Window seats for homes in Lambeth

A well-made window seat gives you a place to sit in the best light in the room. Our window seats are made for bays, sash windows and the recesses beside them, usually with storage below, under a lift-up lid or in drawers. In Lambeth, as everywhere we work, it begins with a visit to measure and plan. Typical reasons to get in touch are a child’s room that needs storage and seating and a ready-made bench that doesn’t fit the bay; the furniture is made from moisture-resistant MDF and strong birch plywood, with a painted finish.

Newer homes tend to have finished floors that scratch easily, so they’re protected while storage is fitted. Many homes around Lambeth were built since 2000, and their plasterboard walls need fixings into the studs or made for the board. The storage can sit on its own plinth or be scribed over the skirting.

You get the quote in writing, so you can read it at your own pace. It covers the design, materials and finish agreed at the visit.

Window seats in Lambeth: local notes

About 36% of the homes in the area around Lambeth went up since 2000, and about 21% before 1919, on the Valuation Office Agency’s council tax figures for 2025. It is a good starting point, though every room is still measured, as two homes of the same age rarely match. The National Heritage List has 201 entries within half a mile of the centre of Lambeth. Older homes nearby may have original joinery, shutters or panelling worth keeping, and the furniture can be designed around them rather than over them. In inner London, a large part of the street parking sits inside borough-run controlled parking zones. So a van fitting furniture in Lambeth usually needs a visitor’s permit, a paid parking bay or a bay suspension arranged through the council. Let us know about parking near your home at the measuring visit.

If your home is as old as some of the listed buildings nearby, such as Woodstock Court, original features like shutters, panelling and fireplaces are worth designing around. If your own home is listed, check with the council before fixing into original features. Living in a block of flats near Vauxhall station? Then the route in is measured as well as the room, and the sections are sized to fit it. For an older house near St Peter's Church, a seat under a sash window can keep shutters and cills clear.

When you need someone else

Before you plan the job, it helps to know what we do not do:

  • Plastering and decorating around the seat
  • Work on the window frame or glass
  • Fabric covers and cushions

If you’re not sure what’s possible in your room, you can send us a few details through our contact form and we will give you a straight answer. How it works.

What goes into it

  • Birch plywood
  • Moisture-resistant MDF
  • Lift-up lids or drawers
  • Radiator grilles
  • Hand-painted finish
  • Spray-painted finish

What affects the price in Lambeth

Each piece is designed for one room, so each price is too. What affects it comes down to:

  • Parking near your home
  • The width and height of the space
  • The number of doors and drawers
  • What goes inside: rails, shelves, drawers and dividers

Access to the room makes a difference too. Narrow halls, tight stairs or a small lift may mean the furniture is made in more sections. Prices are quoted for your room, once we’ve measured and talked through the design.

Before the design visit

When you contact us, these help most:

  • Photos of the whole wall or room, including the floor and ceiling
  • The type of home and how the room is reached
  • What the furniture needs to hold
  • Radiators, sockets, pipes or meters on or near the wall

Getting a quote starts with a few details: which room it is, rough sizes and a couple of photos if you can take them. To send them, get in touch through our contact form. After that, we arrange a visit to measure and go through the design, then send a written quote.

Is bespoke worth it?

We scribe each seat to follow the walls and floor, so it fits neatly at the walls and floor. A bench simply sits in front of the window. In an older room, the difference shows. In a compact new-build room, standard sizes rarely fit the walls exactly, while fitted furniture is made to the room. It works around service boxing too.

There’s no price list, because each job is designed for a single room. Instead, we measure, talk through the design and then quote in writing, with the materials and finish set out. To arrange a design visit, fill in our short enquiry form.

Read bespoke vs off-the-shelf and what to look for in a quote.

Could you do it yourself?

The real difference is in the fit: scribed edges, a level base on an uneven floor and furniture that meets the ceiling, skirting and picture rail. In an older room, standard units rarely manage that.

Off-the-shelf furniture can be a sensible choice. If the walls are straight and the space suits standard sizes, it often does the job, and it’s quick to buy.

Fitting day, step by step

Furniture made in a workshop still has to meet the room it’s going into, and that happens on fitting day. Walls in older homes are rarely flat or square, so we scribe the edges by hand to follow the wall, until the line is tight. How long the fitting itself takes depends on the shape of the bay or recess and what goes under the seat, and we confirm the fitting days in your quote. Newer homes often have stud walls, so on fitting day heavy pieces go into the studs or stand on the floor. Floors are covered while we work, and dust is kept to a minimum.

  1. You get in touch and describe the window.
  2. We visit to measure the angles of the bay and the floor, and talk through the design.
  3. We send a written quote.
  4. In our workshop we make each section of the seat from moisture-resistant MDF and birch plywood.
  5. We fit the seat in your home, trimming the edges to meet the walls and cill.

How to prepare

  • Keep pets in another room while we work
  • Get any new sockets or wiring done by your electrician before fitting day
  • Empty the space we will be working in

Getting a quote

The design visit is where every quote starts. We measure the room properly, check how the walls and floors run and discuss the design with you. Afterwards, we send a quote in writing. To book one, message us from the contact page.

Advice

Your questions about window seats in Lambeth

I live near Vauxhall station. Is that in your area?

Yes, homes across London are within the area we cover. To get started, you can message us from the contact page with some details about the room.

Can you make window seats for a home in Lambeth?

Yes. We cover the whole of London, all 32 boroughs and the City of London. We start with a design visit to measure the room and talk through what you need, followed by a quote.

Do I need planning permission for fitted furniture?

Not normally. Conservation areas mostly control changes to the outside, and furniture inside a house doesn’t normally need it. Listed buildings are different: check with the council’s conservation officer first.

Will a window seat work below a sash window?

Yes. The seat is set below the cill so the window can still open and close. If there are working shutters, we leave room for them to fold back. We check all of this at the measuring visit.

Is it possible to have a window seat above a radiator?

Yes. We build a grille or an open front into the seat so the heat is not trapped. Space is left around the radiator too. If you want the radiator moved, that’s work for your plumber.

How much does a window seat cost?

Every piece is quoted for your room after the design visit. A bay with angled sides involves more work than a straight recess, and drawers more than a lid. Everything is set out in a written quote after the visit.
