Loft storage designed for your room

About our loft storage in Luxted

A loft room can hold a great deal of storage, if the low spaces are used well. Our loft storage includes eaves cupboards, knee-wall drawers, wardrobes under sloping ceilings and dormer shelving, all made for the shape of the room. In Luxted, as everywhere we work, it begins with a visit to measure and plan. We make eaves cupboards from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted, and the things people most often want solved are an empty dormer that could hold shelves and a loft room that still feels unfinished.

An interwar house usually has a proper landing, sometimes with a recess or an airing cupboard, and that space can take shallow fitted storage. If yours is one of the interwar houses, semis or detached homes that make up much of the housing around Luxted, it’s worth looking up as well as down. If a boiler or cylinder sits there, it keeps its clearances and access.

Everything we agree at the design visit goes into the written quote: the layout and internal fittings, the materials and the finish. If something isn’t quite right, tell us before anything is made.

Luxted homes and loft storage

The biggest shares of homes in the neighbourhood around Luxted were built between 1945 and 1972 (about 29%) and between 1973 and 1999 (about 25%), in the VOA’s 2025 council tax stock figures. Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. Near the centre of Luxted, Historic England’s list includes Down House (Grade I), about 0.5 miles north, and Luxted Farmhouse (Grade II), under half a mile south-east. If you live in a listed building, fixing into or taking out original features like panelling can require listed building consent. The council’s conservation officer is the person to ask before work starts. About 29% of homes in the area around Luxted were built between 1945 and 1972, based on the Valuation Office Agency’s 2025 council tax data. In a post-war house with a converted loft, the space under the slopes is worth using; we build once the loft is converted or boarded.

For an older house near Church of St Peter and St Paul, a dormer in a converted loft can hold shelves or a small desk. If you live in a flat close to Chelsfield station, it helps to book the lift and tell the concierge before fitting day. If your children go to Cudham Church of England Primary School or a school nearby, a place for each person’s coat and shoes stops the hallway filling up.

Honest limits

Some parts of a job need another trade, from an electrician to a plumber or a Gas Safe engineer. Here’s what to know:

  • Anything that needs Building Regulations sign-off
  • Loft conversions, which we don’t carry out
  • Any wiring, which needs an electrician

Not sure whether your space suits loft storage? You can tell us about the room on our contact form and we will tell you before you arrange a visit. Our process from visit to fitting.

Bespoke loft storage or ready-made?

Ready-made wardrobes and cupboards are built for standard rooms. In a loft room, standard pieces leave tricky gaps under the slope. Storage made for the loft follows its shape. It is a bigger investment, and the gain is the space it uses. Standard widths rarely add up to the length of a real wall, so fitted furniture is made to the wall’s own length. It can use the full height too.

What goes inside matters as much as the outside: rails, shelves, drawers and dividers all add work. At the design visit, we work out what you need inside, and the quote follows.

Your questions about loft storage in Luxted

Do you make loft storage for homes in Luxted?

Yes. Luxted is one of the places we work, along with the rest of Bromley and London. To get started, you can tell us about the room on our contact form with some details.

I live near Chelsfield station. Is that in your area?

Yes. We cover all of Bromley and the rest of London. You can message us from the contact page to arrange a design visit.

Can you fit furniture on an external wall?

It can be done with some care: leaving ventilation behind and inside helps stop condensation. We do not treat damp, so any damp should be sorted before fitting day.

How much does loft storage cost?

The price comes in a written quote, worked out from the measurements and the design you choose. It depends on how much storage you want, the shape of the room and the finish. For a quote, use our contact form to arrange a design visit.

How long does it take to fit loft storage?

The time the fitting takes depends on how much storage you want in the loft, and the fitting days are agreed in your quote. Every part is made in our workshop before we arrive. Saturday fitting is possible by arrangement.

Do I choose the paint colour?

You do. The paint colour is agreed with you before anything is painted.

Looking after your furniture

Because fitted furniture stays put, a little upkeep goes a long way. A few pointers help:

  • Decide whether you’d prefer drawers, cupboards or both
  • Look at the insulation and any vents behind the knee wall
  • Think about hanging space for a loft bedroom
  • Check the route up to the loft

Once the fitting is done, the storage is ready to use. New paintwork takes time to cure fully, so go easy on it to begin with. Keep tape and strong cleaners away from it while it settles.

Temperatures in a loft room can swing more than elsewhere. A little ventilation helps. That keeps the storage and the paint in good order.

From workshop to your room

However carefully a piece is made in the workshop, it still has to meet the room, and that happens on fitting day. Few walls in older London homes are truly flat or square, so we scribe the edges by hand to follow the wall, until the line is tight. How long the fitting itself takes depends on the length of the eaves and the design, and we confirm the fitting days in your quote. Fitting day means carrying in the sections, joining them and fitting them to the walls. Spray-painted pieces come finished from the workshop, while hand painting can happen on site. Saturdays can be arranged.

  1. You contact us about storage in your converted loft.
  2. We visit to measure the loft and the way up, including the top flight and any tight turn.
  3. A quote in writing follows, covering the design, materials and finish.
  4. Everything is made at our workshop from moisture-resistant MDF and birch plywood, in sections small enough for the loft stairs.
  5. The sections go up the stairs, are assembled under the eaves and set level. The finish is sprayed in the workshop or hand-painted in the loft.

Preparing the room

  • Take anything hanging off the wall we are fitting to
  • Leave a clear route from the front door to the room
  • Let us know if your street is in a controlled parking zone

Starting with a design visit

The design visit is where every quote starts. We take full measurements, see how true the walls and floors are and work through the design together. Afterwards, we send a quote in writing for you to look over. To book one, fill in our short enquiry form.

Flats, conversions and leaseholders

If the property is let, we’ll need access agreed with the tenants. A letting agent can arrange this on a landlord’s behalf.

Conversions and newer flats often have stud walls rather than solid brick. We choose fixings to suit the wall, which we check at the design visit.
