How we make window seats for Kilburn

In many period houses, a bay window is the obvious place for a seat. A bay is rarely a simple shape, with angled sides and walls that aren’t quite straight. Each side is measured and the seat is scribed to fit, so it sits neatly in the bay without gaps. It is the kind of space where a ready-made bench never quite fits. We make window seats from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish, and the usual reasons to get in touch are a ready-made bench that doesn’t fit the bay and a sash window with space beneath it going to waste.

Hallways in period terraces are often long and narrow, with the stairs rising along one wall. Around Kilburn, a large share of homes date from before 1919, so every bit of depth is weighed up when storage is planned. Even shallow storage can hold a lot without narrowing the way through.

Where other trades are needed, for instance an electrician to move a socket, we point that out. The quote itself covers our work, from the design to the materials and finish.

Fitted storage in Kilburn

Homes built before 1919 make up about 59% of the housing in the area around Kilburn, with about 14% built between 1973 and 1999, in the VOA’s 2025 council tax stock figures. Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. Entries on the National Heritage List near the centre of Kilburn include Church of St Augustine (Grade I), about 0.6 miles south-east, and Black Lion Public House (Grade II*), about 0.5 miles north. If your own home is listed, changes inside that alter its character, such as fixing into or removing original joinery, can need listed building consent. Check with the council’s conservation officer first. Parking controls in London are set borough by borough, so Brent has its own. If your street in Kilburn is in a controlled parking zone, a visitor permit, a pay-and-display bay or a suspended bay through the council may be needed. We ask about parking during the design visit, so the day can be planned around it.

For a flat near Queens Park (London) station, the route in is measured not just the room, and the sections are sized to fit it. If you live near Queen’s Park, window seats can be designed to hold outdoor kit, from walking boots to picnic things.

What we don’t do

Before you plan the job, it helps to know what we don’t do:

  • Making the seat cushion, which is not our work
  • Repairs to sash windows, cills or shutters
  • Plastering and decorating around the seat

Not sure whether your space suits window seats? You can message us from the contact page and we’ll tell you. Our process from visit to fitting.

What goes into it

  • Birch plywood
  • Radiator grilles
  • Hand-painted finish
  • Spray-painted finish
  • Moisture-resistant MDF
  • Lift-up lids or drawers

Looking after your furniture

Fitted furniture is part of the room, so it’s worth looking after. A few pointers help:

  • Think about the cushion you’d like and who will make it
  • Mention any parking rules on your street
  • Think about what you’ll store under the seat
  • Think about whether you’d like shelves either side

In winter, windows can run with condensation, so keep the area behind the seat dry. Opening the window for a while helps. If anything isn’t right with the seat, tell us about the room on our contact form and we’ll talk it through.

Use a step rather than standing on the seat. The seat is made for sitting, and standing puts weight in one spot. It will look better for longer with a little care.

Bespoke or off-the-shelf?

Shop-bought shelves can sag over a long span. Span, depth and the weight on it decide whether a shelf sags, so a long run needs a thicker shelf, a stiffening lip or a support. We design shelves with that in mind.

A confident DIYer can manage simple shelves or a standard wardrobe in a square room. Sloping ceilings, uneven floors and lath-and-plaster walls make it harder.

The problems window seats solve

A quiet place to read is a common wish. A window seat, perhaps with shelves either side, does exactly that. It quickly becomes a favourite place to sit.

Here are some of the needs we’re asked about most:

  • Nowhere to keep blankets, toys or books
  • Wanting a quiet place to read
  • A radiator under the window getting in the way
  • Unused space below a sash window

For a family home near Salusbury Primary School, deep drawers suit the bulky things families collect, from scooters to swimming kit.

Choosing a carpenter

  • Are the boards named, like MDF or plywood?
  • Will other trades be needed, and who arranges them?
  • How they handle walls that aren’t straight
  • Whether you will get a quote in writing, not just a figure

Choosing a carpenter in London: a checklist

How fitting day works

You will not need to do much on the day. We need someone to let us in at the start, and it helps to have the room cleared beforehand. After that, it’s over to us: the floors are covered, the sections come in and the fitting begins. How long the fitting takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and we confirm the fitting days in your quote. In houses converted into flats, the route in may include a shared hall and stairs, so it helps to let neighbours know about fitting day. Each section is sized for the tightest door or turn. Saturdays can be arranged.

  1. First you tell us about the bay or window where you’d like a seat.
  2. At the design visit we measure the bay or recess and check the radiator, cill and any shutters. We also talk about lift-up lids or drawers.
  3. You receive a written quote for the seat we have discussed, for you to look over.
  4. We make the seat, the lids or drawers and any grille in our workshop. We use moisture-resistant MDF and birch plywood.
  5. We fit it in your home, scribed to the walls and the floor. Any radiator grille is fitted so heat can still reach the room.

Before we arrive

  • Let us know about parking near your home
  • If you live in a block, book the lift and tell the building manager
  • Let us know where the boiler and meters are

How to get a quote

The design visit is where every quote starts. We take full measurements, see how true the walls and floors are and work through the design together. A quote in writing follows the visit. To arrange the visit, send us a few details through our contact form.

Questions we are often asked

Will parking be an issue for fitting furniture in Kilburn?

It can be, depending on whether your street is in a controlled parking zone. A van may need a visitor’s permit, a paid parking bay or a bay suspension, which the council arranges, often with notice. It helps to let us know about parking at the design visit.

Can you fit window seats to the uneven walls of an older house in Kilburn?

Yes, that is normal in older houses: each piece is scribed to the wall and levelled at the base. We also work around skirting boards, picture rails and cornices. Older walls can be solid brick or lath and plaster, and the fixings are chosen to suit.

How long does it take to fit a window seat?

How long the fitting takes depends on the size of the window and the design, and we confirm the fitting days in your quote. We make the seat in our workshop, so the time at your home is spent fitting. Saturday fitting is possible by arrangement.

Can I send photos before the visit?

Yes. They give us a feel for the space before we visit, along with rough measurements. It helps to show radiators, sockets and anything else on the wall.

What materials do you use for window seats?

Moisture-resistant MDF and birch plywood, with a spray-painted or hand-painted finish. Next to a window, the moisture-resistant grade is a sensible choice. The materials and finish are agreed in your quote.

Do I need to be at home on fitting day?

We need someone to let us in at the start of the day. It also helps to have someone around at the end, so we can go over the finished furniture together.
