsure, the council can confirm.

Do you make window seats for homes in Sundridge?

Yes. Sundridge is one of the places we work, along with the rest of Bromley and London. You can tell us about the room on our contact form to arrange a design visit.

Do you work on Saturdays?

Yes, by arrangement. Let us know when you contact us if a Saturday suits you best.

What happens at the measuring visit?

We measure the space and discuss the design, materials and finish. We look at the walls, floors and anything the furniture has to work around, and the written quote comes afterwards.

What if my walls and floors are out of level?

Uneven walls are normal in older London homes, and the furniture is made to deal with them. We scribe the edges to follow the wall and set the furniture level on adjustable feet or a plinth.

Can you fit a window seat under a sash window?

Yes. Sash windows are a natural place for a seat in many period homes. We measure the cill, the window and any shutters, so the seat sits neatly and the window still works. We don’t repair sashes or cills.
