Flats, leases and landlords
Many London terraces have been converted into flats, which often brings a shared hall and tight turns on the stairs. Each section is sized with that in mind, once we have measured the way in.
In a managed block, the building manager or concierge may need notice before we arrive. If there’s a lift, it may need booking, and its size matters when we plan the sections. Let us know about it when you contact us.
How we make window seats for Queen's Park
Sash windows are a feature of many older London homes. Under a sash, the seat is set below the cill so the window can still be used. Where there are working shutters, the seat must leave room for them to fold back. We check all of this at the measuring visit in Queen's Park. Typical reasons to get in touch are a radiator that makes the space hard to use and unused space below a sash window; the furniture is made from moisture-resistant MDF and strong birch plywood, with a painted finish.
Older homes like many around Queen's Park have floors and ceilings that slope, and a large share of homes around Queen's Park are that old. Window seats are scribed to the walls and levelled on site so doors, lids and drawers run true. Picture rails, skirting and cornices are worked around rather than removed.
If the job needs another trade, such as an electrician or a plumber, we’ll tell you, so it can be arranged before fitting day. Our quote covers the carpentry: the design, the materials and the finish.

How fitting day works
When the fitting is done, we tidy the room and take up the floor coverings. Before we leave, we go over the finished piece together. How long fitting takes depends on the size of the window and the design, and we confirm the fitting days in your quote. On fitting day, edges are trimmed on site to follow the walls, so we ask for a clear space to work near the room. We keep dust down and tidy as we go. Where the finish is hand-painted, it can be done after the pieces are in.
- To begin, send us a few details through our contact form; a brief note on the bay or sash window is enough.
- We visit to measure up and work out how warm air from the radiator will reach the room.
- A quote in writing follows, covering the seat and the grille.
- We make the seat and grille in our workshop from moisture-resistant MDF and birch plywood.
- The seat is fitted with the radiator grille in place, so the heat keeps moving.
Preparing the room
- Leave a clear route from the front door to the room
- Let us know where the boiler and meters are
- Take anything hanging off the wall we are fitting to

Questions from Queen's Park
Do you cover homes near Queens Park (London) station?
Yes. We cover all of Brent and the rest of London. You can tell us about the room on our contact form to arrange a design visit.
My home in Queen's Park is a flat. How do you get the furniture in?
We measure the route in along with the room itself: the stairs, landings, lift and doors. Window seats are built in our workshop in sections sized to fit that route, then assembled in your flat. It helps to check any building rules and your lease before fitting day.
Do you move sockets or add lighting?
No. Any new wiring, sockets or lights need an electrician. We will design around them.
My walls aren’t straight. Is that a problem?
It’s something we deal with all the time. We trim the edges to follow the wall and level the base.
What does a bespoke window seat cost?
The price comes in a written quote, worked out from the measurements and the design you choose. It depends on the size and shape of the window, the storage you want and the finish. To get a quote, get in touch through our contact form and we’ll arrange a design visit.
Who chooses the colour?
You choose it. We agree the colour with you before anything is painted.
Practical tips
People planning window seats often ask about these. They’re worth knowing whatever the room:
- Note the position of any radiator and its pipes
- Decide if the seat is part of a larger piece
- Let us know about parking near your home
- Check the shutters so the seat can leave room for them
Once the seat is fitted, it is ready to use. Paint needs time to cure fully, so treat the new finish gently at first. Keep heavy objects and sharp edges off the fresh paint.
Condensation on the glass can drip onto the cill and the seat, so wipe it away. Keep the window ventilated in cold weather. Do not leave water sitting on the painted surface.

Bespoke window seats or ready-made?
Off-the-shelf benches come in the maker’s finishes. Ours is spray-painted or hand-painted in a colour agreed with you, so it can match the woodwork or the walls. Standard furniture is drawn for modern rooms, so its proportions can look odd in a tall period room, while fitted furniture can follow the room’s own lines, with panels and details to suit the house.
Because every job is different, the cost is set out in a written quote after the visit. A larger piece means more material and more time. After that, the number of doors and drawers, the internal fittings and the finish all play a part.

Materials and finishes
Hand-painted finish
A hand-painted finish can be applied once the seat is in place. Marks can be touched in without much trouble. Paint needs time to cure fully, so treat it gently at first.
Pull-out drawers
Drawers let you see everything at once. Children can typically manage drawers more easily than a heavy lid. We make the boxes from birch plywood for strength.
